    Thankyou, l’m smiling as before l bought our last home, l searched on the internet, then l visited the area, because a lot of photos fail to show the negative aspects. While visiting one area, l found out that the neighbourhood had been flooded in previous years. That the council were in the process of installing huge underground catchment tanks. ( The previous flooding was water flowing down for a mile, from a higher neighbouring village.) l also negotiated with the builders agent and got a reduction of £35,000 ( a huge amount for us, as our income was meagre ). Yes we left aluminium extending ladders, a lawn mower, a work bench in garage. It certainly helped and the items were not needed in our ground floor apartment. We also said we wouldn’t accept their offer, until their older parents viewed the house with them. As it was the young couples first home together. They were taking out a high mortgage, had one child, expecting another child and living in a small rented apartment. Yes they were emotional. We were pleased that we met there parents who appreciated our honesty. Life experience teaches, that yes you may be dishonest with your negotiations. Sadly many people who were fully aware of their fast practices, but still went ahead. Yes life did present them with other hidden future challenges. A case of what goes around, often comes back again, at a higher cost. No room for misunderstanding, yes get it in writing ALWAYS. Best wishes ☺️🌈

    Just had our first house go under offer and we are going into renting till we find our next house.
    I hate the whole process the games and how it all feels so underhand.

    I'm definitely a proponent of buy the first house if it makes sense! If you are staying for a while and can afford the asking, don't play games just get stuck in because someone else will see what you've seen and want in on it!

    The card of the negotiation is, if someone like the house, and they can afford, they will pay asking price. And those wanting to negotiate to save few thousands will end up wiggling their fingers. We have experienced it first hand, but I think it was due our budget limits. But don’t loose hope.

    What do you do when it's best and final offers and there has been 10+ offers for the house?

    Hi Phil, We are hoping to sell our house spring this year and Im wondering whether it's worth paying out on improvements first, such as new window units or fixing a collapsing garden wall? They will be costly repairs but is it worth sorting them before putting house on the market? Some people say it's not worth paying out loads of money on repairs as wont make much difference to the sale price and not worth the hassle. Would appreciate your thoughts on this. Thanks

    Isn't it unfair that a seller usually has an agent to negotiate while a buyer has no one to protect their interest?

    How do you even negotiate with offers when it's not an auction - most estate agents don't allow you to negotiate in the UK. You just need to put an offer in? Does this make sense, currently trying to buy a house on a mortgage.

    So one year later and the market is even more mad. Negotiation has become a thing of the past. I put 3 bids on 3 houses and was outbid with no option to counter bid. It's impossible to know where to bid.

    Do you think I can ask for a 20 percent reduction in a house and farm in SUSSEX NJ USA, the couple purchased it in March 2019 for $525,000.00 then two years later listed it for sale for $725.000.00 now they’ve been steadily reducing it down to $649,000.00. I’m Very interested But the price is way too high, I was thinking of offering $520,000.00 what do u guys think I’m very nervous
