Day in the Life of an Industrial Real Estate Broker

  • Hi I'm Chad, I've been an industrial real estate broker for the past 16 years, and in this video I'm going to take you along on what a day looks like for me. This will include now I organize my day, as well as taking you through a few industrial properties.
    A few points I need to make about the video:
    1. I'm not going to show clips of me waking up in the morning, or eating lunch. I don't think that really adds any value if you're watching a video about me being a broker. Instead, through the video I'm going to offer some helpful tips on things I've learned over 16 years in this business.
    2. I'm using "broker" and "agent" interchangeably as the terminology varies depending on where you're located but the intent is to describe someone licensed to represent a client in the purchase, sale or lease of commercial or industrial real estate;
    3. Every single day of mine is different, so bare that in mind as I'm taking you through this day in particular. Some people might not enjoy having consistency in their day-to-day work lives, but I happen to love the variety and unpredictability;
    4. Different teams and different markets will all be unique. New brokers might spend their first couple of years doing exactly the same thing every day. For example, they might spend a portion of every day prospecting for new business, compiling research, or doing administrative work. But as brokers become more seasoned I suspect their days will look more similar to mine, regardless of what market they work in. If you're considering getting into the industry, asking your potential brokerage what your average day will look like could be a very insightful question.

    I've been binge watching your videos, largely because you've got such a humble, informed, and no-bullshit style. I was super pumped because of your serious Canadian accent, so tried to guess where you were, with no success. Lo and behold, I watch this video and you pull up next to my favourite electronics shop!!

      Hey Rod - I'm not exaggerating when I say you truly made my day with this comment! If I could try to sum up my goals with this channel it would be exactly that: give valuable information, no bullshit, and always be humble. I intentionally don't mention where I'm from as I want this to appeal to a wide audience (even if my Canadian accent gives it away!) PS Audio Adrenalin moved a bit north from this building, they're now on 97 st and 60 Ave. They are absolutely awesome guys!

    Great stuff, Chad! Maybe you could take video of walking the clients through, then edit them out so we can at least see / hear how you talk to clients, but don't include your clients. The magic of video editing!

      Thanks Peter! Larger properties do take a lot of capital but you can also get started with smaller properties. The first industrial property I bought was a small industrial condo for roughly $400k. I bought it with a partner and we put $50k into it each. We still have that condo actually and have cash flowed on it from day 1 and also paid down a good portion of the mortgage. We've moved onto larger properties but that one was a great entrance point for us!

      Thats Awesome! i come from a family where we only build homes/remodel, but are always afraid of the industrial due to it being bigger capacity, would you ever consider buy commercial/industrial land and build from scratch or better to do what you did? Thanks

      @@peterkravchuk4179 your experience with residential will certainly come in handy if you consider industrial or commercial! There are definitely some differences, but fundamentally it all comes down to investing in property that has demand. The beauty about industrial or commercial is that once you have a handle on it, the returns can exceed residential. I’ve wanted to do development for years now but haven’t pulled the trigger on anything yet. I hope to do a project in the next few years though!

    What crm and other tools do you use? Can you make a video about that?
    What dose NAI use for cold calls? Super interested in that. I know other might be as well.
