Can you teach us how to wholesale commercial properties as well as how to find leads and buyers?
Hi Sebastian - I've never actually done any wholesale commercial. The industry is very different than residential, considering who the buyers are, but the process would be the same. Find a deal off-market, put it under contract, then try and flip it to an investor or end-user. I did a video on how to find deals here: ua-cam.com/video/4IuMITVLmgA/v-deo.html

Yes Its Possible Its Called Financing & Middleman Related Jobs But U Still Need Cashflow Assuming This is a Financial Transaction Rather than Another Transaction
For sure - you can always get around that with having a partner involved, though, that has the balance sheet and the cash flow in case you don't have it

I'm jumping in with both feet and I have fear and doubt. I'm selling my rental properties to get a commercial property and only going to walk with 100.00 and the property I'm looking to buy is $830 and 11 units.
Congrats on the jump into commercial! It can definitely be intimidating on the front end but I found that it's far easier to manage than residential

@@TylerCauble I really want to get into real estate. I've watched so many videos but really don't know where to start. I'd like to own muti family units and mixed use... go from there. I'm about to move for work so we're renting out our current house and buying another both under VA loans. But this will allow us to get our feet wet. I retire from the military in a few years and I'm really interested in buying and leasing residential and commercial real estate. Even watching the Zero Down purchase videos on UA-cam I've called some of the lenders of these videos and they tell me, "well you really need 20% down"
Can this be done without tax returns??
In the scenario you gave when you have the seller credit the down payment and you offer to pay more than the purchase price in order to have the seller pay the down payment. Does the seller have to pay taxes on the amount that was given to you for the down payment? Also how do you get the commercial property to appraise the higher value that you need to have the seller pay the down payment?

Absolutely - you can get as creative as you want with how you structure these deals
Does this work with building new construction on a commercial lot?
It can if the lot is so valuable that the bank doesn't require any additional equity, but that's rare

He is just an average Joe with an opinion.
Which is fine but he makes it look like an expert here and most of you buy his bs.
No,I mean no banks will lend you anything without a cash down plus a 600+ credit score-first step
then you might get a 3% interest loan for a 200 000$/or less retail spot.
For anything more than 200 000$ you need to be 3-4-5,,,,buyers or f wealthy.(Only money make money).
And a good cash down also! as bigger and overpriced retail and commercial space sell for it take more time to sell so more time for the banks
to get their money back if you fail.
Smaller retail spot 300-800 squarefoot sell like donuts.
Banks are more open if we can use "open" as right word here to lend you.
Also if you live in a"city" then you might get a good 5-8% profit a year if you want to sell it let's say as the law required-4 years no less.
