yikes... for those in the know: the terms "luxury" and "townhome" don't mix. REAL luxury doesn't include sharing walls
The first unit is only impressive for the views... that actual condo is ugly as hell and cheap shelving in the closets are an insult for the price point ... where do you get $282,481K per year? A hard pass even if I had the money...

Call me a hater or voice of reason, but I’m going to be THAT GUY today. If we’re going by the “You must make 3x the rent” rule, you’re bringing in $27,000 a month. Where’s the value here? To say you’re in a high rise? To say you’re in Austin? You could own a very nice house close to Hill Country and drive into Austin when it’s necessary. You can own an INSANE house near Round Rock and still drive into Austin. I’m sure there’s benefits to parking, concierge, pool, gym, etc… but I’m not seeing the value at $9K a month here. But…. we all know there’s a “fool and his money are soon parted” and a sucker will always jump at these opportunities… TO RENT. RENT! You don’t even OWN this at the end of the day.
I get where you're coming from; However some people just have preferences to live in an area where they can walk to get everything they need, not have to maintain a huge yard, and be in the city... Could you get this experience for cheaper? Absolutely! Is this property for everyone? No! The unit is still on the market and has reduced the price to $8,500 with the original list price being $13,500. Also if you wanted to buy the same unit, it would be more expensive to purchase rather than lease in the short term with today's market. TL,DR I wish properties were cheaper too🤣

With the solid floors and ceilings I don't believe you would hear much from anyone else in the building. Even the walls are made of solid concrete. The courtyard ducts look to just be either exhaust or intake ducts so you wont hear noisy fans here. Thanks for watching!

I live in an Amli building a block away, and all of the buildings are overrated and overpriced. You can hear your neighbors having conversations because the walls are so thin. You will never have peace or comfort in your dwelling because the building is cheaply made. The pool area and the other shared amenities are nice, but you will never have a good night sleep in one of those apartments.
Thanks for the feedback, I usually hear this about most apartment buildings, but some condos are better at keeping noise levels down because the units are to be individually purchased. Have you experienced an apartment that's completely silent from neighbors?
Yeah that noise issue is ridiculous, and totally unacceptable when you're paying kind of money on rent. They like to focus on superficial things to be classified as "luxury", countertops, etc. You know what REAL luxury is? Not having to hear your neighbors.

It's fifteen minutes from austin when it's midnight on monday and there's nobody on the streets... Did you see how far away from downtown you were??? I've lived here since 83... Aint no way that's 15 minutes from downtown. Trust me, it's one thing going downtown.It's another going home...

Tbh the rugs in kitchen, hallways down and upstairs, by front door(runway) did not help. Too many shaped in them. Colors matched nothing. Too dark red etc..
Bro the decoratoions were too much. The red designed throw rugs in hallways were too weird looking. Who puts a long mirror over your tub that also would be facing the toilet?in the closet upstairs above the small dresser was a picture that was off centered by 6 inches. So noticeable in a small area to be unnoticed by your stage person. Too much going on w pictures that did not match
The amenities are truly innovative! The workshop and community gardens add two of the benefits of detached dwellings (access to a place to work on projects and a place to grow a plant or two), without the usual maintenance aspect. The business suites make the perfect "compromise" between working from home and working in a traditional office building. And that pool looks much bigger than Olympic size! Interior corridors and elevators are so convenient, not to mention the security features that make sure that not just anyone can waltz into the building, really enhances the sense of safety and exclusivity. The apartments themselves are great sizes, those gray isn't my color scheme. The closets are more than adequate for most people. The balconies would be great for gardening.

for $1.50M I think a house would be worth looking at. Houses are so much better than condos... and fewer floors!
It’s all up to preference, but I’ll definitely be touring some single family houses soon! For $1.5M you may find you get less space in this proximity to the DT area. I’ve worked with lots of people who don’t want to manage a big yard space and prefer condos/townhomes. Thanks for watching!

And if a new pandemic hits and the reaction is anything like COVID, you'll be stuck paying the full rent and other fees without being allowed to use the amenities! There's definitely advantages and disadvantages to having communal rec and hobby facilities vs private ones in the unit or yard. If you have your own recreational and/or hobby space(s), any possible future pandemic lockdowns and quarantine won't impede your ability to enjoy those spaces, and you can set the rules, opening, etc. On the other hand, if you own those spaces, you're the one maintaining them yourself or hiring someone else to maintain them, and you're on the hook for repairs and liabilities.
That is a poorly laid out kitchen. The refrigerator is too far away from the stove and sink. The island intrudes into the working triangle. For 3/4 a million dollars you would think they could follow basic kitchen design principles. Switch the position of the refrigerator with the pantry and you could make an improvement. The position of the sink and stove should be switched too. You want to be able to serve those at the island bar seating straight off the stove. Also, guests won't want to sit at the island bar and look at a sink of dirty dishes.
1260 sqft and only one bedroom? It's a great apartment and all, but unless you're making around $310,000 or so a year, you're probably going to need a roommate or two in order to afford the mortgage on $750,000, plus Texas's notoriously astronomical property taxes, and the HOA fees inherent in condo living.
For anyone wondering, the price of this model as shown is $764,900, which means it's $191,225 person if four housemates are to live there, this places the minimum annual income of each roommate at $76,490. My minimum income estimate is based on the likely mortgage and other bills, in addition to the inevitable HOA dues that come with most of these new amenity laden communities.

Hey Marc great video. Last town home I've owned opted for an elevator - a 10k + upgrade to the roof top balcony. Looking back should have kept it as a closet throughout all the floors for much needed storage space.
Interesting, how many stories was it? I can see it being more necessary for 4 story units if you're able to get up and down 3 story's easily. Not sure if I would do the upgrade if it wasn't already included in these units. Thanks for watching!
Definitely a great layout for roommates, every bedroom has an ensuite bath and they arrangement of the bedrooms ensures great privacy. No lines in the hallway waiting to use the bathroom! It looks like the little front yard could be a good spot to do some gardening if it's allowed. The elevator is a must for four story houses (though elevators do have this reputation for being maintenance intensive). The fourth floor game room is the icing on the cake, it even has an excellent view from the fourth floor balcony/patio!

Technically downtown but not really. You’d need to be totally ignorant about real estate to buy this place for 1.9…it presents like a real nice apartment to share with your friend while in your 20s. No thanks
Pricing can seem high, but it's common to negotiate, especially in this market. While it might not be for everyone, the location and potential value could appeal to the right buyer looking for long-term investment.
