Finding an insurance company willing to insure your property might be challenging. Hard pass with property taxes at 2% or higher.#Facts

Well, there is a lot of companies who will still insure in California. I’m helping clients every week buy homes and they have no trouble with getting insurance. Yes, property taxes are high and the rate in Riverside County is more like 1.25% but that’s the price you pay for the sunshine/living in paradise.

The mello roos you mention, is it a percent of the home purchase price? Or flat fee annually? And does it expire as most are SUPPOSED to do.

With Mello-Roos districts in California there isn’t a standard tax rate so each community can be different. I hope that helps!

Thank you for watching, and I personally haven’t experienced that! The nice thing with builders is that you do have generous warranties to correct anything that was wrong. I always recommend to my clients to get a home inspection done for this reason. That way you could use the inspection as a punchlist to fix any items that the builder did incorrectly.
