Make a bird sanctuary on the island with bird feeders and nesting boxes. You could form a Bird Watcher Society and give out prizes for the person who has a picture of the most rare bird seen on the island.

I think "Waggin' Tail Trail" would be a great name for the dog park you're putting in! And, if you're planning a designated entrance, a couple of old fire hydrants would be great!
It would be cool fill the pond with fish for fishing. To have palm trees and a wave pool at The Beach (smaller but similar to Mandalay Bay). It looks like a parking lot right now. Fruit trees and a lazy river at The Grove. A large fire pit at the forest. A shooting range and archery at Buffalo Creek. Everyone could share. There could be a monthly or annual membership for those who want to use the facilities. The community garden and dog park could be complementary.
Do you allow small indoor wood burning fireplaces in this community ? Do the buyers eventually own the piece of land ? I noticed that the carpenter had plenty of room to park his trailer and his vehicle , that's awesome . Please do an update on his screened porch soon .

My cousins built 3 homes on their property with a pond between them. They use the water from the pond to supply their homes. They also made it for swimming.

I love the tiny homes but I don't think I'd be able to live in a home without a private bedroom, even though I'm not a people-person so I would rarely have company, lol. If it was maybe a 8x24 off-grid with a pass-thru bathroom (with pocket doors, or maybe retractable doors like the Nautilus ones for RV's) to the bedroom, I could live in one. (Plus there would be room for more solar panels on the roof! Extra batteries too, of course. 😁👍) A tiny 8x8-ish bedroom in the back would be perfect. Especially with that all metal construction of the Incred-I-Box. (Is it weird that I would want to have a custom hidden door at the back as an emergency escape? 🤔) Pity that I couldn't afford it even if it could be custom built. I can dream though! 😅

You need to come to Mobile County, Alabama and the surrounding counties. There's lots of land and lots of people who need affordable homes. Property taxes are low here and the cost of living is low compared to many other places. Just a thought.

I live in Mississippi over the Tennessee line. Live, shop in Memphis but they will not let you put put a tiny home even on our own land, so we need a tiny house community here..

Would it be possible to bring in sand to create a beach at the edge of one side of the pond? And will you keep the water moving to prevent mosquitoes? I read that that's how Disney limits mosquito proliferation in Florida by making sure all water moves with fountains, falls and running streams.
That new pond is gonna be incredible! I'd love to see an off grid tiny home on stilts sitting in the middle! How cool would that be. 💕❤️🏠 Stock the pond with fish sit under the home in the shade and catch dinner!!
There's a river and an island, not far from the pond, that is all on ITH property for fishing, rowing. Better fishing over at the river, since the trees give shade to keep the fishing hole water cool.

A screened in porch is always a great idea. It gives extra living space and comfort to the homeowner.

Also with garlic spray, it kills and repellant mosquitos, as well as cedar oil, cedar trees
Yes, moving water discourages mosquitoes. We used BT organic spray in our standing still water. It keeps mosquitoes eggs from developing.
