Not a brand new house. Not really well maintained. 58M??
Ang mahal! Over 1 million US dollars. House is nice but its not a million dollar plus home. Window shaker type AC???, for that price it should be split inverter AC system. One can build brand new and buy land in philippines with a million plus budget. Must be an amazing location or be an very very exclusive community. Although, I am not sure why you would need a very large electric fence around your home in nice community??
Mahal kasi , ginawa sya na massive built, lahat ng bakal nasa tamang sukat, hindi dinaya. Meron din tie beam yaan sa ilalim, ibig sabihin kapit kapit lahat ng columns, most ly size 16 mga rebars na ginamit at grade number 40. Matatanong mo ito sa mga engineer para maintindihan. Mga materials naman na ginamit sa loob, maaayos tulad ng mga tiles made in spain, not china or local brand, yung windows, imported at security screen ang ginamit, hindi basta basta napupunit. Lahat ng mga ceiling dito may design, wala ka makikita sa flt lang maliban
Sa mga CR. Sa US naman kasi gawang kahoy lahat, kay pag may bagyo, buong bahay tinatangay, dont compare house sa US here sa pinas. Lahat ng mga beams ay buhos na gamit na makkpal na bakal, tinibayan yaan sa malindol sa lugar dahil malapit sa taas volcano ang Tagaytay. Yung mga trusses na ginamit dyaan puro Mga I beams kaya mahal at matibay, sa US naman puro kahoy naman ang materials na ginamit. Naka electric fence even nasa loob sya ng subdivision for added security, iba na ang sure kung sakali man. You have to consider also na 2 lots ito at malaki ang Floor area. Kasama narin lahat ng mga gamit sa loob, lilipat k nalang dala mga damit mo. Kung makikita mo maganda rin yung kitchen na ginamit dyaan, compared sa iba na tinipid ang gawa. Sa buong bahay may internet line, cable line at telephone line, parang nasa hotel ka na plug mo nalang PC mo sa wall may net ka na. Ready for generator narin ang bahay, just plug and play. The price is right.Dito sa US nasa 2M yan depende kong nasaan state ka.For sure dito sa california nasa 2.5M yan.If you want it cheap go to Texas somewhere in Mcallen 😆 😆 😆 .
The house is nice, but it's over priced and not million dollar us value home in the philippines. Your point about California and Texas is true about price. But you can't compare those prices to real prices and cost in the philippines. There are very stunning properties in the Philippines when looking at 58M pesos price range. Simple items like windows ACs do not belong, Electrified fences give impression of poor neighborhood and safety. Also, I could build brand new home for the listed price . Elegant home construction cost 2022 per sqm is 40k to 60k. Let's say 45k pers sqm. 675 sqm floor x 45000 = 30, 375,000 leaving 27,625,000 for land purchase. Anyway, Good luck, Aim high in price, someone might make an offer, but it will probably be below $50M pesos.
