Many assume that all landlords are rich , but it's not the case at all. Very sad situation for this lady and so many in her situation that have little to no control over their own property. I had the same experience with my tenant. I had no support from the legal departments because here is south africa the tenants are favored by the law. I am a struggling single mother, I didn't have the money for legal fees. My tenants left nothing but a shell and stole even my light fittings. Destroyed whatever they could not take. They barricaded themselves (14) of them in my house and ran up my utility bills, never paid a cent in rent. I had to take a loan of 50k to renovate. Till date I am still paying off that loan. These tenants are bad lucks, they will suffer, nobody lives happy if they rob innocent people.

I’m aware of a case right now where they are trying to do all kinds of illegal things, short of forging a signature. I’ve been deducted my deposit after leaving a place SPOTLESS, waay better than it was when I arrived. Landlords need to be fair and follow the laws. No, you cannot rent out a home with black mold growing under the kitchen floor!!! I told this landlord I knew someone at the housing authority. I dropped a name and he was there replacing the floor the next day. Tenants, be smart, and be fair. Know the laws. Know your rights and responsibilities.
Why is she taking out a loan for $50k when she should be turning it in to her insurance company and filing damages claim? In the rental down the street they did the same. Every landlord I know in California is selling and buying properties in other states where tenants actually pay rent. Meanwhile, two rentals within a block have gone on the market and we are already in a rental crunch with not enough rentals available. There are good tenants out here in Bakersfield waiting on a place to live but jerks like this tenant are making landlords stop renting properties.

I WENT OUT AND HAD THE WALL OF THE WHOLE HOUSE DONE BEFORE THEY MOVED IN.PLUS I PUT IOO DOLLORS ON THERE PAYMENT EVERY MONTH.
I looked at a property in Oildale/Bakersfield, same thing, the sale was as is, the damage was to extensive for me to take on:( Ended up buying a property in Lake Isabella(35 min from Bakersfield) picked it up for half price by taking the tenants with it, have spent about $25,000.00 repairing and refurbishing it after the damage by the tenants!!!

Go find yourself some guys in front of Home Depot and they will give u a good price on things like this .. Its standard to have tenants supply their own appliances. If holes were poorly patched the run the risk of easily rebreaking. Mold can be argued as pre existing.

Costs are very dependent on location. Getting a construction worker from in front of any big box store would be risky if you personally did not know construction yourself. She will go with a contractor and that will cost.

With a tenant from hell, yes it could. I have just replaced a tiny leak on garage ceiling that costs $2000. It required ripping out the entire ceiling drywall, dispose trash, fix the leak problem, then put the drywall back. Yes, one problem that costs $2k. Other things can cost $400 a piece. And that’s not California price. On top of that, She had the whole laundry list.

I've seen plenty of married couples who were awful, destructive and lazy good for nothing, and there are plenty of single parents who are responsible and non-problematic. For that matter, if a married couple has kids, and only one parent works, then how is that *any different* since there is still only one income meant to feed and support multiple people? I'm a single mom. I work, and I pay my rent. Having a safe home is priority number 1 for my family. I worked 3 jobs (1 full time and 2 part time) for years to make sure my bills got paid on time. During the whole pandemic, including the lockdown when I was suddenly stuck home and unable to go to any of my jobs, I never missed a rent payment. Looking at rental history is a much better indicator of a tenant's likelihood to pay than any other factor.

This whole thing just seriously sucks. I think from here on out I would request advance rent. landlords should sue the government for non payment.

Having a roof over our head and beds to sleep in was a priority for my kids.
