I love tiny-house living! I want to build a family compound so to speak so I can watch my grandchildren grow up!
Getting permits is a lot easier if you send an attractive, flirty young lady in provocative clothing to the office. I'm not kidding. The company my gf worked for (cell tower construction) employed "permit babes" for this purpose. (Depends on the person in charge liking women, of course. I'm sure handsome guys would work if they didn't.) This how far this corrupt, money-grabbing mafia has sunk.

My architect had 18 months get get the plans done and pull the permits. But no permits. He forgot about the project after the 2nd plan check. Then we ran into where the city said they owned the driveway because a road used to go through there and it was not vacated. So I hired an attorney. There was a conditional vacate of the road. Then we run into an easement issue, can't build the ADU over an easement. But everything I read said, yes you can with some provisions. Then they say we can't build over the garage because of a 25 foot set back and they are measuring from where the road encroachment used to be. Each month is costing me $11,000 a month in expenses and lost revenue. I think I will be spending my retirement as an Uber driver or Walmart greeter.

I'm an electrician, I've been doing residential for a while and know how to run projects, i always wondered if it was possible for me to buy a house that needs remodel and do the whole electrical myself, i'm decent at putting drywall as well so I could cover that. If technically I'm buying the house and it's my property. Do i need my c-10 contractors license or that only applies when you do business with someone else?
Typically you can to it all yourself as an owner / builder. You'll want to check with your local building department to confirm. There may be insurance implications which you should look into with your home insurance company.

I want to pull a owner builder permit and hire licensed subcontractors. Am I still responsible for their injuries? Or do I need to make sure they have insurance to cover for these and to protect myself?
Milana, great question! If you pull a permit under Owner-Builder and you are acting as the contractor you will personally pull the permit and you hire licensed sub contractors to perform portions of the construction, they would provide workers comp and take the liability under their license but if you hire unlicensed subs, which we do not recommend, you would be taking all liability by law financially and safety. It is the responsibility of the permit holder to hire, vet, and monitor the job site so if you want that liability it's a good way to be really in touch with your construction project. What are the requirements for CBC 806.5 when using spray foam? If my attic space is unvented and i don't have rigid board on my roof deck, am i able to use fiberglass batts for insulation? Or do, i need to use spray foam?
Brett, This depends on your climate zone of where the property is and no attic vents makes the attic included in the building envelope. There are specific insulation requirements for attics at rafters vs. ceiling in CA. So if you are in a colder climate vs. a warmer climate it will determine the R value of the insulation required for your attic. Consulting a Title 24 Engineer will help identify those requirements specifically for your condition with no attic vents.

Hi Sal! That depends on your local jurisdictions, usually sheds of that size do not because they are under a specific height, SF, or location. If you are putting any electrical in it that may trigger a permit but just electrical. Wish you luck!

What about parking? There is no parking requirements. This is a disaster.
Depending on the area you are living, there could be additional requirements based on the vicinity to public transit. For property owners that are adding an ADU to their property, the state laws don't require the parking but accessibility to the unit.

Please help! I have a question. Are contractors the ones responsible to pull a permit before they do any digging on my property? A water pipe underneath my lawn was broken and needed to be repaired. The company who did the work told me they didn't need a permit for the job. Now the city is refusing to reimburse me for the water over usage because they said I failed to get a permit. I'm in California.
You are in a very tough position. You can pull a permit under owner/builder or contractor like the video explains. The liability, workers comp, and bonds are on whoever the permit is pulled under for hiring licensed subs for the scope of work. If you are digging, grading, or changing drainage on a property in more cases than not, your jurisdiction would require you to pull a permit. This depends on a few factors: cubic yards disturbed, tree removal, if you are building anything new construction, and other factors. Contact your city or county jurisdiction to understand the requirements for permits of your scope of work in your area for your particular property because they do vary slightly between areas. Domum does this research in our feasibility study, our first step to make sure we are aware of the red tape we could face with the planning, zoning, or building requirements. We hope you find a resolution to your problem in a timely manor.

As an FYI, their needs and options review is no longer $200. It is $2,000 and this video is 2 years old. I wanted to purchase one of their plans online and I called to ask questions and they wanted to charge me $150 for questions about their $8500 plan.

I’m in the process of pulling my owner builder permits and hiring a contractor once my plans are approved by the city of Anaheim. Can I add a contractor after so that they take full liability?
You can go back to the building department and have the permit changed to contractor. You will need the worker's compensation certificate information, license and an application to change to contractor. The building department can help you with that application and if they require anything else. We are wishing you luck on your project!!!

That is possible with fire rated wall construction between the units and clear accessible paths to the JADU and ADU separate from the main residence.

You cannot use an ADU as your primary dwelling, all new construction must either have a main residence on the property for an ADU to be built or you can convert existing square footage into an ADU/JADU like a garage.

By demolishing the wall between the ADU and main residence you are making it one unit. There is a fire wall separation needed between units and if you have a door between the units it needs to be a fire rated door.

Lies contractors are not required to have workers comp, I am a License Contractor. TRue : we have to have 15k Bond

Depending on your local jurisdiction they will allow up to a specific SF, but you can attach or detach the ADU either way just keep in mind building codes if you close a window or overlap an exit door to a bedroom and other variables.

You can attached an ADU to your existing home, that bedroom still needs and egress window but if you turn it into another room like an office or laundry room it wouldn't need that.

But in writing you showed 700 sq ft Which one is right ? And if my house is only 1,100 sq get can I build an ADU and a J ADU do I add the sq feet? In 2022 additional SB laws passed so additional options are available but local jurisdictions still have their own requirements to follow. You can have both ADU/JADU but further research in your local jurisdiction would need to be done in order to adequately know exact perimeters for your project. Tiny Homes follow Appendix Q building code and some local jurisdictions do not recognize that code from the international building code. Talking to your local jurisdiction directly or contacting us to do a feasibility study for you will provide the best and right step forward.
