Good cashflow and good rental yield usually means low capital gain. If you can sustain negative gearing go for capital gain instead of rental yield ;) if not cashflow is probably better option

Why did you delete all of the natural pauses between words and sentences when you edited this? You have done this to the point where you have cut off the end of some words which make it very hard to comprehend. All your sentences are just sandwiched together. It's very annoying and really takes away from the value of the video.
How did you export so much data for so many different suburbs?
When I use the “Market Matcher” in DSR, it only brings up about 30 different suburbs?
