There’s a whole sector of innovation and opportunity here. This will lead and already is leading to flat fee services, house specific spelling out X fee for X house. The commissioned sale and salesperson is a relic and the dematerialization caused by this and AI will change the way people buy homes. People need to “feel” they’re getting the best deal.

this is more for the seller - how can the seller negotiate a buyers fee before even seeing an offer? - I agree, for the buyer, it kinda sucks but I think this will thin out the buyer agents, hopefully keeping the good ones.
