    The market was crashing before the storms, overpriced houses, not that well built to begin with, insurance that you can't get and if you do you can't afford, way to many people, traffic, heat, and no serious plan for climate change, which buy the way has been stricken from all state policies

    last summer i was for 6 days in this wonderful city, it shocked me to see these images of the hurricane. Siesta Key beach is really beautiful, seeing it so devastated breaks my heart. I have a beautiful memory also of the very kind people. A hug to all the people of Sarasota.

    So many areas around Sarasota/Tampa will be affected by the now incoming, hurricane Milton. I would advise people to sit on the sidelines for 2025, and just watch what is going to happen, because the housing market here will be changing massively. Yes, the waterfront communities have major flooding issues, but so too do many areas toward and around Lakewood Ranch, that were overbuilt, and have given flood water nowhere to go. Don't catch a falling knife.

    Many low lying homes will be sold for lot value. Devlopers will come in and build new modern elevated homes in their place.

    Matt; let's be honest. 99% of the homes on the Gulf were million dollar plus home owners who don't live here full time. They own more than one home. You can't compare this to the average person. These people have so much money they just hire people to clean their 6 million dollar homes out. AND ....GOOD LUCK GETTING INSURANCE IN THE FUTURE.

    This next one is taking dead aim at Tampa which has never seen a direct hit from a Hurricane *EVER* so check back in after that one as there is a reason why the population of Florida was 500,000 for the whole State in 1950.

    The market in Florida was already collapsing. The main reason for that is people who had only ever visited in January-February and moved to Florida didn't understand the unrelenting 24 hours a day 7 days a week off the charts humidity. I tried to warn people and they would say, "We have awful humidity in New Jersey in the Summer." They have no idea what it is like in Florida. It's a whole different category. North Florida, Georgia, Louisianan are absolutely humid but get down to central Florida and it's like Indonesia or Fiji. This is why people with money don't actually live in Florida even if it's their legal residence due to taxes. Those people still live in California or one of their other three or four houses.

      The "prime" area of Lakewood Ranch has been nothing but failure since late spring because prices and all-in costs including insurance, CDD, and HOA are too high. Builders and realtors got too comfortable with buyers paying for new houses at any cost just to get in during covid. Now, no demand at all. Such a small number of lots have sold in Wild Blue, Shellstone, Alcove, The Isles, Star Farms, etc. and adjacent builds like Artistry, Skye Ranch, etc. Resales are hurting too. What realtors should focus on is telling and helping buyers to maximize negotiations with builders for new builds or resales. There's no shortage of land east of 75.

    Look at what just happened to Steinhatchee. Living on the barrier islands proves you are geologically ignorant. You are going to be completely at the mercy of climate change which is driving the far larger and more violent storms.

    I lived in Harbor Towers years ago.. just down from the street light closest to the beach parking lot. (the condo with the mini pond in the front) goes without saying the waters and the causeway's mud and sand completely inundated the building. and the elevators. Never experienced a storm of this magnitude while living in florida. But having experienced such flooding living herein Puerto Rico, with hurricanes Maria and Irma of whos storm surge did much of the same in many locations. The one key difference here for most residents has come by way of the local building constructions, many low level homes being build from concrete rather than things like plywood and sheet rock . This is where florida home construction MUST change. drastic and severe manditory changes in how homes are built in storm heavy areas must be implemented. The way we build is fast and cheap. and its no longer good enough in this day and age. Hopefully at least some of these structures we see will be recoverable but many will not because its not just an issue of something getting wet and salty eroding water. thats bad in itself in terms of electrical, but worse is the threat of mold inside the walls. again if the flood waters drained fast then their is some hope for recovery, but if its several days in then mold will likely occur. and mold is far more deadly to ones health then i ever realized till the day i became sick from it. how it can reek havoc in ones lungs and your ability to breath. But we all cant say we didnt expect such a thing occurring in our area. for every hurricane that has hit the mainland we in the tampa st pete clearwater sarasota region always blew a sigh of relief knowing full well that we long been dodging bullets. and that one day, we would get hit. Ironically Helene still wasnt a direct hit!!!!, all this was was a storm surge that just so happened to be pushing the water in the most damaging direction. Had we been hit such as those in FT Myers from hurricane IAN, or those hit be Heleene in the big bend region the damage wouldve been of great magnitudes worse. So now we know.. we cant build homes that rest at ground level. And when new towns are built, the land itself must be raised several feet above sea level Homes built stilt high with first floor being that of concrete construction. either such changes are implimented of such losses will occur time and time again.

    I moved back to Florida this year and Matt is my realtor for good . I had some really bad ones .A top realtor thst sold my prior home in Sarasota , cancelled showing me homes after I flew accross . country . She had a staff meeting second trip down I found matt and bought new over a two day period . He will save you alot of stress and time .

    We live in Tampa and my Aunt has lived in her house probably about 60+ years. In all that time she has never been flooded out. Now, in her late 70s almost 80 yrs old the water rose up into her home to 2+ feet. Her son, living in the Riverview area, rushed to get her out but had to wade through nearly hip deep water. When he reached her house they were again forced to wade back through the flood waters and being his mother, my Aunt, is shorter the water was nearly chest deep for her. Luckily, she is now safe but her things are, like everyone else in the area and in the storms aftermath, ruined. She has to start over and at her age it is heartbreaking. Heartbreaking for everyone - thoughts and prayers for all those going through these hard/difficult times.

      We live in Ruskin and we had 4 feet of water in our home and we also lost our truck. We were actually staying at our neighbors elevated home and as the water coming in. It was horrifying. We were up all night watching the water rise and engulf our home and everyone else’s. There was a cat trapped in a tree across the street yowling and we couldn’t get to it because the water was that deep and treacherous. My husband went door to door looking for people despite the high water and brought them to my neighbors house. Thank God for good neighbors like mine. People had a warm, dry bed and despite the fact that we lost power we were safe. But the sound of rushing water under the home was terrifying. I was just praying for it to stop rising and at 2 am it finally leveled off. Car horns were going off, boats floating away despite the fact that they were on lifts and everyone’s home flooded all the way to Hwy 41 was a very depressing site. We have had people get on UA-cam and blast us for living here. Ignorance is bliss I guess, since this area has not seen this kind of pain in at least 60 years. Some people have nothing better to do than spread misery.
