Dude! Casa de Campo is probably the most exclusive gated community in the whole Caribbean. Did not compare this to what is buying outside this community. Like in the US when you buy in a coop building where you have to jump a loop of hoops and still they can’t prevent you for buying.

Great video! I went through this process and I was taken aback when my bank asked me for (aside from everything you mentioned) a PERSONAL FINANCE STATEMENT (Estado Financiero Personal) which needed to be prepared by an accredited accountant and the information they used was for the TWO previous tax years. They asked for every bank account, every debt, every asset (even if I no longer held them). These statements can cost anywhere between $500 to $1,200.
Hello! I was wondering how can you manage airbnb app from the US into an airbnb in DR? I checked the app and it doesn’t let me switch the country. Which it makes it very confusing.
Hey. No need to switch. You can manage any listing in any country from the one app. I live in the USA and manage my listing from here.

What has your roi been on your properties? What can I expect to net per month from properties in Santiago, Punta Cana?
Santiago and punta rental rates are higher, if that’s your goal. But my goal has always been to have 80-90% of my cost covered. So from that perspective the ROI is being met. And the value increases.

Hey. Thanks for watching. The DR is tough because there’s no real regulation on Airbnb and other vacation rental apps. So there’s a lot of completion everywhere. I would do some research in any where you select before you buy. But punta Cana is always good. But there’s a lot of development. So a lot of units opening up. In terms of area it all depends on what you like. I like beach. But other like mountains and country. So that’s really up to you. I think Samana still has good opportunity, puerto plata is pretty decent, and juan dolio is somewhat untapped still. But just gotta see what works for you first.
Hi Jose, new subscriber, I did look into purchasing in the Bayahibe area on a new construction, I crunched the #'s and was hoping to finance the bulk of it thru a Dominican bank but then was told they might only loan you the last 30% of money because its not really a completely existing property ( not finished) and I inquired here in the states, some banks wont give you a home loan if its located outside of the US. I guess its better to have more than half of what the property is worth so the less you need to borrow!! And I fear the Airbnb scene might be getting a little over saturated?? Competing prices? It’s tough. Airbnb is very congested right now. But you definitely need to have at least 30-35% down. I used banco popular in Dominican Republic and it worked out. If you need me to connect you with my people at the back i can. But do your research on the airbnb rental market first. You need to have a team in place.

How much was the place you got and how much did you have to put down for the downpayment..?
Hey. It was over $360k and downpayment was roughly 30%. SMH.

Hey. Personally, I do not. From what I’ve heard, the process is also long and stressful. But a couple of things still apply. You’ll need an appraisal before you purchase and very important is the land survey.

Hello. There is a security check to get into casa de campo. There is usually a $25 per day fee per person but sometimes that can be avoided. We usually provide a code to get access to casa de campo. Upon your arrival you’ll be greeted by our maid or you will be given access with a code to our door if you are arriving later.

Sorry to hear man. But it’s like that in a lot of places. I went to Costa Rica and it was the same thing. Increased insurance when you get there and high security deposit no matter what the company. So it is what it is. Where to next tho?
I own a house in D.R. and am thinking of turning it into an air bnb, instead of renting it out. a support staff is/seems like it will not be too difficult because I've families and people I personally know that I can bless with these jobs and responsibilities... lmk
It depends, Is your house in a high traffic or popular area? I know what you get in rent monthly will be low. But if the area is good you could easily make double. You have to do some research. Check out airdna.co

You can. But it’s easy to get scammed out there. Paper work is all over the place. Buying in casa de campo was great because casa de campo has their own legal that verifies the sale of property.

That entire process took 5 months. But it was 4 months of waiting for confirmations, resending information, and getting all of my paperwork in order. Not too bad but still stressful.

If you’re buying in cash you’re gonna need the appraisals and the lawyer to draw up the contracts. Those steps were the fastest.
