For all non living salem people, heres an easy breakdown of how salem works. North salem: Some dodgy areas but mostly old neighborhoods. Major homeless problems. Cheap rent. West salem: New neighborhoods, expensive new houses. Expensive apartments. Plenty of homeless, less than north salem. Bad bridge traffic. You will take this bridge multiple times every day if you live here. East Salem(Lancaster): Essentially the worst place to be. Homeless comparable to actual slums of california. Rent isnt much cheaper either. Horrible traffic. Downtown: Dive bars and some nice restaurants. About as much homeless as north salem. South Salem: Nicer area overall, but theres still plenty of homeless and rent here has absolutely skyrocketed. Real estate developers are absolutely carving it up down in south salem. Ive seen old houses demolished and apartments shoot up in place.

Are the Elsinore and/or Capitol Theaters still in operation? That is where all of us from Salem would line up around the block to see Star Wars etc. Great memories.
The Elsinore is still operational and has stuff going on. I've never hear of the Capital Theater so that one might not be around anymore. I'm glad the video brought back fond memories for you.
I grew up in NE Salem... went to North Salem High School. The area was nice but on the poorer side. Lancaster Road has changed a lot but was always bad to travel on traffic wise.

@@SalemOR 1. This is the first place I've ever been told I can't back into a parking space sometimes. 2. People use the middle lane on busy streets to enter traffic. That one stresses me out every time haha. 3. I haven't found a pizza place that scratches the itch of a (Insert name of town) House of Pizza yet. 4. People are generally nice and helpful (ex. making sure I don't get a ticket by parking incorrectly in the parking garage). 🙂

I've moving all my life, different cities, different countries, and now I will be moving to Salem, but this time for good, getting married, settling down and it is scary. It won't be one more stop on my journey, it will be my last final stop. A beautiful house with my husband and dog which we will call home. I need that peace, the beauty and a place to breath. Salem seems to be still adjusting to being the capitol city. I love the suburban feel. Just wish the downtown were more accessible for those of us with mobility issues. (No parking to speak of, weird placement of disabled parking spots and the need to walk blocks to get to the shops you want to explore). Other than that, we love it here.

@@SalemOR You did a great job. I agree that our proximity to Portland gives us a significant advantage over Eugene. Worth noting, between Salem and Portland there are shopping and entertainment options. Between Salem and Eugene there is *not much* except farms.

This video is absolutely ridiculous. Why do you live in Oregon if you are deterring people from moving there? I live in Portland part of the year and the only legitimate negative mentioned in here is the high cost of living and taxes.

I'm watching from Texas and looking to move to the PNW next year. After watching a ton of your videos and others I feel like Salem is where I am looking to move. Any advice for a young professional who will be moving into an apartment instead of buying a home?
Great question! I'd advise visiting Salem (if you can) and then decide what lifestyle you want. Downtown living is an option if your renting an apartment, but there are also apartments in West Salem, S Salem and beyond! If you want a car free life, downtown will be a solid choice. If you don't mind driving W or S Salem might be a good fit. There are apartments in all sections of Salem so it really will come down to what you're seeking and your budget. It's super excited that you're making such a big move! What motivated you to move to the PNW?
@@SalemOR I have always wanted to live in the PNW for the nature, climate and slower life style. I already come from a small town and will be working remotely so driving or commuting isn’t an issue for me. I think the only concerns are safety and affordability. Thank you I appreciate your response!
The good news is that most rentals in Salem are found on Zillow Rental or Apartments.com. It sounds like the PNW is going to be a great fit for you!!
I would definitely want to see statistics on Salem's population before I believed that it's growing significantly. This city isn't exactly a cultural or economic hot-spot.

Fun views of the Oregon coastline? It’s 50 miles away, and on the other side of a mountain range. And It’s Sunny-side, not Sunny-slope.

I moved to Portland from the Salem area where I lived my whole life back in 2018. I was gone for 4 years and when I came back it was drastically different and the crime is much worse. Litter and homeless all over too.
What about your current take on it? It sounds like it’s been a few years since you last visited. Any different/noticeable changes since your last visit?
I moved to Salem fron Vancouver, WA and Renton, WA. Salem was GREAT to raise children! Chemecheta! The carossel was not finished, but there was an exploration museum housed in home of tinker toy , erector set inventor. Great library (is the doll house still there), berries and fresh fruit every where! Plus the WILLAMET RIVER! Parks and Forest nearby. Portland is so dangerous!

It kinda depends on where you’re coming from. Salem is way less crowded than Portland. But Portland compared to New York is way less crowded. What are you wanting out of your Oregon relocation?
We moved here from Chattanooga Tennessee it rained more there than it does here it just rains two or three days every week of the year then when we come here it rains from November through April but then the summer I remember one summer we didn't have one drop of rain for 10 straight weeks and it's warmer here than it was in Chattanooga Tennessee we like it a whole lot better.here

I haven’t watched all of your videos (came here from tiktok)… I’d like to know more about the school system. Particularly I am looking to move with my small family. My child is currently in 9th grade and very involved in musical theater. Would love to have some inside scoop on how supportive the schools are for the arts.

Salem is horrible due to the homeless population, plus gangs. I hate it. Feel way safer in NE Portland than I did downtown Salem

My husband and I visited OR for the first time this fall and immediately fell in love with it. We are strongly considering relocating to Eugene or Salem. After visiting 30+ states together, and living in CO for 15+ years, we’ve are pretty sure this would be an awesome change for us. Can’t wait to go back and visit!

@ we loved Eugene but we didn’t get a chance to visit Salem. We plan to do a one month Airbnb rental sometime in the spring to explore both cities. I love the idea or Salem being more affordable and closer to Portland but Eugene is definitely where our heart is. We are still crunching out numbers but we have both subscribed to our channel and we’ll reach when we are ready to make a final decision . Thank you for putting these videos together.
Staying for a month to visit the area is a great idea! You're going to love the Spring time here, it is soooo pretty. Depending on when you are here you you might have the opportunity to see the cherry blossom trees bloom, or even visit the Tulip Festival(s) around the Valley. Just make sure you bring some allergy medicine because we get lots of pollen with all the pretty new flowers/trees that come into bloom.
i came to salem oregon since 1984, i used to live in ne salem, now I'm in west salem and i think salem is a good place to live, less problems, people are nicer. it's a little bit bored but if you have a job and don't like to go out too much salem is the right place.

Both states offer a mix of forests, rivers, and beautiful parks, which is something I always appreciate. It’s like having access to a range of scenery without going too far from home. The friendliness and down-to-earth vibe of folks outside the big cities really shines through in both states. In Oregon, just like in Ohio, those small towns each have their own character and charm - real hidden gems that make exploring so rewarding. We love Oregon!

@@SalemOR It is! Especially during late July and August. One of the gifts of Oregon is the milder temperatures - especially when it comes to Winter.
This is true. I'd rather have a rainy winter than a humid summer!
Fun fact from my enology and viticulture course in college: The moderate temperatures in the Willamette Valley are ideal for growing the Pinot Noir grape, mainly because this grape has thin, delicate skin that may split if exposed to extreme temperature or humidity changes. Clarity knows her stuff! Mild temps during the growing season. A gentle fog. Less solar intensity than California AVAs. And all that fertile, well-draining loess topsoil (a glacial legacy). Pitch perfect!

Hi Clarity, Do you know if South Central flooded much during the 1996 and 2012 floods? It looks like it flooded around the small rivers, down Church Street a bit.. Did Bush Pasture Park flood? It looks like a cool neighborhood. Thanks.
Great question. The city of Salem would be the best resource for finding out historical flooding in that area. The FEMA flood map is also a good resource to see where the current flood zones in Salem are located. msc.fema.gov/portal/search?AddressQuery=salem%2C%20oregon Overall avoiding the designated FEMA flood zones is pretty easy to do in S Salem and in the Bush Park area. However, it's important to know that there is a 0.2% flood zone on some of the Eastern sections of the neighborhood (on the bottom of the hill). That link above should pull up the City of Salem and overlay the FEMA flood map. This comment feels so stuffy, but the take way is that yes, we have FEMA flood zones, but they are avoidable in many sections of the city. Great question!
@@SalemOR Wow, great quick response. I did look at a FEMA map. It looked like the key is to stay several blocks away from the streams. They have a 500-year map that is interesting. Some dude put out a video of the 2012 flood on UA-cam, He was at Pringle Creek and it was going strong. Church was flooded in the immediate area. I would think sump pumps are popular in Northern South Central. Anyways, The area is very intriguing. You are fabulous.

Thats a great part of town. SE has developed so much and is my favorite part of the East side.
You probably should have made Mission St the southern boundary. Four Corners and Richmond grade school area look much more like other NE Salem areas.
I agree, they do have a similar look. I debated making Mission St. the southern boundary, but ultimately decided against it since it’s technically SE Salem. Anything else I missed that you think people should know about before moving to Salem? I know others would love to hear your thoughts.

Thank you for your videos! I was born (1956) and raised in Salem; finally "escaping" in 1992. Watching Salem evolve over the years has been interesting. I was just back for my 50th high school reunion and the changes are even more breathtaking. Not all good but not all bad either. Salem of the 60s and 70s was a true Norman Rockwell environment. Nearly everyone was in the same socio-economic strata: state workers or those who provided services to them. It was a great place to grow up.
What part/section of Salem did you grow up in? What’s changed about that area since you left?
@@SalemOR At the risk of over sharing: For the first ten years of my life I lived on Lancaster, just south of Center Street.. Back then, it was like Cordon Rd but the trees looked like D street by the state hospital. My parents owned some land that is where Wendy's, del Taco and Red Lobster are and went back to about the middle of where Target is now. When I was in 4th grade they made Lancaster a 4 lane street. That completely ruined the county feel. My parents built a new house on 36th which is about four blocks West of our house on Lancaster. The house was finished in 1967 and my 94 year old mother just sold it about 5 years ago. East Salem used to be country. But Lancaster changed everything. Most of my friends back then lived in Four Corners. As you pointed out, all of these houses look the same and all were occupied by state workers with families. Very homogeneous. But, a great place to grow up because nobody had more than anybody else. I moved away but came back in 1989 to begin Business School and law school at Willamette. My family and I came back frequently over the years to visit my parents and old friends but I never really appreciated how much it had changed until I actually started living there again. As I said in my first response, I believe Salem is a great place to be from. I truly love living at the coast.

Back in the day, property and income taxes were deductible on federal income tax. Sales tax was not. Now days it's not such a big deal.

@@SalemOR I was only commenting on the tax benefits period there was a time when Oregon had a significant tax benefit but, with the change of the tax code, it's not nearly what it used to be. I've enjoyed watching your videos and I think you do a great job of covering all of the relevant parts.

@@ADR-j9mtaxes are crazy now. We've had to pay thousands extra each year the past few years, even with a huge kicker (which counts as taxable income the next year).
