@Lyftflexslave interesting perspective. Are you speaking to a specific neighborhood that you feel is investment heavy? Even with all the investment homes that were bought when rates were low, it still seems like the demand for rental housing is high as people are always saying it's hard to find something. I don't like the investors that our MIA when it comes to caring for the yards. We always recommend our investors pay a weekly service & charge in rent, as tenants tend to not care for the yards well in a lot of cases.

@hdfjg backyards come as a blank canvas on new construction with the exception of the existing oak trees, so all comes down to peoples budgets & imagination. A lot can be done with these yard sizes 😉

@PamelaLogan-kh2je Thanks for watching! This community has had incredible demand, and sold/reserved over half of their lots before they ever got the models done. So I would say there is about a 1/3 of the community left to be released for sale. The lots are predetermined with plans/elevations, and there are 5 total plans even though only 2 are modeled. And have a few other communities with single stories on large lots in Rocklin & El Dorado Hills. Sometimes those views come at a much higher price point ;) But lots of nice options in the greater Sacramento region. Some people prefer to be on the EDH side based on their work commute.

@fartbart8551 thanks for your perspective! With growth there are definitely new pain points. Unfortunately we see it in all of the Suburbs. Folsom definitely has its pain points too & they are building more affordable housing too. In terms of purchasing, it's important to buy in a community with varied housing/price points & limiting investor purchases to avoid it being a high rental area. During covid, a lot of houses got scooped up at low rates for rentals across the Sacramento region.

@lizcoloma14 which floorplan did you like? The 4 car garage one or the next gen one? We have one on the resale market with pool for $1.2m...model home is for sale for around $1.15m Sometimes we can get resales without the pool closer to $900k. @theoceandragonfly yes we have nice transit buses in roseville. You just have to make sure you look at schedules closely, as they normally only stop once an hour & they don't run very late at night when comparing to larger city public transit.

@theoceandragonfly correct it is in Placer County, but most people relocating here have no idea what that is. So they are looking for the best areas to live in the greater Sacramento Metro region, of which Roseville is one of those places 😊

@ssparrrky Models normally have them locked, I assume for security purposes. Less access points to accidentally get left open. A lot of models have backyard doors locked too where we can't go out 😊 These homes here have standard 2 car garages. We normally get it unlocked if our client wants to see or we look at a home in the field.

@lizasmith6718 California is a big state. What you see in the movies doesn't represent the entire state that has coastal, valleys, dessert landscapes. Sacramento is coined the City of Trees, we have numerous tree types. We have some of the most gorgeous Fall seasons with all the colors the various tree leaves turn. You will still see palm trees here in our shopping centers, especially like The Fountains in Roseville, Palladio in Folsom, and most people put them around their pools & front yards. But you won't find them lining our main street corridors. If you have a higher budget, I recommend a more coastal town or So Cal where you will see palm trees be more prevalent, but the cost of living is much higher in those places when compared to Living in Sacramento and the surrounding suburbs like Roseville California.

@kpadventures2238 overall you'll find Roseville as a whole to be rated as a very safe area to live, especially if you are comparing to larger cities like Los Angeles and San Francisco. This is a fairly subjective topic based on where someone is coming from or past experiences. Since Roseville has shopping amenities (regional mall) that other neighboring cities don't have, we do see an increase in numbers around those stores. In addition to safety, on our initial zoom consult, we normally review other factors like where will you be commuting to, what type of house do you want (new or old), and what your budget is...these things normally help narrow in your search to a part of Roseville (East, Central, or West) and then you can do additional research from there, but they are all pretty similar when it comes to safety. *Here are a couple third party tools that are helpful:* 1. I moved from Roseville to LA and have regretted it since 2016. It was safe, quiet, beautiful and not far from outdoor or city excursions. I loved the little bubble of Roseville.

@Pinkorchid72 yep gotta love the Roseville bubble. I love in LA for grad school & knew it wasn't where I wanted to raise a family. So ended back up in Roseville where I grew up!

@moialder252 what area you coming from? State mandates are requiring a certain percentage of affordable housing within new housing developments. In the past they were able to just allot a certain # of apartments to it within a community, but seems the state requirements have increased & there is a trend toward doing an entire community to meet the required #s compared the the rest of the housing being built. Folsom Ranch has about 2000 units allocated to affordable housing, I'm not sure the locations. I will note that our market rate apartments rent in the area are high at $3k/month, which is more than many peoples mortgages that bought in Roseville back when rates were lower. So when they say affordable housing in our areas, that could mean a teacher teaching in our schools being able to actually afford to rent here since our median area income is 6-figures. Our experience with the existing affordable housing within the newer parts of Roseville, is it has not been an issue & they are allocating some of them for senior housing which is a huge need with the rising cost for these fixed income residents. Most affordable housing is being are also being built along the main corridors, and the ones within the community are normally by our higher density housing (not $1m homes). I think you would be surprised by these communities, most of the current ones building look like luxury apartments communities. This may not align with past experiences of low income housing. In terms of where Toll Brother builds, they try to build in communities where they can have a view lots, and since the land left in West Roseville is flat, it doesn't offer that. Depending on housing budget, I can guide you to suburbs/areas within suburbs that may better align with what you are looking for. Stay where you are since you apparently think “affordable housing” is some kind of stigma, or better yet move to Granite Bay, and who in the world is bragging about being a “conservative Republican” these days. Even dyed in the wool Republicans are distancing themselves from MAGA and the party. Unless of course, you’re a racist bigot who pretends to be a religious patriot, and a member of the MAGA cult. You do know that this area belonged to Mexicans until the Europeans swindled them out of it. I suppose they felt the same way you do.
