Growing up on the Gulf coast, I had family friends who either owned a marina or had rental slips. Depending on the amenities, it was a great investment OR an opportunity as a "live aboard" for cheaper than rent. Something to seriously consider. The downside is Insurance. Being on the coast, flood, hurricane, water damage, etc. can be extreme. Anything with a 10% return is fantastic! Utterly love your vids. The fact that you two share your lives ( the lives most of us live), is wonderful and authentic. LOVE it!!!
Here in Texas I bought 2 Boat slips side by side. Bulkhead is mine and built by me. Both slips come with a property title. Both slips required a normal closing process just like any other property. They were not cheap and their value has exploded.
I have been thinking about investing in a wet slip in the Wilmington area, problem is, I want it for my boat! Some of the slips in the area can be $6k-$8k+ annual lease for a 24'. I currently have a marina/ramp membership which continues to increase every couple years. Almost at the point of buying a wet slip and installing a jet dock.
