I lived in My An (same tourist area as that hotel), near the Pullman Hotel, 100m from the beach, 1bdr, 65 sqm, FULL ocean view (not a sliver you have to tweak your neck to see), everything brand new, 55" TV...8.5M vnd ($350). The sheer amount of serviced apartment inventory in Da Nang is insane - Viets don't seem to care about market saturation. They'll copy each other, going broke in the process due to abundant supply (especially in coffee shops and serviced apartments). I currently live in a nice neighborhood in HCMC where it's more expensive than Da Nang. Da Nang is DIRT CHEAP. This RE agent is taking advantage of newbie foreigners who don't know better. Electric included? So what. I run my aircon almost 24/7 and NEVER have an electric bill more than 1.2M ($50). I'm lmfao rn 😂

I lived in this area in one of the nicest new building and was a high rise with gym and skyline view / pool. ( much more nice than this one) it was $485 per month. And that was actually considered a bit high. You can get this similar room for maybe $3005-$350 max in da anag right now all day.
Most high-rise buildings get a skyline view in Da Nang. But was it one block away from the beach? Did you have a sea view from the living room? Was it a serviced-apartment?
I live in Danang. That place is worth maybe $300/month. Looks like Ken is getting huge commissions if he's able to get some sucker to pay this price. LOL. For $765 you can stay at a very nice condo that's run like a hotel. It's called Altera right on My Khe beach. It's on beach road. It has a kitchen, 60 SM 1 BR. Awesome rooftop pool and amazing gym with view of the city. It's connected to Sheraton 4 Points. I know this because I own a unit there.
We couldn't care less if it rents or not. We are not real estate agents. We just showed our audience what is available with permission to film. If you have better deals and get permission to film, let us know. We are all for it. That being said saying that a serviced-apartment with sea view is worth $300/m is a far stretch.

I'm not familiar with the real estate market in Da Nang, but those apartments felt way overpriced. It's a stretch to call it an ocean view when you have to stand next to the window to see it at an angle. The fully serviced benefit is overrated. How much effort does it take to clean up a small unit? I prefer to do my own laundry so I can control the wash settings to care for expensive clothes. The quality of the unit and amenities of the building are also not in line with what I would deem a luxury apartment. I appreciate Ken and the team's effort, but this video was a miss.

If they build another big building between the beach and this building, there won't be a limited sea view and the price might drop less than $765/month... With this kind of rental cost, why buy? with renting , no monthly maintenance fee, no worry about bad neighbors or property damaged due to Typhoon or longer term structural damaged due to salty sea air environment. When something go wrong or dislike, you just move on.

I was there last October. I stayed at Le Sands hotel, ocean/city view 20th floor, brunch buffet free for $72 a month. I love Vietnam. I will retire there in Vietnam in 15 years. I love the people, the culture and the food. You'll love it! I'm going back to Vietnam in January. I go every year

If you are on social security in the US, just bring your clothes and still you have money to spend eating out everyday. But if you can’t afford this, them you know what to do. Get a 300.00 place…. If individual owned, you will have no rights dealing with noise neighbors, drug dealing or other illegal activities. Only foreign corporate owned properties will evict grey business dealers and can take months. Never sign a contact with a Vietnamese, it will not be enforced and you will pay 2x the stated rent. Security? Cameras? If you are a deadbeat with nothing to lose, sure rent places like this, otherwise skip. 20 people will live in one bedrooms, zero enforcement. Thousands of empty units in coastal Vietnam, unfinished buildings, condos becoming hotels, terrible investment environment. Da Nang is OK, but parts are quite dangerous
