  • You can find much more information on how to flip houses in my book Fix and Flip Your Way to Financial Freedom. The book goes over all the details on how find, finance, repair, and sell house flips. It is available as an audiobook, paperback, or eBook on Amazon here: amzn.to/2Bi8v0O
    You can find more information on my 20 active flips here: investfourmore...
    I bought this house from a wholesaler for $143,000 back in March. The home was very outdated, but large and unique. The area it was in does not command high prices and we decided to fix just enough to allow financing on the home. We replaced the roof, furnace, exterior paint and carpet. We spent about $20,000 on the repairs and listed the home for $219,900. If we would have done a full remodel we would have spent at least another $20,000 on repairs, and taken another two months to complete them because we have no contractors available. I doubt we could have sold the house for more than $240,000.
    You can see the before video here: • Fix and Flip Case Stud...
    This sold for $250,000

    I really like this house, it was fun to see. It was in good shape for the year, but also, Like the fact you had that extra room behind the garage. That could be a great man cave, or a she shed, or a fun place for kids.

    I love how you didn’t remodel the kitchen on this house and left the cool double sink on the corner. If everything is in great shape like this one, then there really isn’t a need to replace everything because it’s still perfectly usable.

      I agree Jackie, I like softer colors. I'm also into white instead of black in bathrooms and kitchens for changing theme purposes but that's just me. I hate browns. I'm a new subscriber and he does spectacular remodeling jobs. Paint Colors can be changed.

    Very unique home. I guess some viewers didn't get that you were bound by limitations as to how much you can sell the home for. People tend to want to do their own thing anyway.

    The kitchen sink and stove top/control panel are awesome. I love orange but I hope the buyer goes with a 1960-1970 patterned formica. Nice work and a cool looking mid-century house.

    Disappointed to see it wasn't a full rehab but there's no use throwing extra money and time at a house if you're not going to get a substantially better price for it.

    Thsts a sweet sink and tge2 cabinets are very nice all you need to do is paint the counter tops with the right paint and put vynel planks on the floor .paint the dire place a white or brown color its basicslly all cosmetic nice house

  • @califdad4
    @califdad4 5 років тому +1

    Cupboards are not bad, likely better quality than the home Depot ones, would have changed the countertop, but since my favorite color is red, I like it, but most people don't LoL. If I had this, only thing I would do different, is put in hardwood or laminate flooring. Nice house. Curious, why did you keep the ramp? Likely has cement steps under it.

  • @EricTheAnteater

    The kitchen looked charming. Many of the current-day trends will be looked upon with similar disdain in five decades.

    • @buymeskittles2719
      @buymeskittles2719 6 років тому

      I already look upon today's trends with disdain. "Here's our very fragile and completely unoriginal granite countertops, complete with stains, chips, and imperfections; and here we have our shiny white coated cabinetry with brushed nickle hardware, because everyone likes looking at splatter marks and fingerprints; of course we have our lovely bouncy yet also creaky bamboo floors- might actually be a week or two before we need to shore up the gaps between the planks (again)."
      Meanwhile, this kitchen needed some paint, some general cleaning up, and some tightening of screws after 40-some years.

    • @theresakeith5854

      I like the kitchen, too. If I bought it, I would keep the counters, I like the color. I think all would do is update the appliances.

    Currently stumbled on your real estate books on Amazon. Very excited to read. I am doing my first flip with some partners (family) and am looking to learn as much as I can about the many avenues within the real estate market. If you don't mind me asking, how much will you profit net after taxes/expenses/etc? Hope to get more of your books and obtain the necessary insight required to succeed in this field. Thanks Mark!

  • @ShadowVamppyre

    Did you ever find out what happened to the original tenant? I know you don’t get emotionally invested in the flips, but my heart kind of sank seeing all those items left behind, especially the bed. Feels like someone passed and no one cared enough to get those “last little treasures that only mean something to someone close” type of thing. Again I realize not something that you get worried over, but I hope what I’m trying to convey makes sense without it seeming like I’m attaching any shame or blame to you (cause there is none intended). I guess because I wear my heart on my sleeve and my husband works in a nursing home this one hit a little harder...
    While I do understand the reasoning behind doing the minimal rehab, I have to admit I was hoping it would have been one of your usuals. Gorgeous home, just needed some of your touches to see it’s great potential. Especially on some of the colors. Lol
