I love the videos. Could you do a video where you breakdown further how you setup your properties. Keep them in separate LLCs? setup bank accounts? Lets take a apartment building for example. How you setup a bank account, and manage the rents and keep it all straight. For me; jumping into commercial I don't know the back end of the house, how you manage those assets with paying tenants. How do you keep it all organized and straight. I've seen a lot of people explain the high level, 30,000 view, and the front end on what to buy and how to buy it, but someone needs to explain in-depth after you close, and manage it.
That's a great idea - I'd be happy to do it! We keep every separate property in its own LLC - it can get quite burdensome so we have a CPA and my attorneys managing everything. I'll work on getting you a video, though

Hey Tyler, I look at bid and walk and knock on high end commercial office and residential properties for windows caulking and surface cleaning. I have a niche vision idea for where we are going towards in urban settings for high value commercial office spaces. I already napkin underwrite every building I see... So you recommend getting an experienced partner I would love to be a finder for you first in Minneapolis but ultimately throughout the Midwest. I bet I find more than one ripe low hanging fat fruit per market in a relatively short time. Let's go!

Hey Tyler can you do us a favor and speak a little bit more on attorneys for commercial real estate? What should a good attorney provide or do for you? When should you get an attorney?
Would be happy to - we need to get a commercial real estate attorney on the show to talk about that process. I recommend getting an attorney involved as early on in the process as you can so they can help review surveys, environmental reports, leases, etc.
I'm working on my first commercial deal now, and I'm working on a ground up light industrial development using SBA loan. Absolute nightmare, been in escrow for 9 months, we're in the final phases

Hello Tyler, I am a 57 yr old retired insurance broker. I have been retired since 2014 and need the fix... I stumbled on your videos (I'm not even sure how) but I was in real estate when I was 25 and was slated to head up the commercial division at my real estate company after only a few months on the job... that was a LOooooong time ago. So I'm considering starting from zero and realize I'll need to work for someone else to get my chops which is fine (even though I am more suited to running the show)... But I have a few questions: 1. Do most commercial brokerages require the Covid Jab? (I've had the infection already and have a real problem with the political theater related to it, not to mention the potential side effects)... so that could be a dream stopper and 2. Will my age give brokers pause in wanting to train me up? Especially when they understand I have had my own companies before? I'm in the San Diego area if that matters.
