Yes, the pool is complete and is open to residents. As of Jan 2022, Parkland Preserve is approx. 60% built out. HOA fees are $230/qtr and the CDD fee is $2,800 annually. The tax millage rate is 13.16 so, for example, a $350,000 house would be assessed $4605/yr for 2022. Taxes could be lower if you qualify for Florida's Homestead Exemption.
Thanks for watching the video, Frank. Parkland Preserve is a great community with beautiful homes. Home prices in northeast FL aren't the bargains that they were just a few years ago and Parkland is actually one of the more affordable active adult communities right now.
Hi Bonnie, As of 2/17/22, prices range from $396k to $440k. CDD, or Community Development Districts, are government entities that, in part, fund the infrastructure of new communities. There's a more thorough explanation here: jbentley.watsonrealtycorp.com/blog/2021/11
Lot fees depend upon location and size and currently (Mar 2022) range from $8k to $20k. Impact fees are paid by the builders, not directly by the consumers although part or all of the cost is likely passed on through the purchase price. CDD fees are $2,063/year and HOA fees are $230/qtr. Taxes in that district are currently $13.1583 per $1,000 so a $400k home would have taxes of $5,263 annually. That amount could be reduced if the homeowner is eligible for some exemptions.

@@JulieBentleyStJohnsFLRealtor Wellll I was looking for something like video below. It appears that these are only in 55+ communities. I'm taking my mom so no problem. We have this in the Midwest for any age. Wish I was a real estate tycoon because I'd bank on rentals. The problem I ran into is that there aren't any rentals. Found this in plant city but a year waiting list lol and it's too far. As of today I have officially given up and reluctantly will choose a dreaded apartment 😭 if by chance you know of a rental, I'm looking at Jax or anything no more than 1hr from Jax. I'm going to finish my schooling at Chamberlain University located in JAX ua-cam.com/video/6tZTjPi_-U0/v-deo.html Thankyou
