    This was requested by a client of mine and has been going on for the last 5-6 weeks. It is built on a concrete base, with a timber frame and then insulated and plaster-boarded with a flat roof. It has been clad in cedar wood which along with the beautiful patio really makes this an outstanding build.
    This went so well we have since been asked to build 3 more and have set up a separate business-

      Johnny Thanks Johnny. Actually built one that was a snooker room but the client didn’t want me to film it 😭 (fair enough!).

      Nick Morris I’m new to your channel, you’re a complete natural in front of the camera. I don’t know how you do it mate, so much experience for such a young man. Its all very impressive. I’ve recently moved to Durham near Newcastle area after driving a Black cab in London for 20 years. I’m currently looking for a small house to do up and sell myself.     Nick, been watching past few of your renovations and you have helped me with my first time buy renovation I'm currently doing. A garden outhouse like this is something I am really interested in. One thing you didn't seem to mention which you normally do is cost/price. Is this something (ball park) you're willing to share so I know a rough cost and can therefore put a timeline and budget to it. Cheers and keep up the good work

    the boxed unit for tv and speaker will that be plastered? did you get the plasterer to build that up?

      Nev Singh Hi Nev, the unit has been installed, finished and sanded down so paint will just take to it. Will be a lot of coats mind you!

    Hi
    Could you tell me if its better to put one of these on a concrete base, we are getting one in northern Ireland and this is currently our biggest concern and question ss obv it runs into much more costs but just thinking of longevity does it make a difference?

      glynnis greene Hi, we prefer ground screws as they are better for the environment and faster/simpler to install. They are more expensive but better. Obviously if you choose not to do this a concrete base will be necessary for longevity. If you type in garden room time lapse on my channel you can see the whole build from start to finish; internally and externally with prices.

    Hi mate. Great room there. What type of base does this sit on and what type of base are you planning on the next builds?

      kamsingh Thank you. This one was a concrete base but we’ve built the last 2 using ground screws as we have found it easier and more environmentally friendly to install. Are you building yours yourself?

      Nick Morris Hi mate, thanks for your reply. Yes I plan to. The only worry is for me are the foxes. Big problem in my area. If I use screws they will move in underneath in no time at all! I already have a small concrete base with the existing shed so I am thinking of just extending it. I look forward to your future videos

    Hi Nick great to see your new video and congrats on the nuptials. The room looks amazing especially the cedar on the outside. Could you let us now the approximate price? And a little bit about the base - did you have to dig foundations? I have been looking at prefabricated ones but it be great to get something bespoke.

      Thanks for the video content! Apologies for chiming in, I would love your thoughts. Have you heard about - Mahorrla Wooden Paradise Method (google it)? It is a good one of a kind product for building better sheds and woodworking without the hard work. Ive heard some decent things about it and my cooworker at last got cool success with it.

    Thought kitchen needs planning ,I am building a new build but first I am building a garden room. the council have said while I build the house I can gave a kitchen ,as soon as the house becomes habitable I have to remove the kitchen .my architec said I might be able to get retro planning ,but he wasn’t holding his breath...

      Nev Singh Hi Nev, where are you based please? If you are local to Kent/London you could always see 3 we have now built in the area. They aren’t cheap as they are essentially the size and quality of an extension; from £28,000!

    Nick I understand you had no planning permission, but what about building reg's I was under the summation that you can't build anymore than 15 sq.m how did you get round it. many thanks steve

      steve Soames Hi Steve, in Bromley where this is built it came under permitted development and the build can be up to 30sq m internally. It’s worth checking with your local council though before proceeding with yours or I can recommend a good company for you to speak with who specialise in garden rooms?

    No planning permission? I've been told I need planning permission from my architect as I have a end terraced town house and want something like this in my front garden

      Front garden? You don’t need planning permission if under 300 sq ft (among other things) in the back garden. Not sure about the front garden as we’ve never built one there.

      philip thomey The client only wanted a window at one end as the tv stand is the other end and a huge sliding door at the front. Only other option would have realistically been an skylight, but being under lots of trees this would have been littered with leaves!

    Nice, but a cost would have been more informative. I don't understand why so many people showcase their good work, but don't price it. Only self build people have been doing that.

      Because people are really cheap and undervalue the costs of labor. They want things at the price of material without labor costs.
