    Hi Gaurav, Inhave personally visited Signature 37D, the project is surrounded by Affordable Housing flats so the crowd around this new project will also not be that great and therefore it impacts the future of this new project.
    Pls share your view

    Why do we need 7 swimming pools & shopping malls inside a residential complex.. it sounds more like a marketing gimmick..

      7 swimming pools is innbith campus including 2 Temperature controlled pools. Rest 1Lac sqft High End retail is having open access from 24mtr also so it is part of society with an access.

    Why builder registry is on hold in gurugram? Signature global is saying it has been put on hold by government in tehsil. Plz clarify if aware of this.

    But none of you surprisingly never recommend Hsvp plots in sector 1, Pataudi Gurgaon where in last 3 years, a simple investor has reaped 500% appreciation. From a rate of 14000/sq yd, that is, 250 sq yd plot of 35 lacs is now not available in 1.7 crore and should touch 2 cr within Diwali, another 8 months or so in a rising cycle, i.e. around 80000/sq yd, half of new Gurgaon sector 95 rates and same as reliance MET plots which are in Jhajjar district and which are no match to Hsvp plots, specially when pataudi Rewari Expressway is underway full swing cutting through kmp and Dwarka Expressway. Signal free Drive from terminal 3 to Pataudi will be less than half an hour duration. It will yield higher than bahadurgarh plots in spite of spur on uer 2 as there they are already trading upwards of a lac a yard right up to Rohtak Jind Kaithal main sectors. It is a matter of next higher e auction prices fixation by Hsvp once 4th floor permission is back after elections.

    Personally, if you ask me to enter the market at 16-17k in New Gurgaon, it's better to buy on the dwarka expressway, especially in the Godrej meridian resale unit. Rest in the signature global is just taking leverage of price bracket as in 13000 no new launches are planned and encashing their share price. One will make money in both projects, but the question is how much and when?

    Do comparison of Navraj 37d vs Signature 37d as both are having moral less same location and do compare sizes, loading, extra charges for better understanding. We know navraj is new player, so do let us know the pros and cons of going with a new developer also.

    Is orris aster court in sector 85, 3bhk 1587 size good buy in resale..
    And what's the avg. Rate to buy this property ?
    It's just behind godrej air 1 and at a good location.. but the property has not appreciated much. So wanted to know your point of view ..
    I also don't see a lot of videos on orris aster court

    there is no open big green park in the SG37D.

      If you see the layout both side of project is Podium based and have good decent green area. Rest as per norms also you have to leave 70% open green area. Even density of project is almost 60/Acre which is not too high. That's why you have open area in both side of towers.

    Why Signature Global is accepting so many eois when their project is already sold out. Unnecessary people who are genuinely end-users will fight for unit and allotment. I am not able to understand this. Kindly suggest management not to create unnecessary over subscriptions.

      Undoubtedly, it is a better project, but ticket size and cash follow is way to high. 3bhk - 2750 sqft × 17000 - 4.67 Cr. With avg 2 cr* + cash flow including premium.

    SG 37 has no central green which is there in affordable also

      Placement of towers are strategically placed that way that you have green Podium area on each sides of tower which makes it unique. Rest both land parcel have 3.5 acres of dedicated green area mentioned even in layout. 😊

The 24m road open to all would have street vendors ,affordable housing traffic . Would someone spending 3 plus like himself or his kids mixing with affordable crowd
