  • In this video Andy Tran breaks down how to convert your existing illegal basement into a Legal Second Suite to maximize your cashflow! (Duplex Conversion)
    The reality is that many homes, including ones that you already own or ones that you're looking to purchase already have existing finished basements that have second suites that may not be legal. (Or it's a finished space with a family room or recreational room)
    Often they have been completed very nicely and professionally. It would be unreasonable to say that all of these would have to be ripped apart and started new. In our experience, most municipalities have also taken a very reasonable approach to this, allowing existing finished spaces to be easily convertible to legal second suites, as long as we're able to meet the fire safety requirements, emergency egress and a host of other building code items.
    They have allowed us to utilize a portion of the building code that is a little bit less restrictive, which allows us to treat these conversions as renovations rather than new construction.
    So know that just because it's an existing space or unit, it doesn't mean that you're exempt from the rules. You still need to comply with the building code,
    Although an existing basement may seem like a cheap and easy conversion, there are a few key items you must ensure so that you remain in good standing with the City and your community. More importantly, it ensures that they are safe, well-built, and healthy places to live.

    Great topic to begin the process of converting to legal use is often a topic that needs attention and understanding to overcome the unknown aspects of tradeoff to get comfortable with the knowledge to convert into a rental unit may not be as bad as you think. Thanks for starting with this topic as a beginning look to convert.

    Hi Andy, I found your video to be very informative. I have recently bought a new house and it already has a finished basement with 02 entrances. How do I find out if its a legal basement or not or what all needs to be done to get it legal.

    Hi Andy,
    I have a question,
    I bought a Single Dwelling with finished and separate Unit (Like Accessory Dwelling Unit) and I found the ceiling and all walls were used double layers of normal (1/2") instead of Fire Rated Dry Walls, I would like to apply to get ADU permit from the City.
    I'm not sure, is this acceptable on OBC or the City will required to remove the existing drywalls and install new Fire rate Drywalls instead?
    I would appreciate it to share your experience...

    Hi, i have a legally finished basement but it doesnt have seperate entrance. Can i still rent it out to tenants or is it considered illegal?

      You probably should only rent it out if it's been accepted as a legal additional unit by the city.

    Are we required to drywall nd fireproof the mechanical room or just leave that as is

      Typically either the ceiling or walls but not both
