  • There is some confusion regarding crawl space ventilation and the foundation vent fans. The EPA recommendation says one thing and the fan manufacturer claims something different. Who is right in regards to crawl space ventilation requirements when encapsulating the crawl space versus keeping an open vent crawl space?     Hi Michael - what do you recommend in term of dehu approach when dealing with a crawlspace accessed via basement? Just one room of the house has a half height crawlspace beneath, 320sq ft, accessed from a wall hatch in basement. Rest of the basement, 550sq ft, is full height, slab floor, not conditioned but houses HVAC, water heater, etc. *could* or *should* dehu share airspaces? Could I split + leuver dehu air for both space, and leave hatch door open/vented to basement? Sure would be nice for that dehu to pull double duty. Thanks in advance!

    I have 5 vents. 4 are closed and I have an exhaust fan on the right side of the crawl space. There’s ton of ductwork sweating in my crawl space. Would it be okay to add a 220CFm fan on the other side of the crawl space to create cross ventilation? So that would bring fresh air in and vent to the other side where the exhaust fan would remove the air out of the crawl space:

    My Crawl Space installed fan is set to run when the humidity is above 50%, should it be running all the time to expel the gases?

    Hey I live in Oklahoma with average 54.4% humidity. My crawl space is currently not having any problems with moisture it seem real dry and I have not seen any signs of mold. I currently only have two vents on either side of my house. I am considering encapsulating and insulating with foam board. I am unsure about the need for a dehumidifier as my average humidity is already decent. Was wondering should I bother? Also should I put vent fans in the two sides of the house?

      If crawl space is dry and no mold, encapsulation could have some benefits like keeping pipes from freezing or stopping drafts in living space. It may be good idea to install humidity reader and check it all year. If humidity spikes over 60 in different seasons it could be worth encapsulation. Thanks for watching.

    Mike I'm confused. Do I need to install this fan? Close all vents and install dehumidifier? Or can I just close vents and install dehumidifier?

      The Crawl Space Ninja System includes a vent fan and a dehumidifier, but we do get questions if a vent fan is truly needed if you have a dehumidifier. The answer is yes. The reason for the vent fan is to move soil gasses that might be present in your crawl space out. We are located in East Tennessee where there can be radon present. This doesn't mean you have a radon problem but other gasses can also be present so we like to take precautions. Remember this is only the case when the dehumidifier is a standalone unit within the crawl space. That means that the dehumidifier will not be pulling in air from the living space above. The only thing you have to keep in mind is that one vent fan can cover up to 5,000 square feet. Make sure crawl space vents are sealed properly. If you have a larger crawl space, multiple units may be needed. A properly installed vapor barrier is also needed. Crawl space insulation cannot be overlooked. Standing water from a flooded crawl space can add humidity as well. Michael did a video on this topic.     What about when it gets cold and you run the heat in the crawlspace do you turn off the fan and seal the vent?

      We do not in our climate. It stays warm enough in the crawl space but keep in mind many fans have a temperature sensor to keep them from cycling on when it gets below freezing.

    @crawlspaceninja Is a vent fan like this necessary if you have an encapsulated Crawlspace but leave the floor joists with no insulation? Wouldn't that allow gasses and air to flow through?

      We have discovered gases can make there way through subfloor unless it is air sealed and negative pressure is applied and even then it can work its way into the home.

    I wonder if you can let the gases run out of the crawl space, by running a 2 inch pvc pipe from the crawl space , won’t that help with releasing pressure

      Are you talking about just having a pipe in the wall and no ventilation? You could install a radon mitigation system that would be similar but more involved if you're wanting to use PVC and a fan.

    If a radon test doesn’t detect radon, is purging still necessary?

      You wouldn't need an actual radon mitigation system, but there are several other soil gases that could build up and actually cause odors, so we still recommend installing an active ventilation fan.

    A little confused. I've been watching your videos and others and I can't remember who taught what exactly but it was my understanding that the crawl space should be conditioned. With that idea we should have a vent from our duct work either heating or cooling the crawlspace. However, if we vent that out, that completely removes the heated (especially) or the cooled air. Please help me understand.

      Under your home, it's like a mini-basement. As well as improving air quality in your home, a conditioned crawl space also reduces your heating and cooling costs, prevents mold and rot, and makes a great place to store Christmas decorations.

      @@CrawlSpaceNinja Right, I get that but in basements we don't carry air from the inside-out using a fan. If we need to maintain a certain temperature to heat, doesn't the exhaust fan suck that heat out? Seems that it will make the heating bill higher.

    Does a fan help with radon??

    We encapsulated our crawlspace and sealed the vents, installed a dehumidifier. Now 6 months later the floor joists seem to have shifted/warped a bit. Everything under the crawlspace seems to be fine. Is it normal for floor joists to warp a bit after they dry out?

      It is not uncommon for this to occur. Many times if flooring and/or subfloor was not acclimated this can happen or if wood moisture level gets below the level it was when the flooring was installed. Thanks for watching.

      @@CrawlSpaceNinja the flooring is all good, I was more referring to the 2x12 floor joists- they were humid for a long period of time (50 years with open venting in NC) now we encapsulated and everything dried out, is it common for the 2x12 floor joists to shift when drying? Similar to how a green treated board can warp when drying?
