How did you export so much data for so many different suburbs?
When I use the “Market Matcher” in DSR, it only brings up about 30 different suburbs?

If you use positive cash flow to build a property portfolio it doesn't always mean loss in capital gain because he is also looking at area in development and you can always include property capital grow in your research I am personnally looking at both .. it's harder to found but it is not impossible, many investors done it

in the current market is positive cash flow properties still a viable option? it would be less likely to grow in value until the prices drop and rise again?...

Good cashflow and good rental yield usually means low capital gain. If you can sustain negative gearing go for capital gain instead of rental yield ;) if not cashflow is probably better option

Click on the cog on the youtube player and change the playback speed. You can go slower or faster in all videos.

Tough to do this in the Melbourne market at the moment. Lots of landlords are selling up right now.

Why did you delete all of the natural pauses between words and sentences when you edited this? You have done this to the point where you have cut off the end of some words which make it very hard to comprehend. All your sentences are just sandwiched together. It's very annoying and really takes away from the value of the video.
