  • Bob discusses a recent site assessment conducted at a corporate office experiencing significant mold issues due to improper construction practices. The building had vinyl wallpaper installed on its exterior walls-a major mistake in building design.
Bob explains that this type of wallpaper traps moisture within the wall cavities, leading to condensation when the cold air from air conditioning meets the warm air inside the walls. This trapped moisture causes the wallpaper to buckle and peel, revealing heavy mold growth behind it.
To address the issue, he plans to build a containment chamber around the affected walls, remove the drywall and vinyl wallpaper, and cut small holes to assess the conditions inside the wall cavities. They will also collect samples of the fiberglass insulation for laboratory analysis, ensuring that mold growth is not present within the insulation itself.
Bob emphasizes the importance of checking the condition of the OSB board and framing, especially since the building’s exterior is brick. When heated by the sun, brick can create high pressure in the wall cavities. Ensuring that there are no penetrations through the brick into the building structure is crucial for preventing further mold issues.
It's better to use FARSIGHT than hindsight!
