We used anticon in the roof and half wall batts in the ceilings. We used R2 & R2.5 in the walls. All from Bunnings. If we’re to do it again though, we’d probably use aircell instead of anticon 👍🏼

Hey Robert, unfortunately with the current economic climate of Australia I don’t think the amount you mentioned would be realistic at the moment. Materials are very expensive and so are trades (that’s if you can even book them in), everyone is still so busy and prices have gone up a lot in the last few years. This is simply based on our experience and opinions, and would definitely encourage you to research for yourself though. If your skill level is almost zero then I guess the main question to ask yourself is “is it worth it?” We have built a house through a builder and as owner builders, we can safely say that going through a builder is a much more pleasurable experience 😂 owner building is pretty stressful and hard work. The only reason we went that route this time is because Dane could do 90% of the work himself and it saved us a lot of money. I guess it depends on how basic you want to go as well! But to give you an idea, our house is just under 80sqm and cost us about 100k (with Dane doing most of the work). We anticipate that if we went through the exact same process now (3 years later) it would probably be double that. Sorry if that wasn’t overly helpful or encouraging, it’s pretty crazy at the moment 😔 again… this is just an opinion, we’re not experts! We sourced our tanks (including our septics) through Coerco 👍🏼

I’m glad we could be helpful! It really depends on the time of year, but we’re rated at N1 (or N2) I believe, so not too bad on paper. Summer is always windy!

It’s called a diamond bevel wheel (or diamond profile wheel) and we got ours from Perth Concrete Hire. Your local concrete specialist will be able to help, I’m sure 👌🏼

Thank you! Nope, we kept the bevelled edge. They’re not too sharp once you go over with a resin pad 👌🏼

Definitely easier but not better. Cutting with a grinder is “hot” cutting which damages coating’s (in this case zinc) which leads to premature corrosion on the cut edge. Cutting with shears or snips “seals” the cut and doesn’t damage the surrounding coating.

@Lukelikestodostuff after doing our own, we did a kitchen for some mates of ours and used melamine instead. It was heaps easier and way more cost effective! Will definitely be using it for the table 😍

Another way to do it is to put old carpet all over the slab and wet it with the garden hose. Gives the concrete even more protection from the direct sun. Works like a charm every time!

Hey! Yep, I’ll talk about that when we get the owner builder application part. But basically the short answer is no, you don’t have to when you become an owner builder. Obviously all of our plans etc have all been professionally engineered. Depending on your shire, they’ll send someone out to check your progress during the build. We only had someone come out once whilst we were framing. But essentially, when you become an owner builder you take on the “role” and responsibilities of a registered builder. This means if we sell our house within 7 years of it being built then we would need to get indemnity insurance. We also had insurance covering tradies & anyone helping on site. It’s pretty nerve wracking, but worth it. I hope this helps ☺️

Hi Sinead, thanks for reaching out! The 3:2:2 ratio is (3 agg):(2 sand):(2 cement)… is sounds like you may have too much sand about not enough agg? Dane just eyeballs the water! From memory, our first batch was a bit wet but nailed it for the rest. I hope this helps!

Oh thankyou so much for replying 🙏Yeah it just looks quite stiff and gritty ! Where yours looks quite wiped/creamy like if that makes sence ? How long did you let dry and did you start grinding Were about to start harvest with no kitchen bench 😢 My hubby hates white concrete too so may end up grey as he is blaming that 😅 Did you also use local baged agg or from landcape place ? And what size agg, Does it matter ? Using same brand/colour concrete

@sineadhodgkinson1031 I’d say the “grittyness” is from too much sand but I’m not 100% sure! I think change the ratios and give it another go? We used local agg from our local landscape place, it’s cheaper than buying it by the bag. I don’t think the size would matter too much, just the standard blue metal should work! We didn’t start grinding them for about a week!

We didn’t use a plasticiser! Honestly, we’ve been using them for nearly 2 years now and they’ve been great! We’re pouring our table soon and will be using 3:2:2 again ☺️

Can I ask which kit home you would recommend? (Are you also in WA)

Hello! All the best with your build! It’s an overwhelming, but amazing experience. Definitely rewarding! Not rude at all, eventually I’ll do a full cost breakdown in a video but I’m worried it’s going to be very outdated with the amount of price rises there have been in the past 1-2 years. Our house alone (not including the shed, rainwater tanks etc.) was almost on the 100K mark (just above). We were very fortunate to have Dane do almost everything except plumbing & electrical. We also had the help of family members and friends. So, we saved a stack of money there. Honestly though, I think if we were to build the exact same house now it would be a lot more. It really depends on where you live and how accessible materials are. We were happy to settle with zincalume and other cheaper materials to be able to have nicer flooring up stairs or better quality fixtures in the wet areas. If you’re flexible I’d say 200k would get it done for a similar sized house, especially if you do a lot of the work yourselves. Sorry, I feel like it’s not a very straightforward answer and a bit of an essay 🤣 Quoting/budgeting is definitely risky business at the moment!

Hi Tanyia, our lowest wall height in the main living area is 2720mm. The top of the ridge beam is 3320mm from the slab (internal). We do have a skillion section that’s higher again.

Hi Summa, thanks for your comment! The tiles in our bathroom/laundry were bought locally at the Tile & Cupboard shop. They are a Matte White Wavy Subway Tile (300mm x 75mm). We also used white grout. Our bench tops are sealed with a sealer from WA Sealers called Pro Seal 896. I hope this helps!

Hey Nathan! Thanks for your comment, we originally did use an FDA approved impregnating sealer from Perth Concrete Hire - they’re so helpful there! After a few weeks of living in the house we were noticing a few minor stains. So we actually ended up adding a coat of the sealer that we used on our floors on top as well and it’s been full proof! It’s from WA Sealers and it’s called Pro Seal 896. In saying all of this, the original sealer was also fine, we’re just the type of people that aren’t very careful with our benches 🤣 I hope that helps!

Not so sure that would work very well, you can however get release agents 👌🏼 but we were going to grind ours anyway so it worked out okay. Probably would be worth the extra $ if you didn’t want to grind them as much.

@somewhereoutthere. i work with concrete for a living... doing drive ways and other projects we if you spary no joke engine oil on the inner timbers or metal edge borders and pour you concrete they release pretty much instantly with no bubbling or missing chunks or cracks... 27 yrs experience

This is very interesting! It’s like baking 😂 I’d say we’d give it a go next time but we’ve since discovered that a melamine edge (rather than metal) releases perfectly 👌🏼 we should have just done it from the start, it would have been more cost effective too. Thanks for the advice!

Your metal forms worked great! Just spray WD-40 on them, and give it a quick wipe with a cloth before pouring. Nothing happens to the concrete, when you pull the forms off, you’ll actually still feel the WD-40 on them.

Ooooh good tip! 😍 We’ve done some more since and found that melamine was a more cost effective material and also comes away from the concrete better 👏🏼
