    I'm currently considering moving to Westminster for a job, butttt I don't have a car, would you say it would be livable with a bike? I'm coming from a major city and I love the area and hiking spots nearby. I did find rentals near the job site and about a mile from essentials

      Nice where are you moving from? I’d say you should be ok with a bike, there is good public transportation with buses and stuff. Not great but good if you have a bike! Hope that’s helpful.

    My Mom did a transfer upon death with her home, vehicle and put me on as beneficiary on her investments... I'm so grateful she took the steps she did... I can't imagine going thru probate and trying to figure all of that out (or more so the court figuring it all out for me) and taking such a big amount of everything my Mom owned.

    Why does your math not add up 4,742/.32 is 13k And your first statement was 3386 were did that other 1500 come from? 3386 is close to your 9.5k ending statement. Let alone down payments can easy change this number. So nice playing with the numbers

    Just gloss over that $50k down payment like it's nothing.... So not only do I need to make $10k a month to pay the mortgage, but also have saved every bit of that $10k a month I was making for almost half a year while somehow spending absolutely none of it to survive.... Hmmm...

      @@Denver.real.estate in the UK many years ago we have council houses (effectively government owned properties you could rent). Margaret Thatcher brought in a policy called "right to buy" which on the face of it I fully support. It basically meant you as a tenant could then buy your home from the government. What the government needs to do is set up the same system and then reinvest that money into building more houses (which they didn't do last time). I'm not saying everyone should buy houses or have to go through the government but to get first time buyers on the ladder you need to give them a chance. You CANNOT put down roots or start a family without having a place to call your own so ring fencing a bunch of small starter houses that can't be snapped up by professional land lords who are buying multiple homes at a time is just sensible imo. Plus the government could offer better deals than commercial enterprises. The Government doesn't have to make a profit it only has to be self funding or even slightly subsidized. It also would help the conservatives because in the UK at least people get more right wing as they settle down and become part of a community. This is why the conservative party here is struggling with millennials because very few can afford to save for a deposit (down payment). We need to stop treating houses as assets and more as basic necessity. The government could even do far more politically courageous stuff to build houses faster. We have a massive issue with convict reoffending in the UK because people can't find jobs after they get out. You could set up an apprenticeship that cons could complete during the last 3 years of their sentence (non violent of course and with trackers) and then when they get out they could have an instant job offer from the government to work in a department for housing (equivalent to HUD in the USA I think?). Two birds with one stone. I'm not saying force them into it of course but I bet you a bunch of cons would sign up if they knew they were getting a job at the end of it. Hell you could even fast track them to get houses through this scheme. Say you build them so you can buy them. I think there are lots of things governments could do to help young people own property and stop them from being perpetually unable to get out of the rental sector but they flat out refuse to do ANYTHING. Even building damn houses to increase supply seems impossible for our government to achieve at the moment.

      Cut expenses or make money with another activity! I know it sounds simple and redundant and, maybe even stupid, but that’s the best possible solution. I’ve had friends that I’ve worked in a second or third job just for the down payment amount for a few months, and to get everything squared away.

    Nobody gets rich from a rental. The average American can, however, build long-term wealth by owning a few rental units. If they are smart, they will do the maintenance themselves so they can keep eyes on the property. The long-term trade-off is worth it for the inconvenient phone calls, which inevitably will happen.

    Personally I like to know about any issues as soon as they come up. I don't like things to pile up on me. I never had anyone call me for anything stupid. I would say I been lucky because a lot of my tenants have actually left the apartments nicer than when they got it . I just had one of my tenants put all new kitchen cabinets in his unit and painted it . and he didn't ask for anything in return. I had only one tenant move out in 3 years and he left it so nice I had it rented out the same day he left.

    These video's are some of the dumbest things on the internet. "Throw more money at your mortgage that you already can't afford, and it'll save you money" so will paying it off tomorrow, yet most people can't afford to do either. An extra $300 a month on a mortgage that is already $3,200, is insane. That mortgage payment by its self is already more than the average American makes annually. At this rate, why not just throw an extra $1,000 a month at your mortgage, it will help you save even more money in the long term. See how stupid that sounds.

      All he said was to add additional principal every month and you save that much money by paying the loan off early. thats not quite a scam.
