    You forgot to mention the growing population of HOMELESSNESS and high crimes in some areas. The home prices double after people from the cities moved here.

    Sac is very bicycle and pedestrian unfriendly. Public transportation is full of the unhoused. The whole region has a major housing crisis problem with homeless encampments everywhere. Porch theft is an epidemic. Traffic is terrible with too many hit and runs, esp killing cyclists and pedestrians. I don’t mind d living here but wouldn’t look at a map of all possible places and choose it. The job market is about the only reason.

    Absolutely hated living in Sac! People are way too nosy coupled with being unfriendly- a bad combo, its ghetto, too spread out, is way too expensive for the city it is, has a very boring vibe, way too many homeless people, neighborhoods are weird... theres not alot of bad neighborhoods per se, theres bad blocks. Sac is just weird. And not in a good way. Dont do your homework, Sac is great on paper, go visit! See it for yourself.

    I see your video is quite recent. At 4:38 you show gasoline prices on full serve from 6.79 to 6.99. I live in Sacramento and nowhere have I seen such high prices. As of today prices vary from 3.55 to 3.95. Why would you show such ridiculously high prices? Even at the peak of high prices a few years back I've never seen prices as shown. Did you take this picture in Hawaii?

      @eddie-xi6ls Thanks for watching! That was an example of how high they can go here in California, and yes, Sacramento gas prices did hit that high in 2022. But I clearly say they run about $1.50 over the national average, so people can put that into perspective of where gas prices are today. Thankful that they are lower as of now, but still always run higher than most other states due to all the gas taxes.

    Bruh or should I say bro! You purposely left out Rancho Cordova, elk Grove, oak Park, Natomas, citrus heights etc which have good and bad but the areas you promoted, blacks are not welcomed! I've lived in rancho Cordova my entire life and I don't think you are qualified to speak on this subject! I would consider you on the bougie side. If you want to make a video like this, keep it real!

      @terryjones9213 1) you might want to work on your listening skills before you try to call someone out, as Rancho Cordova & Elk Grove were both highlighted in this video. 2) our business does not cater to a single demographic, we highlight the most demanded areas for those relocating to the region. You will not find Oak Park, Natomas, or Citrus Heights at the top of any 3rd party sources as the top areas to move when coming to the Sacramento Area, especially when families #1 priority is schools. 3) You have a limited view of Sacramento if you feel like African American's aren't welcome in any of the areas mentioned, you might want to get out of your Rancho Cordova bubble and see how Sacramento has evolved, we are a melting pot of different cultures & many of these areas are not what they were 20-30 years ago.

    After personally viewing these homes, its truly not luxury homes more track homes with some luxury improvements. Driveways are short track home size Garage is typical size track home Back yard is dirt no impoverishments Bedrooms standard size most with no walk in closets And all don’t have onsuite bathrooms The prices are high like they should have the luxury options HOA are very high at $350.00 Would be good buy is price under million other wise over rated

      @supercarcriminals5078 definitely different levels of luxury! If you want a luxury estate with more the features you noted, you are going to need at least $2.5M - $5M for the Sacramento Region. These are tract home luxury when they are built by national builders, these aren't custom homes on oversized lots. HOA for Toll Brothers is $315 which maintains, gate, park, private streets, etc. Definitely on the higher end.

      @supercarcriminals5078 well same comment but different video lol, these will definitely be more entry level luxury on smaller lots. We are able to get these for under $1M, and most are sitting right around that point for this community. For the square footage, it's pretty comparable to what we see across the Sacramento suburbs. $1M just doesn't go near as far these days in Cali, but in perspective to the 900 sq ft old home my client will sell in the Bay Area to move to a $1.3M beautiful new 4400 sq ft home here, it's definitely a major improvement. If coming from a lower cost of living area, the price points may definitely have sticker shock for what you can get here in the Sacramento region ;)

      @raygalvez2004 definitely not perfect, but most don't live in Sacramento Proper, they move here & live in the suburbs where are streets are nice & we have very little homeless. I agree, I do wish there were more direct flights international. We tend to have to always hopper fly to LA or ATL before getting across the ocean, and many people fly out of SFO (but I find that to be too much hassle). They did just announce a direct to Cabo, so we'll definitely be utilizing that. The airport continues to invest heavily & I think as the area grows you will see the flight options continue to grow to international destinations. They just need strong enough demand.

      Worst potholes are LA and the Bay Area, especially with the high number (higher than Sac) of vehicles crossing over any particular spot of road and all the fault lines creating ground motion....both are causes for heavy pavement degrade. The worst for homeless is LA. Sac doesn't have international flights (actually it does have several, but only to Mex and Can) because it is too close to SFO, which is why Oakland's and San Jose's airports don't have many international flights either (Oakland only has Mex and El Salvador and San Jose only has Japan seasonally and Mex). Because of the air networks and codeshares of the Big 3 U.S. airlines, Sac actually doesn't really need a lot of direct international flights. Half of the 24 trips that I have made outside of the U.S. on 6 continents have originated out of Sac airport. Except for a few trips, I got to my destinations flying out of Ssc just as fast as if I would have flown out of SFO.

      @claudiusmoore7453 Thanks for watching! Closest ocean beach is 2 - 2.5 hours away depending on where you live in Sacramento. These will be along the Bay Area coast line from Bodega Bay to Monterey. Lots of popular spots like Dillon's Beach, Monterey, & Santa Cruz. Now these beaches are colder than say SoCal, and water is definitely colder than say Florida beaches. You will see people surfing at some of these destinations. They are awesome summer getaway spots when you want to escape the valley heat, lots of family friendly things to do along the coast. And camping is very popular along these destinations too.

      @keavenguillory Not everything LOL...definitely more limited nightlife if that is what you are referring too. But if you want to do some late night shopping Walmart or Target are open later, and several of the bigger restaurants are open later too. Especially the ones that are more popular by the Galleria for their bars which are open until 12 or 1am.

      @Jennifer-fj4wf There are a lot in the more established communities (10-15+ years old), but pretty bare in the brand new communities as stuff is just getting planted (not a lot of preexisting stuff).     I have to laugh at some of the homes in los Lagos. Even with 24hr guard service at the front gate, some homes still put a gate at their driveway..

But seriously they do let other neighbors peeps and vendors in, so since there are professional athletes and actors that have lived in there, I could see why they may opt for an extra privacy layer since people are celebrity crazy these days. When I get that $7M house on the top of the hill looking at Folsom Lake, I'm gonna have a gate just because LOL

    Are there any new builds in the low $400,000 range? Citrus Heights, Roseville, Rocklin, or El Grove area preferred. 2+ bed and bath.

      @OGLocsta09 low $400ks is tough for new construction. We have like 1 in the Lincoln Area that is advertising at unit at$399k. Most are pushing around mid-$400ks to upper $400k if they exists. We see them in outskirt areas like Plumas Lake, Yorba Linda, then maybe Rancho & Antelope as you push into the mid-to upper $400ks. The challenge with the one we have in Lincoln is then they are attached homes & have higher HOAs plus Mello Roos, so technically like qualifying for a higher priced home. Condo's are your best best in the sub-$400k & again they will come with hefty HOAs, but you can get some in the low $300ks (NOT NEW).

      @mernafarmer1066 define affordable LOL...most of the newer options in 95747 that you see on rent dot com will work, but rents run high. There are new "affordable housing" classified apartments opening, I am not sure the requirements, but seems like a good time to hop on those while they rent up if someone qualifies income wise. Name of one of those is Prospera at Fiddyment. A couple other complexes our clients stay at (not classified affordable housing) is Solstice at Fiddyment Ranch & Campus Oaks Apartments.

    I love living in Rosevile we moved to Granite Bay 18 years ago from Natomas we lived by the Big Church on Sierra Collage Wayside I think ,,, We did not like it the old people complained about absoutly everything my boat , the music in th back yard at 7;00 pm on a saturday you name it ,, The HOA where Crazy we sold that house made some money and purchased a big house in West Roseville we love it except all the new housing will make it a longer drive to the Airport we travel a lot

    I was waiting to hear you mention Roseville electric. It is one of the main reasons people are moving to Roseville. They have one of the cheapest if not the cheapest prices in all of California. PG&E is too expensive

    Don’t want a two story, it’s not a good idea when aging, although I still have time for that… don’t want to be so close to neighbors for privacy and fire/drama/ noise reasons. Don’t want an HOA. Sadly many new homes fit this criteria which Is why I bought 6 acres near Yosemite. Fenced it with 7 foot brick walls. unincorporated land has its benefits, cleared 2 acres around building pad, I’m 5 minutes from one lake, 10 from another so I’m surrounded by lakes for fire protection, I’m also 5 minutes from the fire station, 4 minutes from a gas station, market, hardware store, 10 minutes from restaurants, I also fire proofed everything. Dream home is almost done after years of planning.

      @neomis0119 sounds nice! What will that cost you once all is done? Sounds like you've done everything you can for fire prevention, home insurance has been quite the uphill battle with land in California. They've even been hitting us in the suburbs saying high fire zone which is bull.

    Granite Bay is not a suburb of Sacramento. It is an unincorporated, rural-residential area in a completely different county. Placer County, to be exact. Would you call Newport Beach a suburb of Los Angeles? Same difference.

      @LaraSierra28 you might want to research what a suburb is. Suburbs are towns/cities at the outskirts of the major city where you can still easily commute into the city. Sacramento is our major city, with many suburbs within the Sacramento Metro area (Roseville, Rocklin, Lincoln, Granite Bay, Folsom, Elk Grove just to name a few). And you can find plenty of 3rd party sources that do in fact list Granite Bay as a "suburb" of Sacramento (www.niche.com/places-to-live/search/best-suburbs/m/sacramento-metro-area/). These suburbs span multiple counties (Placer, Sac, Yolo, El Dorado), but are all still considered part of the Sac Metro area (which is what our educates people on). Most of these suburbs are only 30-45 mins from the heart of Sacramento & where people explore to live when moving to the Sacramento Area. Los Angeles Metro is about 5-7X Sac Metro's size & population, yet by definition Newport Beach is considered one of the most coveted Los Angeles suburbs to live in (GOOGLE IT). Good day!

      Granite Bay is different....it is 30 miles from Sac and has 22K people (not enough to be a big city of it's own but too much to be rural). Newport Beach is 45 miles away with many more people....although probably 97% of people outside of the LA area would still consider NB a suburb since it is officially part of the metro LA area. Its more of an exurb than suburb. Most cities have suburbs in different counties....it's more about distance than county.

    I was thinking of moving to Roseville because back in the early 2000s, that area was always the posh and "rich" area of Sacramento. If you are as old as I am, mentioning Roseville while in Sacramento instantly gave a reaction like "ok watch out rich person". My recent dive into how Roseville is doing now shows its not that way anymore. It seems that the city has prioritized density and affordable housing. Most of the new developments have smaller lots and are generally smaller homes. They are also now mostly priced as starter or mid level homes. Gone are the mid to higher end homes. Bigger homes on big lots. The demographics being catered to the area is more for those starting on a middle to lower middle class income. Again I'm old so I know how Roseville USED to be. The popularity and reputation of roseville is built on my generation and how Roseville used to be. Now it gives many who were on the outside looking in to be included. But this inclusivity is changing the climate of the city. More dense neighborhoods, catering to cultures that do more multigen living has contributed to the tons of traffic. Median home values has lowered obviously as there is a lack of more high end big homes. I was appalled to also see how many apartments they are building. And even more so how many are low income/affordable apartments. This is clearly is a realtor channel so I know for realtors its money in the bank because they can sway many to Roseville with more of the cheaper starter homes and sell them on the great reputation and history Roseville has had for an easy sell. But for the upper middle class and above who wanted to come to what they thought was Roseville of old will not feel that. Especially in West Roseville. You could find that still in East Roseville, but with the way West Roseville is turning out, it's reputation will take over to represent the entire city. Rocklin stayed more true to how Roseville was in the past. I would be weary of Roseville in 5-10 years. All the low income apartments, I would not be surprised the city promotes and opens up more section 8 vouchers. I see another Antioch, CA in the making. Looks good on the outside because the neighborhoods/homes are all new, but behind the fascade is meh. Watch for white flight and the bigger homes being sold and its a clear indicator along with demographics shift.

      @moialder252 interesting take on the city. It's definitely evolved & will continue to do so with the growth planned over the next 10 years, similar to what we see in the majority of the suburbs in Sacramento. Roseville caters to all price points ($500k - $2M) for a balance housing plan. Many of our apartments start at $3000+, so when they build affordable complexes per the State of California mandates, think of those still being in the $2k a month range. We need these so college age students, single parents, ect can afford to live in the area they potentially grew up in or work in, and prices have skyrocketed over the years for our rental market and are more than many peoples mortgages who bought in the 2000s. I grew up in Roseville (East) and what was considered "rich" then is practically the price of our entry level housing now. We definitely have pockets of some affluent neighborhoods, but Roseville as a whole wasn't crazy affluent in my eyes. I'd say what you are describing is more like Granite Bay. Rocklin has done the same a Roseville, but has far less land. They have been building new homes from $600k-$1.5M, and are building more apartments. It's just what happens as areas build out, we see it in Folsom too.

    EXCELLENT VIDEO...! Watching it reminded me of the place my ex-mother-in-law lived at. She would always complain about it but then again she never interacted with anyone and never had any friends. I have seen the same thing with expats that retire overseas. I used to tell my ex-wife that I would be grateful to live in a place like that...! I would like to check out these Sun City places as part of my Discovery Trip and get some numbers run when I get back from my Reconnaissance trip in the Philippines and Thailand on December 10 and I can dip to Roseville that weekend. I really liked that house at the end of the video too! Once again my coworker is teasing saying I am going overseas for an "Internet Bride" just as she did last year when I went to Taiwan.     Mikuni's...??? I tried Mikuni's a few years ago in Davis with our couples church group. Our friend's spouse from Okinawa, Japan gave it very high marks and after she did that we were done!!     I am 63 years old, going to be 64 this coming December and I am single. I currently live in Yreka, California. I am also working for the County of Siskiyou and I am a 12 year U.S. Navy Veteran. People from my church want me to move back down to the San Francisco Bay Area as I moved up here from San Jose, California two years ago for this job. One of them recommended Roseville, California. I drive the 4 hours there a lot and love it. I am not so sure I want a small house or apartment. Rents seem higher than mortgages these days. As long as I could find employment to pay my car payment, rent, etc., I would be down to move back down there. I used to own a house in Fairfield, California back in 1999, on the Paradise Valley Golf course. I would want something comparable to that. We were the original owners and it was new construction for $300,000. I was looking at it yesterday and now it's $785,000. I also have a realtor trying to convince me to move to the Puget Sound, Washington area. Lots to consider....what can you do to help...?

    Thanks for the video. My wife and I moved into West Park in August 2007 from the Elk Grove area. We bought a Pulte home that we enjoyed. In February 2022, we bought a new home just northeast of Vancouver, Washington to be near a new grandson and for retirement. We physically moved March 2022. In the 14 1/2 years living in West Park we 6:57 6:57 6:57 saw the growth in the area. We witnessed the Gallery Mall open up and grow, as well as the devastating fire. We saw the Fountains open up and ate at most of the restaurants there. We do miss Roseville and still keep in touch with former neighbors. The only drawback was living so close to Junction Elementary School and having to get through the chaotic traffic jams caused by parents.
