For SW89, No BBA is allowed for 20 % frozen units. Earlier it was 50% before ddjay policy change. Customers needed to check DDJAY policy before making any payment. First question should had been if the unit is frozen or not. There is so much lack of knowledge of basic features of DDJAY. Everything was available on tcp and harera website which plot is frozen and which is not since beginning after Rera.
Brokers and consultants were only interested in selling units be it frozen or unfrozen like there is no difference for their high commissions.
The good thing is construction is going on at par for frozen units as well.
One need to beware of builders as well as brokers.

My unit is frozen. 10% EOI is paid. BBA is not done. Suddenly they have started asking for 50% payement through unofficial channels else they will cancel the unit. What to do? They are doing this for all frozen units in Gems project

If we stop the disbursement then the builder will start adding interest to it; M3M has made fairly good progress in a short period of time so if banks have started disbursement (like ICICI) then things are likely to be positive.

I booked a unit in Smartworld One DXP in December and completed 10% payment. BBA registered in February. Obtained sanctioned letter from Kotak Mahindra Bank but now bank is not disbursing the 20% demand. CRM putting pressure to process from another bank or they will cancel the Unit and forfeit the money. Surprisingly, the bank is not disbursing because of their own issues but we have been threatened to cancel the unit if payment is not made. Any suggestion.
Kindly do take action legally to stop their gundagrdi 😡

Allotment letter generated by Builder before BBA, is it provisional? Can builder claim 10% of total value as penalty if buyer withdraws from the project before signing BBA but got a allotment letter after booking from Builder?

They already signed allotment letter which clearly mentioned that they will Put penalties which is wrong as per RERA guidelines.

Thanks for the video. What about Phase II of Golf Hills Sec-79? RERA is not received - what should be our approach for now? Since we have only done EOI payment and haven't received any documentation but EOI payment has been made for Phase II.
Bro just take refund and sleep well. If M3M project doesn't have Rera than this will definitely stuck and noone would help you.

@@venkatiyer5805 Don’t opt any such option if you are not confident….. They will give you N number of reasons but stay strong and follow RERA guidelines…. RERA guidelines will help you here…. and remember that if builder goes down than RERA will complete your project but that is a long process
I have also paid the booking amount for phase 2. They are saying that RERA will come next month. Since we don't have to pay any further, we are simply waiting to see what happens, if anything goes wrong, we will simply apply for refund.

What kind of govt BBA rule ?? If builder is done fraud with customers or they have done wrong with project, then why customer will bear all penalties.. either we have done BBA or not we should get full refund in fraud case… Govt should take action on it..

What about those who have taken the subvention plan?
Some bank already refused to give funds to them.Canara and bank of Maharashtra only providing funds to them. Let’s wait for more bank status.
