Mr Rao is saying that the document "technically" says that the money is NOT refundable. But the Salesman is "selling" by saying that the money IS refundable; but in reality it's not.

Also, the word why to use Allotment in the token form. lets first understand it should be a simple invitation kind of form where we only mention our requirement that is 2 BHk and may be a checkbox of our budget., flat unit no, building no, this all are very specific, if there are such fields then builder will later say that we already given this unit on this floor for this building and hence we won't refund. for everyone, please be aware.

Krishna sir, every builder have such language in their documents, I tried to argue same as you multiple times while doing enquiry, however in the end I have to listen "This is all we have, dont buy if you have problem signing this." and they get lots of other customers who sign blindly. Current RERA is not sufficient to handle this.
