1- when they come out of the wall, called a spigot. 2- when i enter i look down because i am in a wheelchair. you showed the seamless entry way to the back, what about the front? i have to be able to get in and out of my house on my own. i am an independent S.O.B.. and some day, maybe soon, i am going to make up my mind where to move to. 3- h o a's ? no, i do not want. 4- only 6300 sq/ft. does it come in 8000 or 8500 sq/ft? i like open floor plans, so i can move around easier. 5- it is multi level, so it needs an elevator. but yeah, i do like it. maybe wider doorways, if i were picky.

You need to market this house and the surrounding lots to the LDS crowd with "large" families. Why? That part of town is LDS central and just behind that house the new LDS temple, nearly 300 tall will be built. It will dominate the skyline in the neighborhood, have a parking lot for 500 cars, have street lights, the tower will also be illuminated at night. Totally against what that rural estate preservation zone does not want. The Mormons will love it. They should design the houses in such a way to keep the Spiritual Wives on property along with their kids.

There is enough property to put another casita in the back for a massive multi gen compound. Even a large shop as well… One of the nicer homes I have seen for sale in Vegas in a while.

People want to see the garages. The sellers could have stored their belongs in a pod,you load yourself, because they are moving anyway just saying 🤷

Sorry, but there's no way. There's no way this is worth 3.5mil. There's no land, no space between homes/no privacy. Not to mention the double HOAs. The home is narrow like a condo. This is a vacation rental, at best. The Velaris model is a better option and even that's pushing it at 3.5. When you do the numbers and you break it down to "bang for the buck", you'll see that this is a hard pass.

I love that art work hanging beside the fireplace in the great room, it changes depending on the angle you’re viewing it from, you either see the man as he is young, then as you move, it changes to him being older, bearded and grey. Love it!!

At this price point, it should not be cookie-cutter. Too many homes have the same interior layouts. This is not worth $5.6 million but it sure does help increase my own property value if it sells lol!
