I closed a deal the first day I made a first call after studying it for 6 months. Have to be consistent for sure. Nothing in life is easy. No one can name me one easy high paying job. Being broke is easy bc it involves doing nothing at all. That’s motivation for me to keep going. I hope everyone keeps going hard. My parents owned restaurants. They never slept. They worked hard for their money. And they had expenses. Running restaurants are far from cheap. They had to pay employees and all. If they gave up, I would have been an homeless child 😢 My aunt makes 600k a year doing janitorial services, being contracted to clean huge hospital and warehouses. She works HARD. To anyone that really wants to make it out of poverty , Just keep going and stay focused!!!! Nothing is easy in life, I come from a family of successful business owners. I would say that wholesale is more an opening to more real estate opportunity, and as you said unless you live in Florida per say and can do it full time. Mostly however I think its how bad you want it.

Good video man. I know you could easily create a bomb course. And I wouldn’t even be mad at you if you did it because you actually are out here grinding in this business daily. But the real estate education business has gotten far worse over the years. There’s no longer just courses. The $997 course just gets you in the door. They mainly sell “coaching” and so-called high-end mastermind groups now. Those programs go from $10k, $20k and more! But $10k to $20k seems to be the minimum nowadays.. If you could convince just 4 to 5 newbies to give $10k or $20k once or twice a year. Do the math.. 😉. And for testimonials of course they’re only gonna show their most successful students. I’d tell people to do research a little bit harder and go interview and talk to those testimonials today. Many, many of them I found are out of the business - despite making a crazy home run deal of 10k to 30k or more with their “coach.” I promise you this. A former wholesaler that is now primarily a Realtor/investor, I forgot his name( might be Tag) did a whole UA-cam interview video on how he did the research on the well-known wholesaling and RE coaches and gurus and interviewed their most successful students. The overall vast majority of those students are currently inactive. The most successful students they post, go talk to and/or email them. They are not even landlords.. They are out of the business and have been for years. But their testimonials are still up to get their next $10k to $20k student… 😉🤫

You need to get to the next level brother. Join a community of people who are doing nothing but deals. I just closed on a home @ $700,000 seller finance and made money upfront. I leased option it to a sober living organization sandwich. You’re looking at it wrong man but you have the heart. Guarantee I can make you a million in your back yard. I partnered with (6) different wholesalers in the last 3 months. They brought the deal and I “found the buyer”. More than half of them didn’t even know I was wholesaling to another person. Averaged $6500 made roughly $40k by just connecting buyers to deals. You need to have everything in your tool box as an investor and not have limited beliefs. I really want to partner with you and show you.

I’ll tell whats tuff getting up 5 am in the morning to go get on the back of a dump truck and smelling like shit after ya shift with garbage juice all over ya. Nigga that’s tuff. I think it’s worth it. But then again ig it depends on where someone is at in their wholesaling journey. Someone who is just starting out will probably be fine w/ a $3k deal but maybe someone more seasoned who is used to bigger deals might no wanna t take it. But money is money lol

Say bro, I'm studying all types of wholesaling related information... what I've noticed is that the videos from the big timers in real estate (wholesaling) tend to leave out or not go into detail on the small steps, like are you required to inform the seller of your intentions? Also the price for the property the said buyer accepted? If there is any and I mean any steps to achieving the first wholesaling deal, I'd be most appreciative ty bro may the good Lord bless you with all your endeavors 🙏
