Thanks Matt, would love to see more costings and planning viedos. I'm around the same age as yourself. My partner and I are looking at our options. Right now we are thinking cheaper property but with a garage on the side that allows a 2 floor extension which we are doing our own research on now. All this is very insightful and helpful.
That's what we did - look at properties where you see the potential - we decided not to build over the garage but could have done if we wanted, but also had both the loft to convert + an entire under house basement so plenty of opportunity to add value. It also means if there's a small bidding war - if you're comfortable and see the potential then going a bit over is usually ok because you'll more than enough value through renovating to be safely in good equity to weather any storms.
Nice one Matt. I've renovated twice/self built once and estimated £15k before you gave the figure. All sounds great so far. I had a drain survey quote of over £1k recently - Dorset prices! I'm looking forward to watching your progress as I plan my next project. 😊
Phew - gives me a little reassurance! I had hoped to spend a bit less by this point but always feels strange spending all the money on planning with nothing major to show!

I am doing something similar but got Thames water out to resolve a problem with their drains and recorded the survey for free.
Glad to see you post again! I've recently bought a house which has a Public Foul Sewer situated within the boundary of the property - would this cause any issues in the future regarding a possible side & rear extension?
Should be fine - you'd just need to possibly inform the water company, when you go through building regulations, they'll notify the water company. If worst case it was in the way of the foundations for example, there's ways to build around it before you have to look at having the actual sewer relocated.

Hi Matt, thanks for this video. Out of interest, did you learn about this list of things you needed to do/have as you went along in your journey, or was some of it presented to you by the architect or builders? I'm keen to learn how you learnt about it all because it seems like an overwhelming list. Thank you :)
I kind of knew the steps high level and watched a lot of other channels on UA-cam like Gosforth Handyman etc, but I'm learning as I go with a lot of this. I also knew that the Architect would help me understand the bits I didn't know so they've been great at answering a lot of my questions - the architect is the main person who will guide you through. You can find architects who literally project manage the whole thing for you, go out for tenders to find builders etc but the costs rise significantly and we're trying to do A LOT with a budget that isn't endless hence trying to get far ahead with self-work etc.
Out of curiosity and for context, how much did the house itself cost?
I'll cover all figures in a future vid :) roughly 680k purchase as a 3 bed, larger houses at 5-6 beds on the street going for 1.5m+. Should be fine equity wise even with a dip in the market.
Would you recommend an extension or deposit for another property?
You'd really need to run the numbers to compare on value uplift vs (I assume) renting out as a buy to let?
It's VERY rare for renovations to be profitable in the UK unless you have industry connections and are able to get lower than retail prices for labour but then again BTL is dead.
