I think you’ve missed out a lot of useful information here. . Woldingham is a beautiful village surrounded by green belt - farmland and woodlands. . Wonderful opportunities for riding, dog walking and rambling . Schools - a great choice nearby, incl a great Primary school in the Village itself . Local Mother and Toddler group . Pre-school and nursery in Woldingham Village . The local shops in Woldingham include a great village One Stop store in The Crescent . The train Service from Woldingham to London Victoria is c 30 min trip . Great transport links to the M25 joining at J.6 . Lovely Tennis and Cricket clubs located in the village . There are two golf clubs - the more traditional North Downs club is in the main village . There are 2 churches in the village . It’s a great place to bring up children.
Lovely home not sure we have seen all of it but love the grounds and gardens and pool. Must have been a huge family or extended family home. I hope it won't be turned into a hotel but most likely will. Needs a bit of tlc and colour inside and decor to bring it to life. Thanks Damion how was the apple?
I live near there and its my ambition to buy a house there. There are a few other things to Woldingham. Another golf club, a well stocked shop, riding stables, a village hall, tennis courts and cricket green, a village club ( which serves alcohol as there is no pub). As well as Warlingham, it's close to Oxted and Caterham, M25 literally under 10 mins, train station. Do I get commission? 😅
Could be an excellent project if not limited on the inside. The outside structure only needs maintenance, and maybe improving its energy and environmental ratings. An excellent home close enough to central London, and with numerous options available o get there fast

Totally disagree with this statement. Extensive refurb would be doing extensions, outbuildings, gutting the house, forming new bathrooms etc, What people miss is that all the space is there. This place is like 8,000sqft internally and 9,000 when you inc the cellars, 3 garages etc. It looks like it’s been decorated to be clean and neutral for future owners to add their style. I’d expect the current owners won’t have got change out of half a million to get it to look as good as this - well done!
Being in property for the last 15 years, compared to all the heritage properties that I’ve worked on and seen, this literally needs nothing but maybe some cosmetic work. I wouldn’t even classify it as a “project home”. Most clients I deal with even if the house is done up, want to add their own touch in particular to the kitchen and bathrooms. I totally agree with what Damion has said about the kitchen, makes perfect sense. No point in spending £100k on a kitchen and someone not liking the the style and ripping it out. Personally I’d just remove the stud wall in the first room Damion shows and form a large kitchen area would be massive and stunning with the views over the valley and the gardens. Looking at other properties on rightmove, this is circa 2500 sqft bigger and they are on for £3.3+ in current market conditions. In my opinion, once the market improves and with some cosmetic work I expect this would easily fetch £3.5+. Also with my property hat on, future development on 3 acres, you could easily build another 3 houses which would fetch probably £1.5m each
The outside is nice. The pool is unusable and irredeemable for me, there is not enough space around it to make it a real social hub. It’s also far too far away from the main house. I’d feel compelled to build a pool complex in one of the existing open spaces. On top of that, where there are great interior spaces within the home the flow is all wrong and extremely disjointed. Both kitchens are absolutely tiny for a property of this size. It would take a huge amount of work to bring this to standard. And money, of course.
The house has been in many publications with the original floor plans shown. The big room that the video starts off in just has a stud wall dividing it with the kitchen. So that could easily be taken down with minimal work and cost to make a stunning big kitchen.
Keep coming back to this place and thinking of what I could do. Was looking at the pool and found the house on Google maps, looks like there are 6ft wide flower beds either side. I’d just get rid of the flower beds and the paved area and make a nice pool complex. The pool and infrastructure is all there so hard work is done
