My wife and I lived in a Jim Walter home (built in 1996) for 21 years. We had it built to 90% complete, which included an insulation package. The only thing we had to do after they finished building was to paint the inside and put the floor covering down. I don't think they installed the proper insulation in the house, though because it was hot in summer and cold in the winter. We recently purchased a 32 x 74 Buccaneer home. We absolutely love it. The only things we've had issues with are cracks in the sheet rock from settling and a drain leak under the kitchen sink. Our seller promptly fixed the problems. Nothing bad so far has popped up. Our electric bill has gone from nearly $400/month to less than $200 per month and we are in the open sun in South Mississippi. We recently had a bad storm. Winds were at least 75 mph (according to the NWS) and knocked down trees and power lines. The home didn't move or vibrate at all during the high winds. We were without electricity for 22 hours. Thankfully, it stayed cool enough inside that we didn't suffocate (81 degrees). I would recommend a Buccaneer home.

Incredible! We bought a brand new Fleetwood in 2000 and had many of the same issues as you. Best one was when the toilets started to steam because they had reversed the hot and cold water lines. There were gouges in the counter tops, same issues with the flimsy tub surrounds and just overall shoddy workmanship. Amazing that 15 years later they still churn out the same crap and are still in business.
Heads up folks. I grew up in WACO,TX and the FLEETWOOD COMPANY was a real good summer job for kids from high school. Take it for what it is, a minimum wage job! Thus the theory of craftsmanship.
Ya that's why they dont cost much, the materials are cheap, and never get anything less then a one piece tub and shower, you get what you pay for, it's like a cheap car, them wall coverings are paper, if u put a tear in and there not going to replace a entire wall, bad crap can happen when moving, and it's just fake wood and materials. It really kinda like what did you expect for what $40,000, maybe less, I feel bad for ya but but did you really expect better? The house down the road we call the banana house cause the floor dips just like a banana! Haven't you talked to most people with mobil homes they mostly all need new sub floors. I think its funny every mobil home I lived in the washer and dryer shook the floor, seeing it make me think back to when I was a kid and lived in them. My dad would all ways bitch about what a pos they all were!
I bought a used 1988 Fleetwood in 2008 for $5,000 with plywood floors. I knew that was one of the most important things to look for. I looked at so many homes with OSB or particle board floors that looked like yours. Mine also had wood paneled walls vs vinyl or 1/4 inch sheetrock and it also had copper wiring vs aluminum wiring. I had a curved metal roof that I recoated with white 10 year Henry roof coat which cut down my electric bill by 25%. The only issue I had with it was the polybutylene gray pipe plastic plumbing. Supposedly all mobile homes used that until 1996 when it was outlawed because it got brittle and cracked. Home Depot has a product called "Sharkbite" which I used every time I had a leak. I had a few friends who bought new "Oakwood" homes for as little as $500 down. Those homes started falling apart as soon as they were setup and within 3-5 years most owners just abandoned them and filed bankruptcy. There was a class action lawsuit against Oakwood for building crappy homes. When I was looking for a deal on a used home I was also checking out new ones but by 2008, most of the new ones like Fleetwood and Palm Harbor were all saying OSB flooring was "just as good as plywood" and if I wanted plywood it would be extra. Sorry to hear you have such problems with your home. I know Fleetwood has gone downhill but their just like any other dealer these days; they will say anything to get another sale. I just bought a nice used 2013 Toyota Prius with 67K miles from a dealer here in Atlanta. It was "Certified, pre owned" and had all the service records from new and came with a 12/12 dealer warranty and the remainder of the factory warranty for another 2 years/100K miles. I arranged financing through my bank so I already knew how much my payment would be. When signing all the papers to buy the car the F&I guy gave me the "hard sell, scare tactic" telling me I needed to buy an additional warranty up to 100K miles for only an additional $1100 because the car might break in half as soon as I take delivery! "Now this amazing certified Toyota car is going to break in half?" I laughed at the guy and told him to go F himself. I 'll take my chances and save $1100. Lie, lie, lie. That's just how business is done these days.

I am sorry you have a bad experience on the first home. I am thinking of buying a mobile home here in Oklahoma. I am just trying to figure out what company and model to get. I will say this video does make me hesitant to get a y home!
sl1950 sl1950. I believe that Dutch Homes is now Champion. I do believe the are based in Indiana. I just recently learned this myself. In addition, the dealer certainly has so much to do with it. Most dealers would graciously follow up with any issues once set up.
Mr. Sucker here: You've prabably moved out of that Fleetwood piece of garbage by now. I made the fatal mistake of buying one. I have most of the same issues you have. and yes you don't want to look under the home here are a few things you will find most likley. hidden under what they call the board (The poly vapor barrier under the home is the barrier manufactuered homes used to hide many defects in workmanship) damaged, holes, improperly installed duct work, causing you to pay higher utilities, floors not stapled or nailed properly after glued, causing squeaks, loose, uneven floors and most of my 20 plus holes were not sealed. I have over 200 pics, videos and sound files of the cheap garbage Fleetwood uses to build these homes, poor workmanship, and safety issues with home. I have filed complaints with 5+ different agencies and I have just started. I will be taking this to a Senator if I have to. So far I have gotten nowhere and will most likley not get any compensation for this. If there are any LARGE law firms willing to take Fleetwood on AGAIN, this should be an easy case. I have found no Attorney's that will touch this. I will end up fixing most warranty issues because Fleetwood is going to drag this out like most big companies these days, hoping you will give up.
All the walls inside my mobile home are stapled together and some are sticking out but that's nothing compare to both of the bathroom floors that are rotting and sinking underneath. Now we have to replace everything in the bathroom. Our kitchen cabinets are falling apart. I think the cabinets were made from pressed sawdust or really cheap material. Great job Fleetwood! By the way mine was build in 1997.
I have a 1999 Fleetwood manufactured home and it's pretty terrible! Literally every plumbing fixture has leaked either from the faucet, the connection or inside the wall. Sounds like water is dripping from under the house when water is turned on too. Wooden drawers fell apart, cabinets are faded and trim came off. Gaps between counter tops and wall. Sinks not caulked and leaked. Shingles blew off roof. Drywall on walls and ceilings developed cracks. Blinds fell apart. Whole house shakes when washer goes into spin cycle. Extremely poor insulation and gaps around doors, ice box in winter and burning up in summer. Door knobs wore out quickly and wouldn't lock anymore. Locks on windows stripped out. Ceiling fan is so wobbly/unbalanced we are afraid to use it for fear of it flying off the ceiling. Floor is uneven and creaks/squeaks. Heat vents stripped out, can't be closed anymore. Multiple leaks in roof during rain storms. I removed the exhaust fan in guest bathroom to see why it was leaking and my mind was blown! There was no vent pipe at all, only a round hole cut in the wood/roof that they just covered up with a single layer of shingles. Unbelievable!
Back in 2004 I bought a 1987 "top of the line" Fleetwood Sandpoint singlewide-- & ever since l've been dealing with the same problems you've described. It's been one hassle (or nightmare) after another. Water leaks, mold formation, weak spots in the floor-- I've seen it all. But the risk of fire due to the shoddy & incompetent electrical wiring/installation is what absolutely terrifies me...
@@juana3383c That's terrible. I'm also now experiencing electrical issues, lights and fan in bathroom won't turn on and the sink doesn't drain properly even after using several drain cleaners and drain snake.

o o The flooring is still standing. It does creak and pop at times when walking through entry ways. It gets to be very annoying when walking around and you can feel the rise of the flooring different from others at the joint. The carpet areas are starting to show lines where the flooring is buckled and the linoleum in the kitchen is starting to bubble around the air vent where the previous repair group had patched a hole in the flooring and had to remove the covering

ETC, ETC, ETC !!!
We had issues with a water leak in ours. The frame in wall rotted and mold formed with mushrooms growing fleetwood said you get what you pay for. They said at first they would not fix sent them pictures and said I would send same pictures to the state and to local papers and tv stations the relented and fixed it.
Sorry for your troubles and agrivation. Consumers standing up and being heard is the best thing we can do to affect change. Talk with our wallets. Manufactured housing has come a long way, but still can't compete with stick built unfortunately. Btw Lilly was so cute and helpful in showing your home!

Hi David, I'll bet you missed something you will not see what is hidden from you even the Building Inspector I hired missed three of the major issues I had to point out. I moved to an area that has 70 site built homes by Palm Harbor I have aready talked with 12 of my neighbors. Homes built from 1990 - 2012 approx. Those homes were built with better quailty materials I have invetigated some , but most people/neighbors said they had issues that caused 7 of them to sue, and one neighbor told it took 3 + years for them to get most issues fixed. Don't be fooled this is all manufactured homes I have talked with many Contractors and they have told me their horror stories.
This is so sad. What a difference 20 years makes. We purchased our Fleetwood brand new in 1992. Our mobile home was everything we ordered. No problems at all. After watching your video, I would not purchase a brand new Fleetwood now. Now being 2018.
Our 1990 Fleetwood is all original except paint work to face lift the kitchen cabinets and walls, one owner before us...it's like brand new still 30 years later with minor flaws like the same tub shower surrounds this guy has. The thing to realize is Fleetwood is not the same company as it was 2008 and prior because the original Fleetwood homes went bankrupt and then was restarted by new company called cavco, I only know this because I was asking for the original floor plan and possible blueprints for my sandpointe by Fleetwood. My family had a new Fleetwood in 1997 and when did we have the paperwork, we also had a blueprint. Back in 97 they built them very fast we have a couple of imperfections like unlevel countertops but nothing was crazy over the top bad other than the smell of the sheetrock being very strong and glue
Yes my mom had a Fleetwood that lasted forever and ever without any problems whatsoever ...paid it off and eventually sold it when she built a home however, that mobile home was from the 80's. Things can completely turn in the other direction....SAD!
Same problems with ours. My son currently lives in it. When they set the house it is 3" higher in the front than the back. The front actually slopes to the back half in the front. After about 6 months the little strips that cover the seems started popping loose. Lots of problems exactly like yours. Also there is a switch in the furnace that keeps blowing out at least once a year. 130.00 every year for that switch. My son just turned it off and installed a wood stove. My son has had to go thru every room, one by one and replace all floors with batter sub floor. The electrical was a nightmare. The plug in the kitchen caught fire. Luckily my son was up all night anyway and caught it and flipped the breaker. Lots of other electrical problems. Plumbing was a whole other nightmare.Most all of the lines have been replaced. The washer makes the entire house shake terribly. The master Glamour bath, the big jaccuzzi tob has a nice size crack and the shower does the same as yours.Yes, We have spent DOUBLE because it was so bad. Electricians, plumbers, Replacing floors, fixing walls, new flooring because of water leaks that destroyed the sub floor and coverings. INSANE

I own a 14x70 Redman 3/2 that is a 91 model. I bought it in 99 for $7900. I own two mobile home lots which equal to two acres and put it on one lot and I use the other mobile (68 KaraVilla) as storage until one of my 20 year old kids want to remodel it. I have been lucky up until about 12 years ago. The 1st couple years were fine and dandy. I have always had buckled floorboards. In 2001 or 2002, I had a mother rat snake gain entry to my home and have her offspring. That was a nightmare. Keep in consideration that I was basically a single mom, my ex stayed high and drunk, so I didnt notice the space around the plumbing under the cabinets. Well, when the 5 foot long black snake was killed, we found the babies in our closets and bathroom cabinets. We got all of them out and yes..we killed them. I went out to Lowes and bought 8 cans of spray foam. I put that around ANY crack there was. We never had a snake get in since BUT, the foam did push the pipes in the wall and well, the end result was not good. My current hubby, bless his heart, stripped out the guest bath because the whole floor fell through from water seeping between the walls in my sons room and the front door. The roof had buckled and the walls were wavy. Mold started growing all over and everything was removed and replaced down to the metal beams. The metal was the only thing unscathed. We have had to replace the door frame 4 times now! The water runs right down the door and inside. Still going between the walls!! No matter what direction the rain blows. We would like to do a roof over but the county will not allow us due to zoning. Even though I own the land. So, we are going to have to keep on replacing the front door and everything else the water touches. We have cool sealed to the point I think we own stock in that company. We had to have two new fuses put in so we dont die from heat stroke because the rickety old fuse box couldnt carry two window air conditioner units. We only have two working electrical outlets in the kitchen, thank God they are for the stove and fridge. So, I take it where they piggybacked the wiring and with all this water damage, we are going to have to strip the kitchen to the studs and have an electrician rewire it. We are also having to strip the master bath down because the cheap fiberglass tub cracked and now the surround around the faucet to the tub is rotted away. Yeah, we could go buy another home. I am 43 years old and I will never have it paid for though. $45-$50K is what it would cost to replace the one I have with a new one. My hubby lost his job of 14 years and I am disabled. Limited money. So, we will make due with what we have. Make repairs as we go. Im sorry my post was so long but we are having to completely rebuild our house and I know I can relate to how much it sucks. Im waiting for one good gust of wind and this place will fall over. The washing machine scares me bad enough. It rocks this place to the foundation..
I would have took his advice and got an attorney on the major items for the replacement of the home. attorneys will do a good job some don't get paid if you don't win. Let them sell it at a discount but get you another home.
Never buy without a TAKE-OFF LIST! A complete materials list from screws to carpet to trim. Everything that goes in the house! EVERYTHING! Check every piece of trim plumbing wiring wall covering Fixtures before you sign a contract. Out a deadline in the contract with penalties. Don't pay the last draw until everything is done. Get a lawyer! They will save you in the long run! ❤️🙏❤️
This will not work in he current market Warraties are written to benefit Sellers and Retailers, like most big corporations today they will string you along until you give up, they use contractors that have to be certified to work on manufactured homes. Of the 4 contractors that have done work or inspections on this home NONE of them could finish the work, had the correct tools or the materials to do the work, then they tell the Retailer or Manufacturer that they refuse to come back to the home because the Home Owner(s) are unreasonable or complain about the work. Yeah the work they could or didn't do or did so poorly they just waste your time.
I have read up on problems with the Fleetwood before Thanks for the video. What people may not realize as well is that a permanent foundation is better than stands and ties. By fixing your manufactured home to a permanent slab the house lays evenly. Poured anchor weights to the joists under the home, if not leveled correctly will end up in the result you have with your home now, all due to improper installation of your home. not to mention fixing it to a foundation increases value. when homes like this are not properly leveled and the weather changes humidity will seriously mess with the underside of a manufactured home. The price of a slab can vary but it all depends on what you want for your home, and how far into the future you think the life of your home will start to show signs of wear and tear. I have seen homes like yours and others, other than Fleetwood that have sat on a slab above ground and without a slab and in time anything above ground regardless of the workmanship winds up the same the floor gets trashed over time. So, in hindsight always remember a slab will add value to your home regardless of whether it is above or fixed. and you can always renovate or trade in your old home for a new one. If it is above ground it is easier to move of course. But, the way they are making them today they are like a regular stick home.

I have a fifteen year old Fleetwood home. Let me warn you of other problems you will encounter. Your tub seems to be the same as mine. A flimsy pvc 1/16" thick molding supported by styrofoam underneath. Watch the drain area as it will crack and start leaking and doing vast water damage to the house. Same for the shower. Also on my home the shingles were stapled down. Our roof was leaking for probably years and 4 yrs. ago cost me 4,000 to fix. Staples do not seal shingles like nails do. The roof sheathing was nailed and missed the trusses in many places. While we were on the roof standing, one of the trusses snapped. Also watch for how the ridge was sealed as ours was done incorrectly and was leaking also. Watch for the vents and pipes coming through the roof as they are not sealed well and will also leak. Also the pex tubing for the water will have no shutoff valves anywhere. Mice will be a severe problem if your underpinning is not tight as the holes for the piping are way bigger than the lines passin through them. I would urge you to get out as soon as possible. Your problems are nut unique. Fleetwoods quality is horrible.
Richard Embody as a roofer staples are allowed to be used we use nails cause it's faster but staples are allowed but it shouldn't leak cause of that as the shingle overlaps the nail or staple this is an issue with bad roofing technique staples though just like they say are a cheaper building material they don't leak but hold the shingle less

I sell Fleetwood homes, I see multiple issues here. There is no doubt you got a substandard product, that must be plant related. I can see from your video you bought what we call in California a "crownpointe extreme" model, which is a bottom of the line piece of S**t. so, that being said, I will say this, The dealer you bough the home should be the one stepping up if the plant does not. Our homes are amazing, we do not even allow customers to buy homes with vinyl walls, I would bet you have paper wrapped cabinets also. I am in no way defending Fleetwood, what I am saying is the problem is that a dealership allowed this to happen. You should be calling them out as well..Sorry about your issues, I wish I had sold you a home...we would make sure it got fixed, even if it cost us the money. Be well.

Yes my wife and I purchased a fleetwood home in 1996 it was a foundation set. Nice house but it had issues with the roof rafters. Some were broken and some were different heights and lengths. It took a lot of effort on our part to get the factory to make necessary repairs. The dealer we purchased it from washed their hands of our problems and we're no help at all. We lived in it for four years and then sold it at a loss. Very disappointed with fleetwood and will never buy another home from them again. Good Luck to anyone who purchases a fleetwood home. You will be on your own after the sale.
My wife and I bought a 1994 Fleetwood Eagle Trace brand new, nothing but trouble from day one. Leaks, gouged in dry wall, misaligned drywall panels, bowed out tub surrounds, leaking drains filling the insulation under the home...you name it. Whenever the dealer sent someone out to fix, they never did. Eventually Fleetwood sent a factory rep, who patched job most of it, giving excuses it was a "bottom line home and what do you expect." Due medical issues, we were never able to move out, and ended up paying it off. Now that we own it, we are going to treat like a second hand home and remodel and bring up to code n
How odd, I bought a Fleetwood home in 1997. It was quality built! After I inspected it, only a few minor issues were found, and were all fixed right. Only long term problem was the cheap hinges on the doors. Having teenagers is rough! I truly loved my Fleetwood, I wonder what happened to the quality in between 1997 and 2015?
I have a slightly more upscale Fleetwood and I had a couple issues but they fixed them. Some things they were never able to properly fix. The biggest issues I had with this Fleetwood and a previous one was issues caused by installation. The installers where I am tend to be contractors who do not work for Fleetwood and they tend to be the most skate contractors in the world. If there is a corner to be cut, they will cut it. They also do tend to fix one problem while damaging other things and creating new problems. Fleetwood was attentive to problems but the contractors they used were bad news. I think the biggest over all issue was fit and finish. Doors not hung straight and stuff like that. But, again, if these homes are not leveled properly, everything will end up being crooked. Stuff like door frames will be out of square as the building settles. Basically, in my experience, it was more the set up contractors and repair contractors as opposed to the actual quality of the home I got.. I live in Florida and I understand Fleetwood has several different plants. So it may depend on where your house is made.
I purchased a Fleetwood home in 1987, other than both bath tubs, its a very well built home! I did order mine from Pembroke NC... They may have went down hill since then!
My first home was a Fleetwood (I think from the same Waco plant as yours). I had a lot of issues like yours and you're right, Fleetwood does not stand behind their product. A Fleetwood rep would show up (with a pissed off attitude) and I was treated like I was making the whole thing up even though I showed him the exposed staples and other subpar workmanship. I would never even consider a Fleetwood home..at least not from the Texas plant. And that was 20 years ago so that shows how Fleetwood is not interested in improving their practices.
I purchased a 2019 Fleetwood Manufactured Home “Westfield Classic” in 2018. I have not had any issues what so ever but the black farm house kitchen sink was stained and they replaced the kitchen counter on the sink and replace the sink with a stainless steel farm house sink 15 months after owning the home. As of 2 years later no issues whatsoever. The Georgia Fleetwood factory built mine out of Douglas GA. I hope you can get some type of workmanship lawyer and contact HUD about the product that the Fleetwood factory in Texas where yours was built.
Solid built homes can be lemons too. Get your own engineer inspector to check out the roof and do your own inspections, etc, otherwise the inspection company will cater to whomever pays their bill. Rent an infrared camera from Lowes to see water damage or lack of insulation in the walls and ceiling. Check for possible flooding issues where landscaping meets the house (slope) and can water get out of your yard or where does it go? Turn on the furnace and cooler no matter what. Go to the farthest room and see if it's noticeably hot or cold, or will your kids freeze. Once I saw little rocks in the water coming out of the bathtub faucet that the inspectors said were normal. I've seen owners paint the shower tile to cover up lots of mold, or gutters that were incorrectly sloped and ponded severely backing up onto the roof causing damage. Windows that look fine but don't slide or open. Water damage behind the refrigerator, high ceilings with the registers on the ceilings (can be a bad design, stays cold). ETC.
ceilings, ewalls, floors do warp in transit, and if left unoccupied, they are not the same as housing standards. If you buy from a manufacture have them bring the base( shell of the home) and finished work inside ( drywall, flooring, tile) once its on sight. It take longer, they will claim not do it, they can, they just don't want to. However, the cost goes up when you do it that way. Also make sure they dont leave the pex piping for your plumbing which they have a bad habit of doing.
I have a 1999 single wide Oakwood I bought new and have moved once since the original move off of the sales lot. One electrical issue and a cracked (1") walk in shower - both fixed promptly and no issues since.
My parents bought a Fleetwood Millenium home in 1999 (forgot the model #). That same flimsy plastic was used over tile in the guest shower. Many problems (leaks) with the bathtub and faucets ocurred. The carpeting knead up in a few places just after a few years. The hot water tank sucks and has low pressure. One of the vent registers no longer carry any air from the furnace. The floor creaks between the kitchen and living room. Floor boards at the front door and around the master bath toilet softened up and broke. Fleetwood makes some very nice models, but they seem to skimp on quality in many areas. Then again, is this unique to manufactured homes or just Fleetwood themselves?
FYI Clayton did almost the same thing to my son with his new mobile home 65k before the cost of moving and set up and no repairs were made,dishwasher wasn't connected when home was delivered. His flooring didn't hold up 6 months and his front door was jack up and slanted down towards the hallways as well.Before long he had mold in the showers no caulking just white tape that didn't stick and all kinds of wall panel damage and don't get me stated with the poor quality wood look flooring they used that was tore in several spots nad was not replaced. Oh and they also got the furniture package and all the decor and furniture was just left in open boxes and thrown in the closets none was put up like saleman said it would be. He said this is what it will look like before the movers leave NOT! The mover said I don't decorate my own house that is why I got a wife. Complaints are not responded too. Corporate said that it is on the lot and the lot said it is on Clayton corporate office they just sell the house. Passing the buck finally gave up like they knew everyone does it is too much. And Vanderbilt mortgage also wouldn't help 2 payments due before they got their home delivered, that is right before they had their on site walk thru which never happened but was suppose to. Oh and dude didn't hook up the ac unit either and brought a used ac unit when my son bought a new home with a new ac unit. Just a mess!
Thank you for warning us against Fleetwood. They should have been responsible to fix everything that was substandard, and now they are going to pay for it as they will be losing many sales because you have made it public of how they treat their customers. I will never buy a Fleetwood because of your excellent video exposing their poor quality. You should post their address, and we can write to their company expressing our outrage over how they have treated you. You can get estimates to fix the flooring problems, and take them to Small Claims court, and let an impartial judge make the decision to compel them to do the right thing.
Carol Lmao...a judge can not "compel" anything other than what's written & agreed to in the sales contract. He has no power to "compel" morality. He adjudicates the law. There are no fee-fees in a legally binding contract.
Carol I so agree! We should stand with this couple and demand that Fleetwood make this right! I am very worried that the situation with your home is going to put a strain on your marriage. It is not right. This time of your life together should have been a dream come true. Now it has turned into a nightmare, and we can all feell your frustrations.
All of these "Mobile Homes" are built different than a stick built home. Some of them have their own lumber plants to make the special sized studs (Ive lived in 5 in my life and none, even back in the 80's had standard sized studs). They are built to be below a certain weight so they can be hauled down the roadway. after the last two mobile homes, I vowed, never again would I pay over $10 grand for one. but on the other hand, I have heard horror stories about people with stick built homes also (depending on the builder and corners they cut to stay under budget). There are videos all over about each brand, good and bad issues. even saw them on palm harbor.
Fleetwood has always had a quality issue from the plant. They just push it out the door so they can start the next one. They take your money then your on your own. I am a HVAC contractor and do many modular home dealers work Fleetwood, Champion, Clayton and CBS. Fleetwood had the most customer complaints, the quality was terrible. Sadly most manufactures built to trailer standards. Not alot you can do about it except get a lawyer and their betting most owners can't afford it. Buyer beware
Settlement issues are a fact of life, unless your blocking is set on four foot deep pilings. The ground heaves due to winter/summer changes. Always recommend releveling evert two to three. Where I live the city two years ago required that all new home sets are on four foot deep pilings to get below the frost line.
Love N Life We have one more year before we can sell the home. We have been looking at Palm Harbor Homes and a few others that we may consider. This was our first starter home and we are ready to purchase something bigger. As far as the home we have now it's still holding up but the flooring has only gotten worse. The laminate flooring is not strong like they say it is. My wife has dropped things off the counter like her IPhone and it has made indented marks in it. The refrigerator area has sunk lower on the decking. Trim has been falling off and peeling in the Master bathroom. The front storm door and main door area has had high flow drafts under it with light showing from the frame bending in the middle where the house was over jacked during the install. We've had to move our entertainment center in the living room around again because when our frontloader washing machine would run on spin cycle everything was shaking. When my wife would close the refrigerator door you could feel the shaking in the living room as well. Some how the house holds up well during thunderstorms and high winds but we hope to have it gone by next year. Keeping our fingers crossed.
+juv923 Your best bet would have been to buy an older used home either from the 80's or 90's (not Fleetwood or Clayton) for around $10-$15k or less and refurbished and upgraded it yourself. I believe new manufactured homes are not worth the price and I can say the same about stick built homes.
I've had to deal with the same issues, bought a medium size double-wide and the roof was cheap, it was made to sell, not last. Have your roof inspected. And the back door? Mine was always open. I would lock it using the deadbolt and I didn't even need to turn the knob to open it---I just unlocked the deadbolt and it would fly open by itself. These are hints to a greater problem and I thought Fleetwood was the Cadillac among mobile homes nearly 20 years ago. Now I know they are just as bad as they were before 2000. I also heard Champion homes are made with cheap materials so I have to wonder if any of them are any good.
Many years ago, Fleetwood had a great reputation. However, they started losing money, causing them to cut corners. Then they went out of business. Later, some other company bought the remains of the business - including the name - and is now making these. The current "Cadillac among mobile homes" is Jacobsen. I haven't seen nearly as many complaints about them as any other manufacturer, though they aren't flawless either. It makes me think that it'd be better to buy a used one, because then, at least the price will be more in line with the amount of work and/or boo-boos to ignore.
i have a 97 double wide in Maine on a slab, i have yet to find cracks in the slab but i have a couple places on the floor that creek pretty good in the winter, now its spring and its getting better, but not bad other than that considering its age. there are also a couple dips in the floor by walls but at least its now where im walking. im guessing its between floor joists. mine is titan.
I have a Fleetwood singlewide. Its not well built and the finishes are extremely cheap. The carpet is super cheap and wasn't stretched, so it wrinkled and got worn down very quickly. When it was built the builders put a staple through the water lines which cause major leaking and mold, they came out and repaired the pipe (but did it wrong, which caused MORE leaking, and my husband had to fix it himself) but didn't fix the underbelly or replace the VOG wall. The bathroom just had MDF walls with water resistant paper on then, not a tub surround, and none of it was caulked, so we got water leaks and mold up the walls next to the tubs. The floors have weak spots in areas where there was no water damage and shouldn't be weak. Definitely buy from another company.
I bought my friendship home in 2017 and i have had few issues overall and the people took care of the major issues within a reasonable amount of time. I am sorry to hear that you got issues with the people whom made your house...
I am so sorry you have had to deal with this. I have a double wide 4 bedroom mobile home from Fleetwood and no broblems. It is 25 years old and has normal wear and tear and needs to be replaced. Don't give up. I live in Texas . We put ours on concrete .
Fleetwood and palm harbor are now off my list. Next thing for me to do is check out Clayton and Wayne Frier. If my husband and I are going to spend over $150,000 on a brand new modular home it damn well better be livable.
I had the warped floors in my Crestwood home. Same thing. State got involved. They never repaired the floors so when I took out the carpet 20 years later, I had the floors floated with concrete and put the flooring down when it dried. Skyline homes are the only decent homes these days.
I am in the market for a mobile home. Your video reminded me to be aware of the need for good "after sales" service. If that retailer would not stand behind you after the manufacturer allowed that home to be released for sale I say shame on the both of them and especially the retailer (Fleetwood). I am wary of them. This lets me know I have to be wary of them as well as any other manufactured product AND seller.
I bought my double wide from the same makers of Clayton homes in Sanford, NC 20 years ago. Mine was delivered to my site only partially finished. I watched the crew put up the drywall and install the carpeting. Mine has real crown molding, baseboards, window frames and ledges, single piece tub/shower. It doesn't look like a "mobile home". Also, got it for $10,000.00 less than what Clayton's was selling it for. I had done enough research on these homes and knew that Fleetwood Homes was the very worst you could buy. I am so sorry you've had such a bad time with yours. Good luck and I hope Fleetwood will do the right thing and resolve your issues.
Thank you very much for posting this vid. I started to look around at Mobile homes. The dealer I went to showed me one which is on "sale" but the quality just didn't feel right. I loved the floor plan but still didn't feel it. I did she how faulty the bathroom tub is didn't feel good. We all know that bathroom water leaks are a mobile home's night mare. For anyone here looking at your review my recomendation is a Solitaire, Oakcreek the quality is great. Am working on closing a deal on their SW-R380S model i love it so much. I have a Fleetwood manufactured out of Georgia moved it to Tennessee have had no problems trailers are all made cheapest parts possible when I purchased mine you do a walk-through and they fix anything then in my case I had another trailer made same model
We got a Clayton home 20 years ago. It was a really bad experience. BUT not as bad as yours. Our AC was like yours. And windows not working. doors that just come apart. How did it finally turn out for you?

Unfortunately I fear that is every mobile home. We lived in 2 different brand new ones for over 20 years. Both of them....brand new and crap started going wrong within a month. I blame the companies that make them as much as I do the people who put them on the lot when you buy them. It's sad. It really is.
LOL by the way -- our decking was "fixed" on our second one by them going underneath and bracing it up like you would if you were bracing up a floor. Uh...yeah that might work on a floor where you are bracing against cement like a basement...did NOTHING when you are sitting on sod and ground.

Did they not give you a home warranty? I had a lot of issues with my new stick built home. Had to read the fine print and get the warranty company involved to get everything fixed. The builder latter had a class action suit against him because a lot of Homes were experiencing water intrusion, mine included. Fourteen years later my roof in already failing. Next time ill build my own house. Home builders these days are greedy they take your money and run.
Due diligence is required before buying any brand of manufactured home. As with most brands/manufacturers - there is bottom line that meets bare minimum code to homes with optional materials and amenities. Never buy the home off the lot. Order one and read up on all of the options. Also, read up on the dealership/retail sales company. If you are a novice, take all paperwork (before signing) to an attorney to explain what the manufacturer does, what the dealer does, and what is expected of the buyer. Don't buy the bottom line low priced budget homes. Those are for profit making privately owned mobile home parks. Also read up on what types of pads for placement of home are best. Caveat Emptor!
We replaced the Back door on our home with a real door. Had the same problem with water leaking in. We don't have a Fleetwood. No matter what Modular, Mobile or Manufactured home you buy....you are going to find things that irritate you. Even REAL homes have problems when you buy a NEW home. If you bought a DEMO home there is a lot of put up and tear down stress. Remember you get what you pay for no matter what you buy. Don't sweat the small stuff cause Life has bigger problems than this.
I'm so sorry this happened to you and your family. We just recently retired and are looking to downsize and purchase a modular home. Is that the same as what you have? What did you pay for this when you bought it? Many of these home builders/manufacturers have power lawyers and it is very difficult to bring law suits against them. There was a mega home builder in Texas several years ago. When buyers banded together to take them to court, the mega builder said that they would keep them in litigation for years.

when i was growning up my mom bought a fleetwood it was used but was only 5 years old and we had the same issues when my mom finally got mad about putting money in it she let them foreclose on it because it was going to cost more to fix it and 3 months after the bank took it back they went to move it from the trailer court and the roof caved in as we watched them take it away thats why i was glad my mom let the bank take it because the way they build them are junk and when they were able to fix it cost more to fix everything because of the floors roof and water leaks

I used to live in a mobile home. It might have been a Fleetwood. I can't remember, but it was cheaply built home. After I moved, I bought a house. I was done with mobile homes. I didn't care if I had to buy an older home, as long as it wasn't a mobile home.
Ive pulled home for a few years learning to drive truck. One thing the company I worked for was stressing a proper set up. The home will settle after time. My question is...did any of the contractors offer or suggest to have it re leveled? And yeah..Fleetwood is kinda the bottom of the line as far as Mfg housing goes. I feel bad you had so much trouble with them. You mentioned Clayton homes. I worked in their plant back in the mid 80s when it was in Bean Station TN. It was Norris Homes...changing hands or something like that, but this I can say. They took their codes and standards serious. if it didnt pass inspection...They had no problem bringing whoever worked on that section of the home up to inspection to fix it. Im not bias...but in my opinion not as former employee of Clayton, but also as a driver that delivered and set them up, Clayton my not be the Mercedes of Mfg homes, but theyre a nice home for the price. I sure hope you get it squared away. Your young and your first home investment shouldnt leave you a bad memory.
My 1995 Fleetwood vogue had bad workmanship but was beautiful. I paid extra for those six panel interior doors and they were so bowed they stuck out top and bottom.

Hi, I have a Clayton mobile home. I bought my home 17 years ago and I haven't had too many problems with my doublewide. I'm sorry you had a bad mobile home experience. But once they set it up it's hard to get them to come back! Trust me this is my second mobile home. The first was a singlewide and now I have a doublewide and enjoying it!!! Wow, this is terrible. We were considering Fleetwood, but not any more. We are also looking into Clayton and Palm Harbor Homes. I hope they have gotten better over the years, but I don't want to risk it. We sold our large house with guest house to downsize, so this will be our last home. We don't want any projects and problems. Shame on you Fleetwood for doing this to this young couple.
We just made a down payment on a manufactured home one thing I will be doing during placement of home to foundation is checking every water connection and drain pipe & I will scrutinize on time stamped video every inch, my video will not be one year later where they might suggest that I or someone else caused the condition As far as that crack in your vanity, I bought brand new kitchen cabinets that had cracks just like that fresh out of the box
Your house is even worse than our. We had major trouble with our also. Our state (Washington) would not help us at all. A shower was leaking and we didn't know it and we had mushrooms growing from the carpet and mold growing up the wall. Windows broke and wouldn't open anymore, skylight leaked, half of the outlets didn't work and this just goes on and on. Fleetwood treated us the same as they did you. I am so sorry your going through this.

I worked for Greentree Finance for 3 years as their repo rep. There are vast differences in manufacturers. Also, manufacturers generally have different levels within their product line. This looks like a basic entry level house. You get what you pay for. Fleetwood was generally lower quality.

Your best bet is modular, they have stricter requirements than manufactured(though tech. they are both manufactured) Sorry you had to deal with this, what a shame.

My wife and I lived in a Jim Walter home (built in 1996) for 21 years. We had it built to 90% complete, which included an insulation package. The only thing we had to do after they finished building was to paint the inside and put the floor covering down. I don't think they installed the proper insulation in the house, though because it was hot in summer and cold in the winter.
We recently purchased a 32 x 74 Buccaneer home. We absolutely love it. The only things we've had issues with are cracks in the sheet rock from settling and a drain leak under the kitchen sink. Our seller promptly fixed the problems. Nothing bad so far has popped up. Our electric bill has gone from nearly $400/month to less than $200 per month and we are in the open sun in South Mississippi.
We recently had a bad storm. Winds were at least 75 mph (according to the NWS) and knocked down trees and power lines. The home didn't move or vibrate at all during the high winds. We were without electricity for 22 hours. Thankfully, it stayed cool enough inside that we didn't suffocate (81 degrees).
I would recommend a Buccaneer home.

Incredible! We bought a brand new Fleetwood in 2000 and had many of the same issues as you. Best one was when the toilets started to steam because they had reversed the hot and cold water lines. There were gouges in the counter tops, same issues with the flimsy tub surrounds and just overall shoddy workmanship. Amazing that 15 years later they still churn out the same crap and are still in business.

Heads up folks. I grew up in WACO,TX and the FLEETWOOD COMPANY was a real good summer job for kids from high school. Take it for what it is, a minimum wage job! Thus the theory of craftsmanship.
Ya that's why they dont cost much, the materials are cheap, and never get anything less then a one piece tub and shower, you get what you pay for, it's like a cheap car, them wall coverings are paper, if u put a tear in and there not going to replace a entire wall, bad crap can happen when moving, and it's just fake wood and materials. It really kinda like what did you expect for what $40,000, maybe less, I feel bad for ya but but did you really expect better? The house down the road we call the banana house cause the floor dips just like a banana! Haven't you talked to most people with mobil homes they mostly all need new sub floors. I think its funny every mobil home I lived in the washer and dryer shook the floor, seeing it make me think back to when I was a kid and lived in them. My dad would all ways bitch about what a pos they all were!
I bought a used 1988 Fleetwood in 2008 for $5,000 with plywood floors. I knew that was one of the most important things to look for. I looked at so many homes with OSB or particle board floors that looked like yours. Mine also had wood paneled walls vs vinyl or 1/4 inch sheetrock and it also had copper wiring vs aluminum wiring. I had a curved metal roof that I recoated with white 10 year Henry roof coat which cut down my electric bill by 25%. The only issue I had with it was the polybutylene gray pipe plastic plumbing. Supposedly all mobile homes used that until 1996 when it was outlawed because it got brittle and cracked. Home Depot has a product called "Sharkbite" which I used every time I had a leak. I had a few friends who bought new "Oakwood" homes for as little as $500 down. Those homes started falling apart as soon as they were setup and within 3-5 years most owners just abandoned them and filed bankruptcy. There was a class action lawsuit against Oakwood for building crappy homes. When I was looking for a deal on a used home I was also checking out new ones but by 2008, most of the new ones like Fleetwood and Palm Harbor were all saying OSB flooring was "just as good as plywood" and if I wanted plywood it would be extra. Sorry to hear you have such problems with your home. I know Fleetwood has gone downhill but their just like any other dealer these days; they will say anything to get another sale. I just bought a nice used 2013 Toyota Prius with 67K miles from a dealer here in Atlanta. It was "Certified, pre owned" and had all the service records from new and came with a 12/12 dealer warranty and the remainder of the factory warranty for another 2 years/100K miles. I arranged financing through my bank so I already knew how much my payment would be. When signing all the papers to buy the car the F&I guy gave me the "hard sell, scare tactic" telling me I needed to buy an additional warranty up to 100K miles for only an additional $1100 because the car might break in half as soon as I take delivery! "Now this amazing certified Toyota car is going to break in half?" I laughed at the guy and told him to go F himself. I 'll take my chances and save $1100. Lie, lie, lie. That's just how business is done these days.

sl1950 sl1950. I believe that Dutch Homes is now Champion. I do believe the are based in Indiana. I just recently learned this myself. In addition, the dealer certainly has so much to do with it. Most dealers would graciously follow up with any issues once set up.

Mr. Sucker here: You've prabably moved out of that Fleetwood piece of garbage by now. I made the fatal mistake of buying one. I have most of the same issues you have. and yes you don't want to look under the home here are a few things you will find most likley. hidden under what they call the board (The poly vapor barrier under the home is the barrier manufactuered homes used to hide many defects in workmanship) damaged, holes, improperly installed duct work, causing you to pay higher utilities, floors not stapled or nailed properly after glued, causing squeaks, loose, uneven floors and most of my 20 plus holes were not sealed. I have over 200 pics, videos and sound files of the cheap garbage Fleetwood uses to build these homes, poor workmanship, and safety issues with home. I have filed complaints with 5+ different agencies and I have just started. I will be taking this to a Senator if I have to. So far I have gotten nowhere and will most likley not get any compensation for this. If there are any LARGE law firms willing to take Fleetwood on AGAIN, this should be an easy case. I have found no Attorney's that will touch this. I will end up fixing most warranty issues because Fleetwood is going to drag this out like most big companies these days, hoping you will give up.
All the walls inside my mobile home are stapled together and some are sticking out but that's nothing compare to both of the bathroom floors that are rotting and sinking underneath. Now we have to replace everything in the bathroom. Our kitchen cabinets are falling apart. I think the cabinets were made from pressed sawdust or really cheap material. Great job Fleetwood! By the way mine was build in 1997.

I wish that my fiancé and I would have saw this video when you posted it. We bought a Fleetwood end of 2015 and we have been disappointed since day 1!
I have a 1999 Fleetwood manufactured home and it's pretty terrible! Literally every plumbing fixture has leaked either from the faucet, the connection or inside the wall. Sounds like water is dripping from under the house when water is turned on too. Wooden drawers fell apart, cabinets are faded and trim came off. Gaps between counter tops and wall. Sinks not caulked and leaked. Shingles blew off roof. Drywall on walls and ceilings developed cracks. Blinds fell apart. Whole house shakes when washer goes into spin cycle. Extremely poor insulation and gaps around doors, ice box in winter and burning up in summer. Door knobs wore out quickly and wouldn't lock anymore. Locks on windows stripped out. Ceiling fan is so wobbly/unbalanced we are afraid to use it for fear of it flying off the ceiling. Floor is uneven and creaks/squeaks. Heat vents stripped out, can't be closed anymore. Multiple leaks in roof during rain storms. I removed the exhaust fan in guest bathroom to see why it was leaking and my mind was blown! There was no vent pipe at all, only a round hole cut in the wood/roof that they just covered up with a single layer of shingles. Unbelievable!
Back in 2004 I bought a 1987 "top of the line" Fleetwood Sandpoint singlewide-- & ever since l've been dealing with the same problems you've described. It's been one hassle (or nightmare) after another. Water leaks, mold formation, weak spots in the floor-- I've seen it all. But the risk of fire due to the shoddy & incompetent electrical wiring/installation is what absolutely terrifies me...
@@juana3383c That's terrible. I'm also now experiencing electrical issues, lights and fan in bathroom won't turn on and the sink doesn't drain properly even after using several drain cleaners and drain snake.

o o The flooring is still standing. It does creak and pop at times when walking through entry ways. It gets to be very annoying when walking around and you can feel the rise of the flooring different from others at the joint. The carpet areas are starting to show lines where the flooring is buckled and the linoleum in the kitchen is starting to bubble around the air vent where the previous repair group had patched a hole in the flooring and had to remove the covering

THE CARPET WAS A PIECE OF GARBAGE. THE QUALITY OF IT WAS THE LOWEST YOU COULD FIND. 5. THE FAUCETS IN THE ENTIRE HOUSE LOOKED LIKE THEY WERE STAINLESS STEEL, BUT THEY WERE MADE OUT OF PLASTIC !!! ETC, ETC, ETC !!!
We had issues with a water leak in ours. The frame in wall rotted and mold formed with mushrooms growing fleetwood said you get what you pay for. They said at first they would not fix sent them pictures and said I would send same pictures to the state and to local papers and tv stations the relented and fixed it.
Sorry for your troubles and agrivation. Consumers standing up and being heard is the best thing we can do to affect change. Talk with our wallets. Manufactured housing has come a long way, but still can't compete with stick built unfortunately. Btw Lilly was so cute and helpful in showing your home!

Hi David, I'll bet you missed something you will not see what is hidden from you even the Building Inspector I hired missed three of the major issues I had to point out. I moved to an area that has 70 site built homes by Palm Harbor I have aready talked with 12 of my neighbors. Homes built from 1990 - 2012 approx. Those homes were built with better quailty materials I have invetigated some , but most people/neighbors said they had issues that caused 7 of them to sue, and one neighbor told it took 3 + years for them to get most issues fixed. Don't be fooled this is all manufactured homes I have talked with many Contractors and they have told me their horror stories.

This is so sad. What a difference 20 years makes. We purchased our Fleetwood brand new in 1992. Our mobile home was everything we ordered. No problems at all. After watching your video, I would not purchase a brand new Fleetwood now. Now being 2018.
Our 1990 Fleetwood is all original except paint work to face lift the kitchen cabinets and walls, one owner before us...it's like brand new still 30 years later with minor flaws like the same tub shower surrounds this guy has. The thing to realize is Fleetwood is not the same company as it was 2008 and prior because the original Fleetwood homes went bankrupt and then was restarted by new company called cavco, I only know this because I was asking for the original floor plan and possible blueprints for my sandpointe by Fleetwood. My family had a new Fleetwood in 1997 and when did we have the paperwork, we also had a blueprint. Back in 97 they built them very fast we have a couple of imperfections like unlevel countertops but nothing was crazy over the top bad other than the smell of the sheetrock being very strong and glue
Yes my mom had a Fleetwood that lasted forever and ever without any problems whatsoever ...paid it off and eventually sold it when she built a home however, that mobile home was from the 80's. Things can completely turn in the other direction....SAD!
Same problems with ours. My son currently lives in it. When they set the house it is 3" higher in the front than the back. The front actually slopes to the back half in the front. After about 6 months the little strips that cover the seems started popping loose. Lots of problems exactly like yours. Also there is a switch in the furnace that keeps blowing out at least once a year. 130.00 every year for that switch. My son just turned it off and installed a wood stove. My son has had to go thru every room, one by one and replace all floors with batter sub floor. The electrical was a nightmare. The plug in the kitchen caught fire. Luckily my son was up all night anyway and caught it and flipped the breaker. Lots of other electrical problems. Plumbing was a whole other nightmare.Most all of the lines have been replaced. The washer makes the entire house shake terribly. The master Glamour bath, the big jaccuzzi tob has a nice size crack and the shower does the same as yours.Yes, We have spent DOUBLE because it was so bad. Electricians, plumbers, Replacing floors, fixing walls, new flooring because of water leaks that destroyed the sub floor and coverings. INSANE

I own a 14x70 Redman 3/2 that is a 91 model. I bought it in 99 for $7900. I own two mobile home lots which equal to two acres and put it on one lot and I use the other mobile (68 KaraVilla) as storage until one of my 20 year old kids want to remodel it. I have been lucky up until about 12 years ago. The 1st couple years were fine and dandy. I have always had buckled floorboards. In 2001 or 2002, I had a mother rat snake gain entry to my home and have her offspring. That was a nightmare. Keep in consideration that I was basically a single mom, my ex stayed high and drunk, so I didnt notice the space around the plumbing under the cabinets. Well, when the 5 foot long black snake was killed, we found the babies in our closets and bathroom cabinets. We got all of them out and yes..we killed them. I went out to Lowes and bought 8 cans of spray foam. I put that around ANY crack there was. We never had a snake get in since BUT, the foam did push the pipes in the wall and well, the end result was not good. My current hubby, bless his heart, stripped out the guest bath because the whole floor fell through from water seeping between the walls in my sons room and the front door. The roof had buckled and the walls were wavy. Mold started growing all over and everything was removed and replaced down to the metal beams. The metal was the only thing unscathed. We have had to replace the door frame 4 times now! The water runs right down the door and inside. Still going between the walls!! No matter what direction the rain blows. We would like to do a roof over but the county will not allow us due to zoning. Even though I own the land. So, we are going to have to keep on replacing the front door and everything else the water touches. We have cool sealed to the point I think we own stock in that company. We had to have two new fuses put in so we dont die from heat stroke because the rickety old fuse box couldnt carry two window air conditioner units. We only have two working electrical outlets in the kitchen, thank God they are for the stove and fridge. So, I take it where they piggybacked the wiring and with all this water damage, we are going to have to strip the kitchen to the studs and have an electrician rewire it. We are also having to strip the master bath down because the cheap fiberglass tub cracked and now the surround around the faucet to the tub is rotted away. Yeah, we could go buy another home. I am 43 years old and I will never have it paid for though. $45-$50K is what it would cost to replace the one I have with a new one. My hubby lost his job of 14 years and I am disabled. Limited money. So, we will make due with what we have. Make repairs as we go. Im sorry my post was so long but we are having to completely rebuild our house and I know I can relate to how much it sucks. Im waiting for one good gust of wind and this place will fall over. The washing machine scares me bad enough. It rocks this place to the foundation..

I would have took his advice and got an attorney on the major items for the replacement of the home. attorneys will do a good job some don't get paid if you don't win. Let them sell it at a discount but get you another home.
Never buy without a TAKE-OFF LIST! A complete materials list from screws to carpet to trim. Everything that goes in the house! EVERYTHING! Check every piece of trim plumbing wiring wall covering Fixtures before you sign a contract. Out a deadline in the contract with penalties. Don't pay the last draw until everything is done. Get a lawyer! They will save you in the long run! ❤️🙏❤️
This will not work in he current market Warraties are written to benefit Sellers and Retailers, like most big corporations today they will string you along until you give up, they use contractors that have to be certified to work on manufactured homes. Of the 4 contractors that have done work or inspections on this home NONE of them could finish the work, had the correct tools or the materials to do the work, then they tell the Retailer or Manufacturer that they refuse to come back to the home because the Home Owner(s) are unreasonable or complain about the work. Yeah the work they could or didn't do or did so poorly they just waste your time.
I have read up on problems with the Fleetwood before Thanks for the video. What people may not realize as well is that a permanent foundation is better than stands and ties. By fixing your manufactured home to a permanent slab the house lays evenly. Poured anchor weights to the joists under the home, if not leveled correctly will end up in the result you have with your home now, all due to improper installation of your home. not to mention fixing it to a foundation increases value. when homes like this are not properly leveled and the weather changes humidity will seriously mess with the underside of a manufactured home. The price of a slab can vary but it all depends on what you want for your home, and how far into the future you think the life of your home will start to show signs of wear and tear. I have seen homes like yours and others, other than Fleetwood that have sat on a slab above ground and without a slab and in time anything above ground regardless of the workmanship winds up the same the floor gets trashed over time. So, in hindsight always remember a slab will add value to your home regardless of whether it is above or fixed. and you can always renovate or trade in your old home for a new one. If it is above ground it is easier to move of course. But, the way they are making them today they are like a regular stick home.

I have a fifteen year old Fleetwood home. Let me warn you of other problems you will encounter. Your tub seems to be the same as mine. A flimsy pvc 1/16" thick molding supported by styrofoam underneath. Watch the drain area as it will crack and start leaking and doing vast water damage to the house. Same for the shower. Also on my home the shingles were stapled down. Our roof was leaking for probably years and 4 yrs. ago cost me 4,000 to fix. Staples do not seal shingles like nails do. The roof sheathing was nailed and missed the trusses in many places. While we were on the roof standing, one of the trusses snapped. Also watch for how the ridge was sealed as ours was done incorrectly and was leaking also. Watch for the vents and pipes coming through the roof as they are not sealed well and will also leak. Also the pex tubing for the water will have no shutoff valves anywhere. Mice will be a severe problem if your underpinning is not tight as the holes for the piping are way bigger than the lines passin through them. I would urge you to get out as soon as possible. Your problems are nut unique. Fleetwoods quality is horrible.
Richard Embody as a roofer staples are allowed to be used we use nails cause it's faster but staples are allowed but it shouldn't leak cause of that as the shingle overlaps the nail or staple this is an issue with bad roofing technique staples though just like they say are a cheaper building material they don't leak but hold the shingle less

I sell Fleetwood homes, I see multiple issues here. There is no doubt you got a substandard product, that must be plant related. I can see from your video you bought what we call in California a "crownpointe extreme" model, which is a bottom of the line piece of S**t. so, that being said, I will say this, The dealer you bough the home should be the one stepping up if the plant does not. Our homes are amazing, we do not even allow customers to buy homes with vinyl walls, I would bet you have paper wrapped cabinets also. I am in no way defending Fleetwood, what I am saying is the problem is that a dealership allowed this to happen. You should be calling them out as well..Sorry about your issues, I wish I had sold you a home...we would make sure it got fixed, even if it cost us the money. Be well.

Yes my wife and I purchased a fleetwood home in 1996 it was a foundation set. Nice house but it had issues with the roof rafters. Some were broken and some were different heights and lengths. It took a lot of effort on our part to get the factory to make necessary repairs. The dealer we purchased it from washed their hands of our problems and we're no help at all. We lived in it for four years and then sold it at a loss. Very disappointed with fleetwood and will never buy another home from them again. Good Luck to anyone who purchases a fleetwood home. You will be on your own after the sale.
My wife and I bought a 1994 Fleetwood Eagle Trace brand new, nothing but trouble from day one. Leaks, gouged in dry wall, misaligned drywall panels, bowed out tub surrounds, leaking drains filling the insulation under the home...you name it. Whenever the dealer sent someone out to fix, they never did. Eventually Fleetwood sent a factory rep, who patched job most of it, giving excuses it was a "bottom line home and what do you expect." Due medical issues, we were never able to move out, and ended up paying it off. Now that we own it, we are going to treat like a second hand home and remodel and bring up to code n

Having the dealer fix factory issues is not a real, sustainable solution. There's a reason we choose not to represent Fleetwood.
How odd, I bought a Fleetwood home in 1997. It was quality built! After I inspected it, only a few minor issues were found, and were all fixed right. Only long term problem was the cheap hinges on the doors. Having teenagers is rough! I truly loved my Fleetwood, I wonder what happened to the quality in between 1997 and 2015?
Maybe yours came from a different plant than his. I live in MO and my Fleetwood is crap, just like his.
I have a slightly more upscale Fleetwood and I had a couple issues but they
fixed them. Some things they were never able to properly fix. The biggest issues
I had with this Fleetwood and a previous one was issues caused by
installation. The installers where I am tend to be contractors who do not work for
Fleetwood and they tend to be the most skate contractors in the world. If there
is a corner to be cut, they will cut it. They also do tend to fix one problem while damaging
other things and creating new problems. Fleetwood was attentive to problems but
the contractors they used were bad news. I think the biggest over all issue was fit and finish. Doors not hung straight and stuff like that. But, again, if these homes are not leveled properly, everything will end up being crooked. Stuff like door frames will
be out of square as the building settles.
Basically, in my experience, it was more the set up contractors and repair contractors as opposed to the actual quality of the home I got.. I live in Florida and I understand
Fleetwood has several different plants. So it may depend on where your house is made.
I purchased a Fleetwood home in 1987, other than both bath tubs, its a very well built home! I did order mine from Pembroke NC... They may have went down hill since then!
My first home was a Fleetwood (I think from the same Waco plant as yours). I had a lot of issues like yours and you're right, Fleetwood does not stand behind their product. A Fleetwood rep would show up (with a pissed off attitude) and I was treated like I was making the whole thing up even though I showed him the exposed staples and other subpar workmanship. I would never even consider a Fleetwood home..at least not from the Texas plant. And that was 20 years ago so that shows how Fleetwood is not interested in improving their practices.
I purchased a 2019 Fleetwood Manufactured Home “Westfield Classic” in 2018. I have not had any issues what so ever but the black farm house kitchen sink was stained and they replaced the kitchen counter on the sink and replace the sink with a stainless steel farm house sink 15 months after owning the home. As of 2 years later no issues whatsoever. The Georgia Fleetwood factory built mine out of Douglas GA.
I hope you can get some type of workmanship lawyer and contact HUD about the product that the Fleetwood factory in Texas where yours was built.

Solid built homes can be lemons too. Get your own engineer inspector to check out the roof and do your own inspections, etc, otherwise the inspection company will cater to whomever pays their bill. Rent an infrared camera from Lowes to see water damage or lack of insulation in the walls and ceiling.
Check for possible flooding issues where landscaping meets the house (slope) and can water get out of your yard or where does it go? Turn on the furnace and cooler no matter what. Go to the farthest room and see if it's noticeably hot or cold, or will your kids freeze. Once I saw little rocks in the water coming out of the bathtub faucet that the inspectors said were normal. I've seen owners paint the shower tile to cover up lots of mold, or gutters that were incorrectly sloped and ponded severely backing up onto the roof causing damage. Windows that look fine but don't slide or open. Water damage behind the refrigerator, high ceilings with the registers on the ceilings (can be a bad design, stays cold). ETC.

ceilings, ewalls, floors do warp in transit, and if left unoccupied, they are not the same as housing standards. If you buy from a manufacture have them bring the base( shell of the home) and finished work inside ( drywall, flooring, tile) once its on sight. It take longer, they will claim not do it, they can, they just don't want to. However, the cost goes up when you do it that way. Also make sure they dont leave the pex piping for your plumbing which they have a bad habit of doing.
I have a 1999 single wide Oakwood I bought new and have moved once since the original move off of the sales lot. One electrical issue and a cracked (1") walk in shower - both fixed promptly and no issues since.
My parents bought a Fleetwood Millenium home in 1999 (forgot the model #). That same flimsy plastic was used over tile in the guest shower. Many problems (leaks) with the bathtub and faucets ocurred. The carpeting knead up in a few places just after a few years. The hot water tank sucks and has low pressure. One of the vent registers no longer carry any air from the furnace. The floor creaks between the kitchen and living room. Floor boards at the front door and around the master bath toilet softened up and broke. Fleetwood makes some very nice models, but they seem to skimp on quality in many areas. Then again, is this unique to manufactured homes or just Fleetwood themselves?
FYI Clayton did almost the same thing to my son with his new mobile home 65k before the cost of moving and set up and no repairs were made,dishwasher wasn't connected when home was delivered. His flooring didn't hold up 6 months and his front door was jack up and slanted down towards the hallways as well.Before long he had mold in the showers no caulking just white tape that didn't stick and all kinds of wall panel damage and don't get me stated with the poor quality wood look flooring they used that was tore in several spots nad was not replaced. Oh and they also got the furniture package and all the decor and furniture was just left in open boxes and thrown in the closets none was put up like saleman said it would be. He said this is what it will look like before the movers leave NOT! The mover said I don't decorate my own house that is why I got a wife. Complaints are not responded too. Corporate said that it is on the lot and the lot said it is on Clayton corporate office they just sell the house. Passing the buck finally gave up like they knew everyone does it is too much. And Vanderbilt mortgage also wouldn't help 2 payments due before they got their home delivered, that is right before they had their on site walk thru which never happened but was suppose to. Oh and dude didn't hook up the ac unit either and brought a used ac unit when my son bought a new home with a new ac unit. Just a mess!
Thank you for warning us against Fleetwood. They should have been responsible to fix everything that was substandard, and now they are going to pay for it as they will be losing many sales because you have made it public of how they treat their customers. I will never buy a Fleetwood because of your excellent video exposing their poor quality. You should post their address, and we can write to their company expressing our outrage over how they have treated you. You can get estimates to fix the flooring problems, and take them to Small Claims court, and let an impartial judge make the decision to compel them to do the right thing.
Carol Lmao...a judge can not "compel" anything other than what's written & agreed to in the sales contract. He has no power to "compel" morality. He adjudicates the law. There are no fee-fees in a legally binding contract.
Carol I so agree! We should stand with this couple and demand that Fleetwood make this right! I am very worried that the situation with your home is going to put a strain on your marriage. It is not right. This time of your life together should have been a dream come true. Now it has turned into a nightmare, and we can all feell your frustrations.
All of these "Mobile Homes" are built different than a stick built home. Some of them have their own lumber plants to make the special sized studs (Ive lived in 5 in my life and none, even back in the 80's had standard sized studs). They are built to be below a certain weight so they can be hauled down the roadway. after the last two mobile homes, I vowed, never again would I pay over $10 grand for one.
but on the other hand, I have heard horror stories about people with stick built homes also (depending on the builder and corners they cut to stay under budget).
There are videos all over about each brand, good and bad issues. even saw them on palm harbor.
Fleetwood has always had a quality issue from the plant. They just push it out the door so they can start the next one. They take your money then your on your own. I am a HVAC contractor and do many modular home dealers work Fleetwood, Champion, Clayton and CBS. Fleetwood had the most customer complaints, the quality was terrible. Sadly most manufactures built to trailer standards. Not alot you can do about it except get a lawyer and their betting most owners can't afford it. Buyer beware
Settlement issues are a fact of life, unless your blocking is set on four foot deep pilings. The ground heaves due to winter/summer changes. Always recommend releveling evert two to three. Where I live the city two years ago required that all new home sets are on four foot deep pilings to get below the frost line.

Love N Life We have one more year before we can sell the home. We have been looking at Palm Harbor Homes and a few others that we may consider. This was our first starter home and we are ready to purchase something bigger. As far as the home we have now it's still holding up but the flooring has only gotten worse. The laminate flooring is not strong like they say it is. My wife has dropped things off the counter like her IPhone and it has made indented marks in it. The refrigerator area has sunk lower on the decking. Trim has been falling off and peeling in the Master bathroom. The front storm door and main door area has had high flow drafts under it with light showing from the frame bending in the middle where the house was over jacked during the install. We've had to move our entertainment center in the living room around again because when our frontloader washing machine would run on spin cycle everything was shaking. When my wife would close the refrigerator door you could feel the shaking in the living room as well. Some how the house holds up well during thunderstorms and high winds but we hope to have it gone by next year. Keeping our fingers crossed.
+juv923 Your best bet would have been to buy an older used home either from the 80's or 90's (not Fleetwood or Clayton) for around $10-$15k or less and refurbished and upgraded it yourself. I believe new manufactured homes are not worth the price and I can say the same about stick built homes.
I've had to deal with the same issues, bought a medium size double-wide and the roof was cheap, it was made to sell, not last. Have your roof inspected. And the back door? Mine was always open. I would lock it using the deadbolt and I didn't even need to turn the knob to open it---I just unlocked the deadbolt and it would fly open by itself. These are hints to a greater problem and I thought Fleetwood was the Cadillac among mobile homes nearly 20 years ago. Now I know they are just as bad as they were before 2000. I also heard Champion homes are made with cheap materials so I have to wonder if any of them are any good.
Many years ago, Fleetwood had a great reputation. However, they started losing money, causing them to cut corners. Then they went out of business. Later, some other company bought the remains of the business - including the name - and is now making these.
The current "Cadillac among mobile homes" is Jacobsen. I haven't seen nearly as many complaints about them as any other manufacturer, though they aren't flawless either. It makes me think that it'd be better to buy a used one, because then, at least the price will be more in line with the amount of work and/or boo-boos to ignore.
i have a 97 double wide in Maine on a slab, i have yet to find cracks in the slab but i have a couple places on the floor that creek pretty good in the winter, now its spring and its getting better, but not bad other than that considering its age. there are also a couple dips in the floor by walls but at least its now where im walking. im guessing its between floor joists. mine is titan.
I have a Fleetwood singlewide. Its not well built and the finishes are extremely cheap. The carpet is super cheap and wasn't stretched, so it wrinkled and got worn down very quickly. When it was built the builders put a staple through the water lines which cause major leaking and mold, they came out and repaired the pipe (but did it wrong, which caused MORE leaking, and my husband had to fix it himself) but didn't fix the underbelly or replace the VOG wall. The bathroom just had MDF walls with water resistant paper on then, not a tub surround, and none of it was caulked, so we got water leaks and mold up the walls next to the tubs. The floors have weak spots in areas where there was no water damage and shouldn't be weak. Definitely buy from another company.
I bought my friendship home in 2017 and i have had few issues overall and the people took care of the major issues within a reasonable amount of time. I am sorry to hear that you got issues with the people whom made your house...
I am so sorry you have had to deal with this. I have a double wide 4 bedroom mobile home from Fleetwood and no broblems. It is 25 years old and has normal wear and tear and needs to be replaced. Don't give up. I live in Texas . We put ours on concrete .
Fleetwood and palm harbor are now off my list. Next thing for me to do is check out Clayton and Wayne Frier. If my husband and I are going to spend over $150,000 on a brand new modular home it damn well better be livable.

I had the warped floors in my Crestwood home. Same thing. State got involved. They never repaired the floors so when I took out the carpet 20 years later, I had the floors floated with concrete and put the flooring down when it dried.
Skyline homes are the only decent homes these days.
I am in the market for a mobile home. Your video reminded me to be aware of the need for good "after sales" service. If that retailer would not stand behind you after the manufacturer allowed that home to be released for sale I say shame on the both of them and especially the retailer (Fleetwood). I am wary of them. This lets me know I have to be wary of them as well as any other manufactured product AND seller.
When we looked at Fleetwood back 15 yrs ago and saw plastic sinks we walked out and never returned.
I bought my double wide from the same makers of Clayton homes in Sanford, NC 20 years ago. Mine was delivered to my site only partially finished. I watched the crew put up the drywall and install the carpeting. Mine has real crown molding, baseboards, window frames and ledges, single piece tub/shower. It doesn't look like a "mobile home". Also, got it for $10,000.00 less than what Clayton's was selling it for. I had done enough research on these homes and knew that Fleetwood Homes was the very worst you could buy. I am so sorry you've had such a bad time with yours. Good luck and I hope Fleetwood will do the right thing and resolve your issues.
Thank you very much for posting this vid. I started to look around at Mobile homes. The dealer I went to showed me one which is on "sale" but the quality just didn't feel right. I loved the floor plan but still didn't feel it. I did she how faulty the bathroom tub is didn't feel good. We all know that bathroom water leaks are a mobile home's night mare. For anyone here looking at your review my recomendation is a Solitaire, Oakcreek the quality is great. Am working on closing a deal on their SW-R380S model i love it so much. I ll show pics when set up if possible.

I have a Fleetwood manufactured out of Georgia moved it to Tennessee have had no problems trailers are all made cheapest parts possible when I purchased mine you do a walk-through and they fix anything then in my case I had another trailer made same model

We got a Clayton home 20 years ago. It was a really bad experience. BUT not as bad as yours. Our AC was like yours. And windows not working. doors that just come apart. How did it finally turn out for you?

Unfortunately I fear that is every mobile home. We lived in 2 different brand new ones for over 20 years. Both of them....brand new and crap started going wrong within a month. I blame the companies that make them as much as I do the people who put them on the lot when you buy them. It's sad. It really is.
LOL by the way -- our decking was "fixed" on our second one by them going underneath and bracing it up like you would if you were bracing up a floor. Uh...yeah that might work on a floor where you are bracing against cement like a basement...did NOTHING when you are sitting on sod and ground.

Did they not give you a home warranty? I had a lot of issues with my new stick built home. Had to read the fine print and get the warranty company involved to get everything fixed. The builder latter had a class action suit against him because a lot of Homes were experiencing water intrusion, mine included. Fourteen years later my roof in already failing. Next time ill build my own house. Home builders these days are greedy they take your money and run.
Due diligence is required before buying any brand of manufactured home. As with most brands/manufacturers - there is bottom line that meets bare minimum code to homes with optional materials and amenities. Never buy the home off the lot. Order one and read up on all of the options.
Also, read up on the dealership/retail sales company. If you are a novice, take all paperwork (before signing) to an attorney to explain what the manufacturer does, what the dealer does, and what is expected of the buyer.
Don't buy the bottom line low priced budget homes. Those are for profit making privately owned mobile home parks.
Also read up on what types of pads for placement of home are best.
Caveat Emptor!
We replaced the Back door on our home with a real door. Had the same problem with water leaking in. We don't have a Fleetwood. No matter what Modular, Mobile or Manufactured home you buy....you are going to find things that irritate you. Even REAL homes have problems when you buy a NEW home. If you bought a DEMO home there is a lot of put up and tear down stress. Remember you get what you pay for no matter what you buy. Don't sweat the small stuff cause Life has bigger problems than this.
I'm so sorry this happened to you and your family. We just recently retired and are looking to downsize and purchase a modular home. Is that the same as what you have? What did you pay for this when you bought it? Many of these home builders/manufacturers have power lawyers and it is very difficult to bring law suits against them. There was a mega home builder in Texas several years ago. When buyers banded together to take them to court, the mega builder said that they would keep them in litigation for years.
So sorry, that happen to you. Its a real lemon home. They should give you your money back. I would hire an attorney SUE THEM! Sounds like they did not set up the home correctly, braces, pillers, blocks etc. THANKS FOR THIS VIDEO I will continue to do my homework.
when i was growning up my mom bought a fleetwood it was used but was only 5 years old and we had the same issues when my mom finally got mad about putting money in it she let them foreclose on it because it was going to cost more to fix it and 3 months after the bank took it back they went to move it from the trailer court and the roof caved in as we watched them take it away thats why i was glad my mom let the bank take it because the way they build them are junk and when they were able to fix it cost more to fix everything because of the floors roof and water leaks

I used to live in a mobile home. It might have been a Fleetwood. I can't remember, but it was cheaply built home.
After I moved, I bought a house. I was done with mobile homes. I didn't care if I had to buy an older home, as long as it wasn't a mobile home.
Ive pulled home for a few years learning to drive truck. One thing the company I worked for was stressing a proper set up. The home will settle after time. My question is...did any of the contractors offer or suggest to have it re leveled? And yeah..Fleetwood is kinda the bottom of the line as far as Mfg housing goes. I feel bad you had so much trouble with them. You mentioned Clayton homes. I worked in their plant back in the mid 80s when it was in Bean Station TN. It was Norris Homes...changing hands or something like that, but this I can say. They took their codes and standards serious. if it didnt pass inspection...They had no problem bringing whoever worked on that section of the home up to inspection to fix it. Im not bias...but in my opinion not as former employee of Clayton, but also as a driver that delivered and set them up, Clayton my not be the Mercedes of Mfg homes, but theyre a nice home for the price. I sure hope you get it squared away. Your young and your first home investment shouldnt leave you a bad memory.

My 1995 Fleetwood vogue had bad workmanship but was beautiful. I paid extra for those six panel interior doors and they were so bowed they stuck out top and bottom.
Lol I work there in tops decking but just started last year . Sorry for the bad House.. our production system is outdated . Steadily waiting for OSHA to shut us down . I can’t begin to tell you how cheaply built our homes are . Good review
Hi, I have a Clayton mobile home. I bought my home 17 years ago and I haven't had too many problems with my doublewide. I'm sorry you had a bad mobile home experience. But once they set it up it's hard to get them to come back! Trust me this is my second mobile home. The first was a singlewide and now I have a doublewide and enjoying it!!! Wow, this is terrible. We were considering Fleetwood, but not any more. We are also looking into Clayton and Palm Harbor Homes. I hope they have gotten better over the years, but I don't want to risk it. We sold our large house with guest house to downsize, so this will be our last home. We don't want any projects and problems. Shame on you Fleetwood for doing this to this young couple.
We just made a down payment on a manufactured home one thing I will be doing during placement of home to foundation is checking every water connection and drain pipe & I will scrutinize on time stamped video every inch, my video will not be one year later where they might suggest that I or someone else caused the condition
As far as that crack in your vanity, I bought brand new kitchen cabinets that had cracks just like that fresh out of the box
Your house is even worse than our. We had major trouble with our also. Our state (Washington) would not help us at all. A shower was leaking and we didn't know it and we had mushrooms growing from the carpet and mold growing up the wall. Windows broke and wouldn't open anymore, skylight leaked, half of the outlets didn't work and this just goes on and on. Fleetwood treated us the same as they did you. I am so sorry your going through this.

Thank you for posting this. You convinced me that I should never buy a mobile home. They don't have a good reputation and, according to Dave Ramsey, they are an extremely poor investment!
I worked for Greentree Finance for 3 years as their repo rep. There are vast differences in manufacturers. Also, manufacturers generally have different levels within their product line. This looks like a basic entry level house. You get what you pay for. Fleetwood was generally lower quality.

is this a newly model home from them? i live in a very old manifactured that was built in 1985 and its in no way that bad.. so sorry your home wasnt good. did you get to pick your home out at there location

Your best bet is modular, they have stricter requirements than manufactured(though tech. they are both manufactured) Sorry you had to deal with this, what a shame.
