      Banks and lenders want to lend at higher rates. Yes, they are encouraging it and coming out with programs to lock folks into paying higher rates. Turns out, that’s what they do. They lend money out.

      I get it. I know so many as well. The numbers, as far days on the market and percentage of homes selling over ask, tell me otherwise. Serious buyers are still buying but we may very well be at a tipping point. Time will tell. Watch the long form video. You may understand my point a little better.

      I very much agree with what you’re saying. I also believe the enticing 0% and minimal payment schemes are targeting homeownership to people who are under prepared for the cost which comes with homeownership. For people who meet the requirements and have done their homework, these product will be a windfall.

      To your point, these "affordable" mortgages will likely have a higher foreclosure rate than the traditional mortgages. I'm not ready to call it a windfall, however. I feel like its more of a unintended consequence due to not requiring any "skin in the game." Lower down payment mortgages always have a higher default rates. 0 down will make it easy to walk away when times get tough.

      Allowing one to control a large asset while being able to benefit off the appreciation of the entire asset seems like it helps the buyer, IMO. These “affordable” mortgages come with a higher foreclosure risk to your point. There’s benefit there but at a price.

    I think people are missing the point here in that this is a band-aid solution to an extremely broken system-- not much different in concept than the 10 year car loans, and the 90 year mortgages. What is basically happening is our quality of life is getting worse and worse with each passing generation. Eventually people will be living in capsules if this is allowed to continue. Let's put on our adult thinking caps and think past the temporary solutions. We need a complete tear down and rebuild at this point. Every aspect of our economy and banking system is predatory. Stop feeding the greedy beast.

    Well, since nobody is going to take accountability for, let alone have a practical conversation about the widespread issues of wage stagnancy, solutions for lowering the cost of living and the fact that people have to live in crushing debt to function….then what do you expect? Investors? Homeowners? In a couple of generations, no one will know what the hell you’re talking about given the direction of things. Generations are continuing to lose a standard of living which makes the system even more difficult to operate in and be a part of. Yes,it’s less than ideal for everyone but moreso for the RENTERS living the day to day in this reality. Do you really think people want to keep living without any autonomy, space or stability to raise a family? Renters are trying to find solutions to NOT BE HOMELESS. But yeah, go ahead and worry about what investors thinks, instead of the future your children will have to endure. Maybe pay off every sling and arrow that comes their way into adulthood and leave your house in your will. That’s what it takes now. Any less, you’re a renter with an ever increasing barrier of entry to be “normal”. Can’t wait for the rioting in the streets just for the sake of this type inhumane logic to end.

    Not in my back yard, much? You describe a high demand for housing (1) in a neighborhood with oversized homes that working people can't afford (2) in cities that cling to single family residential zoning (3). Where I live, some of these were turned into *gasp* multiple unit apartments! Oh noes! An enormous house that had a single retired couple living in it for a few months of the year is now housing for 6 to 8 students? The one next door now has two married couples and a single mom with two kids? My "quiet family-friendly neighborhood" is now overcrowded? It "teems with cars, noise"? Uh, what? Actually, I have to watch for the kids bikes and occasionally hear the students grilling in their back yard. Maybe you have some legit complaint about one company that promotes this, but I couldn't make it past your Karen intro.

I'd have to take a look at company profits along with what they are paying their CEO's . CEO pay at public companies is way out of line. Private companies is a different story . When the board pays a CEO like 28 million a year then they a jipping stock holders , jipping capital improvements. Nobody is worth that kind of money . 💰

      @@darinhunterI’m not an expert I’m just a customer. The rates in Canada are usually locked for 3-5 years only. After that, you need to renew the mortgage. It’s my understanding that in USA, rates are locked for the whole duration of the loan (15-25 years).

    We aren’t “locked in.” We were able to buy a lot of home at a good price, and will sell well and put the cash from that sweat-equity and investment home into another that is of higher value with no mortgage.

      That’s a great way to go about building equity. I wish more folks would consider buying a home that needed a little renovation that they could do on their own that would allow them to build that sweat equity.

    If the Federal reserve can print money out of nothing and we have to pay taxes out of our labor can both our income tax and inflation put us into a percentage of slavery and only by navigating the tax code can we avoid this.

    Commercial property should only be investment property. Residential property should only increase 4% in value per year.

      If it wasnt for market manipulation residential property should in fact lose value like cars do. For example if you buy a new house for 600k than in 10 years it should only be worth 200k and if you buy a 50 year old house then it should be worth 5k. Only market manipulation has made this not the case and we would all be richer and better off if it was.

    These are 15 minute cities designed to have you restricted to within 5-15 kilometres from your home. You will be unable to travel further without a permit.     This is what is called "Smart Cities." They are really Open Prisons where your distance of travel is restricted or the C.C.T.V. will note your rego number and you will be fined for any breaches.     How would you pick and IRRRL lender?

      Great question. For years I was ranked as a top VA loan officer in the country so this one is near and dear to me. Make sure they are licensed in your state by going to NMLS www.nmlsconsumeraccess.org/ you can put in their NMLS number. Mine is 29290 for example. Read reviews about them and ask questions like you’re interviewing them. How many VA loans have they done? Do they know what a COE is what’s the funding fee and will it be waived? How many days do I need to wait until I can qualify for an IRRRL? These are some examples of questions. VA IRRRLs will range significantly on interest rates. You’ll want to make sure you comparing rates and closing costs. I’m happy to help you get a baseline for comparison. I rarely lose on rates and closing costs but it does happen.     let me do a little basic math... bought house in 2013 for 270k, today in 2024 current market value 685k. Rent 2-3 bdrm in 2014 $1200 month, mortgage in 2014 was $1200 month. Avg Rent today 2024 2-3 bedrm $2400. Mortgage currently lower... do tell?
