@@CYNTHIATITUS-tc1qr For spec homes, you can't do the frame walk so just the two inspections. Third party home inspection and the welcome home orientation with blue tape inspection!
@@franklinboyd935 Good question. If you don't identify the defect during the blue tape, but find one after you've closed and moved into your brand new home, you will then submit a warranty ticket for the builder to repair. Builders usually offer one year full service warranty.

C. 3 inspections
Correct, thanks for engaging!
Do you, buyer, and inspector normally go to the frame walk inspection together?
@@williammaciel3824 YES! I'm always there 😉 If my buyers cannot attend, I will video the summary so that we can refer to it.

As a building spector for a municipality, you skipped over a lot of items. Second, we inspect to building code. Not for quality of work.
This is good to know to not just rely on one inspector I would want to know that someone is annotating for all shoddy work that needs to be fixed.

C. 3 inspections
Are there inspections needed for move-in ready Spec homes? Or does the builder conduct their own inspections and give us the reports?

My builder charges $500 for each day a third party inspector spends times in the house.
What is your opinion about this?
@@enes-the-cat-father Which builder? I've never heard of that!
@@KaoriLuxuryRealEstate name of the builder is Egstoltzfus. A local builder in PA.
A reputable builder but an annoying practice.
