Nice video. My home is 7yrs old now. The flooring at the front entrance is like that because of the vapor padding and the amount of space that they gave it under the quarter round molding strip. It’s an easy fix. Also the cracking around the stair trim and corners is from the climate changes/humidity and caulking I have the same issue so when it warms up you will see a differences the corners. Nail pops through the drywall are normal also sometimes they use the wrong nails or don’t set them well. I also use Matte or Eggshell paint and sometimes Satin finish but whatever you do don’t use high gloss. Thanks for sharing your 6months.

I really appreciate this 6 month mark update as I closed on my columbia a few months after yours. My stairs did crack badly to the point that I could see light going through into my basement. I reported to Ryan and they came out with sealant and fixed. Now it looks great. They did leave 5 gal of the standard paint in the basement so maybe you can paint over or have them do that until you can paint the house.

This is amazing content. I am literally in the beginning stage of my new build. This is my first new home so I am interested in everything. New construction starts in July 23🙏🏿

I closed on a new-build home in December ‘21 and I want to paint NOW 😊 but I do think it’s best to wait the one year to have any issues address with the builder. The same goes for doing any other major upgrades (bathrooms, kitchen, exterior, etc.) I’m patiently waiting until the one-year or guarantee period is up so that it does not void any warranties!

I did paint one accent wall in my son’s bedroom and I probably shouldn’t have done that until the one year is up but I’m glad I didn’t paint or wallpaper any other walls in the home yet. I’m fairly new to your channel so I didn’t know that you had a Ryan Home. I built a Ryan Homes townhouse in 2006. My stairway has cracks just like yours. Either it happened after they did the repairs or I didn’t notice right away. Keep an eye on your basement. A few years after my unit was built, I got a crack in the foundation. It was in the finished part of my basement so the crack was behind drywall. The only way I knew about it was that my carpet started getting wet. Back then that was a common issue. Hopefully they have corrected.

@@JocelynChristina I would love to build with them again but this time I would build a single family home instead of a townhouse. I bet they have many more floor plans to choose from than when I was house hunting. You might find this I interesting. I built my townhome just based on seeing the floor plan on paper. I didn’t see a model until my house was almost done 😊.
Great overview, I am happy I am watching this now because I won't get freaked out if this happens in our new house. Also, I am in an apartment now, brand new and I have the same issue with the walls. I think I might opt to upgrade the paint of it is not too expensive.
I’m glad this was helpful to you! I think these types of videos are super important especially if your buying a new home. If you have flat paint in your house now I would recommend to see if you can upgrade. Anything would probably be better than flat paint. 😊
Thanks for sharing! I’m seeing some of the same issues with my 5 year old Ryan home. They fixed the nail pops at the 1 year mark but have seen a few more since then. Also the gaps on staircase and plumbing issues. That pretty much covers my issues!
Baking soda and white vinegar for flat paint marks. All houses settle the first year and they will fix but that entry way issue I would file a claim immediately.
I need to get back to my UA-cam channel but I’ve been so busy with sooo much🤦🏽♀️ We’ve unfortunately dealt with a lot of racism. Our development is awesome but the outskirts outside of our development is different & our kids have dealt with a lot of racism in their schools. We’ve raised amazing kids & they’re dealing with those issues much better.

I would wait closer near your 1 year mark because the house is still settling. That will help you get all the nail pops and cracks fixed at one time.Flat paint is the worse, that is why i decided on a white paint and after the 1 year mark i am having my interior professionally painted with a semi gloss. Kids are so hard on walls and i must be able to wipe my walls down lol! Are we getting a furnished house tour soon?

I agree that I should definitely wait closer to the one year mark to get everything fixed, especially the nail pops and I would like to get the whole interior painted after 1 year once everything is fixed because I agree with you that the flat paint is not working out lol. Yes I will be doing a furnished house tour most likely by September this year. I should have the basement decorated by then and I want to share with you all my plans for the housewarming party I’m planning to have in September! Thanks for watching! 😊
They are probably going to caulk every crevice. And i hate flat paint it's the cheapest. I hope you don't have thin drywall because that's what a lot of builders are using now smh..
Hi Reg Rich! Yes I’m thinking the same thing with caulking everywhere. The flat paint is not great. I’m looking into finding someone to paint the entire inside of the house after the one year mark and the drywall is actually okay. No concerns there. Beautiful home and yes, the builder will fix all those issues and the floor. The house may continue to settle before your 1 year mark.
