    problem ye h ki in flats me rahega kaun? If NRIs are buying... Most probably they will rent them out. But kaunsi calculation h jisme 3.5crore ke flat se rental aap 3% bhi le sakte ho? 3% annual return ke liye bhi monthly rent will shoot to 90K per month. And that's just 3% annual. What kind of investment is this?
    Indian NRIs who are buying these flats at crazy costs seem financially illiterate in every sense. They will be stuck with these properties... forced to get lower than inflation returns and poor resale value after 10 years itself. Flats ki formats jis speed se change ho rahe h nowadays, every Premium project you buy today will be an outdated design within a few years.
    And 3.5crore for a box in a building in a city that has an avg AQI of 200+ which is hazardous - cancerous and whatnot. What is so premium about this?

      10000 crores expressway - first urban expressway in the nation. Think if you would have bought on NH8 when it was built... that area is called cyber city today!

    Buy in hsvp sector 1 hsvp plot at 70000/sq yd, better than Rewari Daruhera Jhajjar HSVP reliance MET bahadurgarh where rate is above 1lac Per yard

    Hsvp Pataudi plots are available next to new Gurgaon expressway @60/70k per sq yd🙏grab them. Numbury clarity giver never advised even when they are 400% higher in last 3 years

    Bhai log ye builder nri ko hi prefer ker rahe so that partial psyment cash me dubai ya us me le sake.. Money laundering ker sake.. Nri book karega flat, 1 saal baad resale me builder khud bikwa dega.. Cash amount nri india a ker khud lega aur kahi doosri jagha laga dega india me.. Ye bade logo ka khel hai, mnc me nauksri kerne walo ka nahi

      flat 5 crore ka and kiraya 1 lac pe b nahi uth raha ..no returns ..Kheto me flats hai ..10-15 saal me kuch ho jayega ..

      aur ye NRI ka fake narrative chal raha hai .. kya 20000 NRI paisa laga rahe hai .. saara jhut failaya hua hai .. DLF and EMAAR me 20% se zyada agar kisi b NRI ka aa gaya ho to bhai jo bolo .. saare Dilli wale hai ..apna floor ya kothi bech k GGN me fasa rahe hai .. Tarc Central delhi me 8-10 Cr ka hai 4000 sq ft me .. Pair pakad k bol rahe hai bas book karwa lo ..booking pe he return le lena ..hahaha sabki halat tight hai

      @@saurabharya172 no doubt there is huge demand for target group 50 lac to 2 cr ..which should ideally be the price of such flats or may be 20% higher .. Google sikka Kimantra sector 79 noida .. Property dealer told me the builder bought some flats ...Average psft was 5500 rs 2021 ..he started to market the same flat as luxury now its around 3-4 cr the same flat (remaining inventory) .. whatever remaining inventory the builders were marketing it as luxury .. Also this BJP govt coz they have not got votes in Delhi is not brining land pooling policy and DDA redevelopment plan ..so border rates of delhi is 2 Cr per acre just 10 mtrs away GGN has 10 Cr ..if the policy gets implemented we know what will happen :)
