    20 years buying / terraforming lands , buying renovating houses here in rural Thailand.
    I'd suggest you think twice on this deal:
    - your wife is right about the water infiltration (flooding) big red flag>
    - chanote is not really a problem unless you want to sell the property back soon (no bank loans for buyers, harder to sell)
    - The price is actually high imo, probably double what a thai would pay.
    - The proper renovation you'll need will cost nearly the same as building new houses.
    . Renting would be more like 3000b/month
    etc./.

    Too risky to buy without Chanote title. Wouldn't want the Government coming and taking the land one day!!

      Not much risk. The government have no need for the land. It would be different if close to military base or nature reservation.
      Those changes are slim to none. Cheap or expensive?
      Location location location...
      Up in Udon Thani, close to Phen, (rice farm) land goes for 80K per Rai with road, water and electric access.
      Edge of the village.
      The Rusty shed doesn't have much value now.
      The house, 4-600k to build, again depending on location.
      900k for a Rai isn't that crazy with both buildings.
      Probably if you bring 750-850k cash, it's good also.
      For me personally, I would want to build myself.
      I've seen, experienced the Thai workers... And sadly lots of quick fixes. Often a house doesn't last 10-20 years
      That could be a can of worms...

    I was trying to figure out why the bottom edge of All the walls were dark. Damo is right, it has been flooded. The Canute is a problem also. Otis is getting so tall! He's a smart little guy. He knows it will rain in the house.

    Thanks for showing this Ryan and Damo. It's an interesting plot and buildings, I guess another 900k baht to have both buildings modernised.
    1800k baht all in seems well worth it, just the flooding issue to look in to first.
    When i'm ready, it's something similar i'd be interested in buying.

    Just discovered your channel. Love it. I am going to be moving to Thailand in a couple of months. My lady (soon to be wife) owns a 12 rai and a 10 rai rice farm. When I arrive, we will be drilling water wells on both properties. She is located outside of Lopburi. However as soon as we get everything running smoothly and ensure that our family can take care of themselves, I was thinking about moving further north. I am interested in something akin to what you and Mo have built. Don't have a question, I just thought I should let you know that I appreciate your videos. I told my lady that I wanted to build a fish farm and also grow mushrooms. She loved the idea. Anyway, thanks again for the videos and keep them coming. P.S. your wife is adorable.

    Lot of water ingress on most walls including internal.
    To put in sub soil drainage would still not give adequate protection, costly to renovate both - no chanote mmmm risky

    With greatest respect to your own thoughts and experience; if it were me, I would pass or low-ball for less than half the requested price. Reason being, it is in a non-tourist quiet area and may not attract much as an Airbnb (unless you heavily market it as such) , also the first building it would be cheaper to demolish and rebuild. Tthere is not much area that can be farmed or even landscaped in a productive manner. Best of luck in whatever you choose to do.

    Actually like these houses, simple and uncluttered, better really than most of the overdone stuff and chaotic architecture you usually see on Thai property real estate channels!

    Knock them both down, you can see damp marks on the lower part of the walls either flooding or rising damp plus the walls are only single brick.

    Nice video. Don't know enough about the property laws in Thailand. This seems very cheap, I wonder if they know something about the land and what is happening in the future of this land.

    That lot next door looks like 3/4 Rai or so. You could arrange with the owner to buy it, or just lease it for farming.

      You can ask the landlord for a reduced price because the price is set by the landlord in case of haggling.

    Good bit of land and houses, but more research needed re flooding. Damp on walls inside could just be rising damp as Thai houses have no damp proof course. No Chanote could also be a problem in the future. You are righ about land prices here in rural areas. We paid 375000baht for nearly 2 Rai of land (full Chanote) about 15k outside Khon Kaen. We grow rice on half of it and have raised the other half ready for building. A smaller pisce of land next door to ours was recently bought by a developer for 1.5m baht. He has offered us 2.5m for our land but we are hanging on to it for now. God bless you all 😀❤🙏

    Surely it’s so cheap because not have Chanote and potential flooding.
    Steer clear of buying anything without a Chanote!
    I’m after some land to build on myself in Buriram city or surrounding sub-districts.

    Prices have gone up a lot. I bought a rai in Chonburi for 500K having said that it was 10yrs ago.

    Debt is a major issue in Thailand and also the second hand housing market is almost non-existent due to the fact that banks only give loans for new houses. It's a sort of racket with developers and horrible for average people because the value of property only decreases. Only people with cash can buy second hand homes. These two factors, debt and small second hand market means you can get property for very cheap. Because of debts, some people are downright desperate. This of course gives any buyer major leverage in negotiations. BUT... I implore everyone to have a heart and accept a good price. Don't be cruel and squeeze desperate people. These are people that don't really want to sell and are essentially losing their home. It's heartbreaking. These are humans, and it's not 'just business'. There is a lot of predatory lending to financially illiterate and desperate people. Buying their land does help them but squeezing them for as many baht as possible is cruel. Please consider this when it comes time to make an offer.

    Your wife got a good eye. It has some flood damage. Or it's because they didnt raise the house of the ground enoughand the concrete is sucking up moisture vrom the ground below.

    Beware scam...!! Maybe the land
    was into a mortgage loan program by bank.
    You need a profesional lawyer for checking the land position. Don't pay anything before tranfer
    new owner.

    The problem I see is this one. How to build an environment that feral cats would favor for snake control. Being in America is another problem at 72 YO, and in need of selling everything I own is another, not to mention the problem of finding a wise, prudent Thai wife brimming with upstanding virtue, or being worthy of her. No, it is not my time. A solid snake wall and gate is another protection, but that is climbing the tree, and cats are cheaper, and provide some company, and they need the help. I'm coming up shy here.

    Escape to the (Thai) Country……think the first one is a “blank canvas” Ryan. The 2nd property was more impressive than what I thought it would be.
    If I was looking to buy I think i’d opt for a plot of land and build to own requirement. Don’t know how quickly these Thai houses sell. Whether the people struggle to sell and lose it all to the debt chasers.

      Debt and predatory lending with insane interest rates are rampant here in Thailand. Also, banks only give loans for new housing. It's a racket between developers and banks essentially. What this means is, except for high end touristy places, there is hardly any market for second hand homes so properties are both hard to sell and you can't get much for them.

      ​@@zachhessler8722yeah, you are right. Many houses are difficult to sell as there are usually so many shortcuts during the build that they know it won't last. You aren't really buying a house but a temporary shelter that might last 5-10 years but also might crack in 2-3.
      Obviously "bunker style" will last forever.
      This clearly isn't build like that 😅

      @@Dodger1999 Yes, if you have cash, you can get great deals. Just don't expect to be able to sell easily. Especially in a non-tourist or non-popular area. There are still some less expensive tourist areas where resale is very possible as well. Even places where your property will appreciate. If you're interested at all, let me know.

      @@fhorst02 You are right but I am not sure this is why banks don't give loans for second hand houses because they don't give loans for the well built old teak houses either. Again, it's a racket with property developers.
      When you get any major work done, you have to be there the whole time to make sure it gets done right. But it would be nice to get an expert to list and show the short cuts versus how it is supposed to be done. This would give people a much better eye on what to look for. If you come back at the end of the project after they've finished, they usually won't redo it even if they didn't follow a verbal agreement. I had some major earthwork done explicitly telling them not to knock down the big trees and not to push anything into the river. They both buried a lot of bamboo and pushed a lot in the river because I wasn't there. I had to pay another company to fix that mess. I actually wanted to keep the bamboo. Lesson learned, watch everything.

    Very old school Thai home. A lot can be done with it. Start with a new roof. Big question who rents in the village. I don't know of anyone renting. If it was in my wifes village we would buy it for the kids. The price is good. We paid about 1.5 million baut for our home on a half rai. Live in one home and use the second for some sort of business.

      The land presented is very beautiful. The house, which was not perfect before moving in, needed a lot of renovation.
      You can negotiate the price down another 40-50 percent.
      Because the land title deed that the homeowner holds is a title deed that cannot be used to build a house to live in, but it is land for farming.

    Loads of land in Thailand not properly registered by the government. Seems like gov drag their heals on getting all the land mapped out properly and assigning proper ownership to people who have lived on the land for generations. Its a sad state of affairs and I feel Thai people are not being treated fairly. In my wifes village, people have the tabbian baans (house papers), pay land taxes every year and have lived on the land for over 100 years and still the government don't give any land papers. The village headman has asked many times and nothing ever happens. What to do?

    Did you mean ที่นี่ท่วมไหม? - "อันนี้" would make the question seem that you are asking if the house is flooded instead of Does it flood here. I may be wrong. I would say ที่นี่เคยท่วมไหม? (Tee nee koey tuam mai?)

    How much to renovate both houses ? There must be some history on the flooding? I can’t buy it because not Thai, being half Irish and half English any concessions for a mixed farrang also being the true King of Ireland, having a king in the village would be different, song for the day = When Irish eyes are smiling = Foster & Allen.

      A bit more positive would not be a bad look.
      Calling this barracks.. not good. That would be like +30% of all the Thai live in barracks, as the new one is absolutely one of the "better quality" rural Thailand houses. Ans sadly many many families live in the older type... As their home.
      Calling it barracks is disrespectful.
      It's not the highest quality, neither are the houses in the neighborhood.
      And no, I would not buy it, I prefer to be there during the construction 😂

    Ryan, you need to tell your loyal audience about tenure. As far as i know, foreigners aren't allowed to buy freehold landed property in Thailand. Love your channel but you need to be more clear. What's the point buying something that you cannot legally own?
