    David, I did something similar when I worked as a nurse. I took a call shift at the beginning of the week (12 hour shift). Then after 40 hours, I was in overtime. Call shifts were 1 1/2 time. I only had a few hours of regular pay. I was able to invest in real estate within 6 years, I was a multimillionaire.

    I agree with a lot of what you said, but at the same time, it’s important not to get lost too much into the weeds in the beginning (otherwise you may get stuck with putting too much emphasis on administrative matters).
    Better to go out taking action even if it means taking action at the expense of tracking.

    Overemployment > 80+ hours a week. Couldn't do this before the huge movement to remote work.

    awesome show: also has rob considered lasik surgery, it corrects vision and gives you 20/20 vision for life removing the need for glasses or contacts

    I’m getting really frustrated. I keep seeing videos and articles were ppl are saying there’s loans out there that you don’t need a large down payment or can do now money down and I’m just not seeing that to be true. Applying for a dscr loan I can put 20% down on a $120k but these loans are a minimum of $170k to borrow and they want you to have 6 months bigger in your account with a 20% down and 9.8 apr. 😂😂😂 there’s always a catch. Am o just doing shit wrong or not knowing how to move through these loans right? How are ppl that aren’t cash rich or can’t live in their investment property suppose to break in.

    Lol. Greene, every time you talk, the dissertation is pretty well focused on "I" and "me," meaning you... what you do, what you've done, and how you do it (or did it). If that's what your audience wants, then you're giving it to them. In actuality, what you're doing here is promoting your book. That's ok if you're promotion tactics are trustworthy and honest. But when a person truly wants to help and teach other people, my experience has been that they are not overly self-absorbed with their own attributes, whether real or imagined. And when they are, it's a red flag!
    My concern here is for the less experienced people. You're making claims about "appreciation" (among other things) that may or may not be correct. There are many factors that go into market appreciation; it's not a guarantee. I hope that the less experienced readers listen to what you say, and the way you say it, with absolute discernment. Then they can decide for themselves. If you aren't careful about the things you say to people on a broadcast like BP, you can potentially lead some people down a rough road before they recognize they took a wrong turn.
    What's your primary focus here Greene? Is it to promote the industry and educate people, or is it to promote you? You frequently mention that you were a police officer. I'm sure you were an honest guy as a cop. I hope your were. But as a salesman, do you tell "the truth, the whole truth and nothing but the truth." Or are you like an attorney who turns the courtroom into a stage...where your platform is a stage, and you're the main character in your own play?
    Good advice is worth listening to. But when the speaker (teacher) is overly self-absorbed with themselves, the student should listen with caution. Some people are like a street thug who goes to jail and then brags about his crimes and macho behavior. But when you check his rap sheet, you learn he's not quite the wolf he claims to be. With your LE background, you know exactly what I'm talking about Mr. Greene. Best of luck to you and your audience. Shoot straight with them.

    Let me sum this up for someone who doesn't want to waste their time. They advise you to work 80 plus hours a week and save every single dime. Never spend money on anything because eventually you will have enough to invest in something better. The days of savings are done. It is functionally impossible to out save inflation and appreciation.

      Its possible to save something if you have some type of income. Its a choice. Every penny adds up.

      Partially agree, I think a faster track to wealth is Overemployment work FORTY hours and make double or more of your income.

      You got all emotional about it. It's a positive way to approach life, finding what you're doing wrong and fixing it. Take notes, track, and keep re-evaluating your situations. Do this to understand where/how can you improve health, work, investing, being too emotional, etc. If you can't, find help. If this video doesn't open your mind then keep looking. Keep re-evaluating, find a way to progress, even incrementally, but keep trying. There are always solutions if you continually look and work hard enough. Understanding it's hard is only the first step. Step two is finding an approach that works for you. Giving up closes all doors to success.

      Inflation is at 4% yoy, 3 month bond yields are at 5.5% and that’s “risk free”.
