This is one of the most comprehensive and reassuring extension videos I came across. Firstly! You must be very proud of what you achieved. The space looks stunning. Secondly, thank you so much for taking your time to work hard on doing these videos and sharing them to all of us wannabes.
That’s the best trilogy since Lord of the Rings mate.. great video, loads of helpful information as we are looking at something similar in the future 👍🏼
Absolutely amazing, you have added a lot of value to the house. We have seen so many houses for sale that are "extended" yet it feels like they have got it wrong. I loved the trilogy and thank you for sharing your extension journey. Time to get started on ours.
Bit late to the party but came across your videos randomly searching for extension videos. Besides the detail on the reason for the extension, excellent video quality, the transparency with the pricing has been awesome and I’m sure extremely helpful for so many including me! Thanks a million and congratulations on the beautiful new space!
I have really enjoyed following these episodes 😃. My husband and I have made our notes 📝 ready for our very own extension. Thanks for being honest & taking the time to do these episodes.
Loved your glass mime at the beginning, great intro! (Still week 9! 🤦♂️) That really is a gorgeous kitchen, I would definitely say this was worth going over budget for, a fantastic space that you will all be chuffed with for many years to come! This was a great series, thanks for sharing the journey. Very well put together and documented. Good luck finding that other job to help with all the costs... 😬🤣
Amazing work on this series, just finished watching the whole thing and have a much better understanding of the whole process now. Can't thank you enough! Will be checking out your other videos for sure
Superb episode! Great point about having to sort the garden too, so many forget this. They say allow 10% for the garden on rear extensions so you were bang on. It looks great, I particularly like the side windows.
This is an excellent example to anyone thinking of an extension (particularly those who possess limited construction experience). Everyone who supplied a quote for the works carried out (even if it was a single contractor) factored in a 10% allowance to cover themselves. You absolutely have to do the same as principal contractor. In a commercial setting you would be well within budget. The house looks incredible and the decision to make better use of the double garage will 100% serve you financially independent of market conditions in the short term
Wow!!! The like ability of you is off the scale. We are just embarking on our renovation (fingers crossed work starts in 3-4 weeks) This has been enjoyable and informative. I wont lie … I’m so nervous about it all and having a limited /tight budget is playing heavy on my mind. I don’t want to drop the ball regarding documenting every Penny we spend . Once again thank you, thoroughly enjoyed and advice has been priceless 😊
Fantastic video, we are having a kitchen extension this year, hope it looks as good as yours, the first video we have seen giving a cost of the build going along, we are also in the west Midlands area, thanks again for brilliant video, gave us some excellent ideas
The end results are amazing, love it! Also enjoyed watching all 3 episodes, very well presented, from video shooting, editing and on screen presentation, like a pro! 👍😃Thanks for sharing!
Mate!! Firstly, the completed work looks absolutely stunning! Honestly, I really liked your style choices I think if you're going to do something at this scale, just go all out. There's just so much I love .. the lattern, bi-fold doors, kitchen design, flooring choice and how you've continued it through to the playroom. Then outside the rendering and tiled flooring is the cherry on the cake. If that was my yard and it had that level of finish i'd be delighted. Also, fair play on the logic behind financing this project. That completely made sense to me, if you're only paying 2.5% to lend someone else's money yet yours is making say 7% in investments, then it's a no brainer. Really enjoyed watching this, the way you shoot and edit your videos is quality. Enjoy your lovely new kitchen and garden! :)
Lovely series. That's money very well spent in my book. We undertook a similar project in 2021 with very similar costings. One thing is you don't mention is if you did any of the work yourselves.
Very comprehensive and informative indeed! Many thanks for this, I thoroughly enjoyed watching it as I am just about to embark on a similar renovation!
Worth it in the end Tom. Figures aren’t too bad for both the extension and garden considering the rise in labour and materials post COVID/brexit. Thanks again for sharing. Now where’s my mug ha ha 😅
Brilliant content mate! So good to learn about home improvement AND how much these things cost. Love your honesty about how you funded it too. I would love to see more types of video like this. Maybe join up with Damien Talks Money and film his house renovation when he gets round to it hahah
Great series of videos! Going through a similar extension now. Are you able to say where your kitchen/lighting was from to get an idea of the grade of the pricing? Also, in 2024..what would be your best estimate as to what this would cost?
Hi Christopher! Thanks for watching and glad you like it, we’re really pleased. Yup, was the right call, if things change I can change strategy anyway. Thanks for the comment.
Bro, I am so sorry. I never got any updates for any of your new videos! I’m going to catch up on them today. House looks quality mate. I’ll drop a reply once I’m caught up. 👊🏽🧡
Haha! When you come for a beer it’ll feel like home. Yes, it was an instruction to the plasterers where the plumber wanted the ‘dab’ (stuff that sticks the boards to the walls) which they duly ignored and everyone hated them. Me included.
Couldn’t done batter way pleased to watch and got idea for it for me too well done good finish in the kitchen and play room how did the revaluation went ?? Thank you

Great extension and great videos. How far out to the rear did you go and how wide? I’m planning similar but it would be massive help to visualise my space for comparison if you could tell us the size of just the extension itself and that cost? 🙂
@@ThatFinanceShow On the drawing in episode 1 the plans for rear extension was 3m out and 5.6 m wide. Just wondered if you stuck to that original plan or if you went bigger. Your extension is exactly what I want to achieve but I can’t go out more than 3m. So your videos were brilliant to help me visualise space. Roof lantern Looks fab too
First of all very well done video, from presenting to editing. Enjoyed watching it. Secondly: Congratulations on surviving on the completion of the extension. Looks perfect. Thirdly: Did you do a house evaluation after the completion? Curious to see how much it cost. P.S continue making videos. I just subscribed.
Hi Marco, thank you so much I really appreciate your kind words and I’m glad you enjoyed the videos. I went through the costs in the videos and revealed the total spend in the final video towards the end. The house is now thought to be worth around £550k
Excellent excellent video.. well made.. kept brief, clear.. No waste of time.. thankyou.. May I know only if you could share.. for curiosity.. what is the cost/sq ft for construction, cost/sq ft flooring, excluding the big kitchen interiors, lantern, sliding doors. . Which county or city as the cost varies with place. Thanks in advance. Cheers!
Thank you Ram! So glad you enjoyed it. I never worked out those sq ft costs in that way so I couldn’t tell you I’m afraid. I’m in the middle of the UK if that helps.
Fantastic series, really useful guidance for anyone planning something similar (I.e. us). One question if I may? Where abouts are you in the uk? I ask as obviously builder.’s labour costs tend to be higher the closer to London you are.
Mate...What a great way of documenting thr entire project.Absolutely fantastic and I loved it. The output at the end of this really classy and elegant....Happy living...The spent counter was really helpful...Just a quick question what was the size of your extension i.e. measurements??
Hi Faraz, thank you glad you enjoyed. I’d need to go back and check the drawings properly but from memory we went out 3m and I think it 5m something across.
Great 3 episode series… thinking of embarking on an extension too and really helpful insight… did you have a structured contract with the builder… including liability etc
Great set of videos Tom, I just came a cross these tonight as I begin to start my own journey with a renovation and extension project. One thing that really concerns me at this stage , which you did not touch on, is the ‘hiring a builder’ part of the process and how that came about for you. Or did you find individual trades and manage the project yourself?
Such a good series! I also want to go with navy and white!! Not sure about the sink just as you walk into the kitchen (Good morning dirty dishes lol), but otherwise stunning!! Absolutely love the patio tiles as well. Where do you live BTW? x
Just come across your vids , which have been really helpful. Did you live in the house during the renovation ? If so do you have an tips regarding the mess / dust etc ? Looking great btw 👍🏻
Hi thank you! Yes we did live here, with 2 young children too. No kitchen for many weeks wasn’t easy I must say. We had ‘dustcovers’ for the doors into the rest of the house which worked well, kept the most dust out of the rest of the house as we lived in it.
Great way to format the videos. Really enjoyed this. May I ask, where did you get your kitchen from? And what estimate on m2 did you use for the building of the extension?
Hi Martin, thanks for watching and the comment. The kitchen is from Howdens, we’ve used them a few times and I like the quality of the units. Not sure what you mean on the estimate on m2?
@@ThatFinanceShow hi thanks for the info. I’ve read that to estimate the cost of a new extension building you typically take the size of the extension in m2 and then multiply it by a figure eg £1500 to give you an estimate. Did you use another method to get a lob estimate for the cost prior to actually getting proper quotes? Or did you just go straight to getting quotes when you had the drawings done?
@@martinlowe8508 ah I see! The problem with this (especially when it’s kitchens) is that you really can spend what you like depending on the finish. Also build costs have gone up so much recently. We just got quotes.
@@martinlowe8508 no problem Martin, glad to help. We had one main contractor that got us 80% of the way. We then had to arrange all the 3rd fix products ourselves, kitchen, flooring etc.
Hi, I followed you through the build in the three videos, I must say how lovely it all looks now. I would like to ask a question if I may. The project costs got amalgamated into the whole building process of the other rooms in the house, what I would like to know is, how much the actual extension cost or the cost per square metre please as I'm looking at a rear extension of 23.1 square metres in brick and with a pitched roof with 3 skylights. I have had a quote from the Travis Perkins quoting system and they priced it at £14,045.39 for labour and £32,960.75 for materials ( all broken down into their various groups ie groundwork etc) then VAT was to be added so 47,006.15 + VAT = £56,407.38. Thank you Much appreciated videos.
Thank you so much. I don’t have a separate cost for just the extension element I’m afraid. I’d say get at least 3 quotes, we did and they were tens of thousands apart! We ended up going for the middle (I’ve learned the hard way that cheapest isn’t always best).
Looks great and enjoyed watching all the way through the build. We are intending something smaller on a new house purchase and it's been great to see the journey. Enjoy the new layout 👍
Came across your channel through the extension series you did. Really enjoying your content. If you don't mind me asking, if it cost you £75,251(before the garden cost) what would that be per sqm2? Thanks
Thanks for sharing, So many useful info. I am also looking to do an extension this year. But can not get any price good as yours. Is your £75 k included all kitchen units, and internal decoration material, light, socket, switch, internal door? I know material and labour cost went up last year, but still feel the quote price crazy
It looks awesome! Love the gallery window. We couldn’t squeeze one into our kitchen extension. We went for Herringbone too and I love it 😊 The paint in the kids playroom looks great too!!
Thank you for the three videos, really informative and inspiring, is there a possibility of contacting you directly for information? I am about to start my very first extension project and I have not got a clue, I have a fear of being ripped off.
Looks awsome, Devon added more value than you spent. The numbers are pretty scarey though but that's more to do with inflation ( my first house cost 48k for a brand new 3 bed detached in 1987. )
@@ThatFinanceShow no dont tell me that, makes me feel old lol. I'm toying with the idea of extending my current property in order move in my father and sister in law at some point ( I know !), I have enough room on the side for a full house if needed but could make the house we are in which is already big into a palace with the kind of design work you put into yours. Thanks for the inspiration.
Really enjoyed watching your videos, thank you for sharing. You’ve done an incredible job. We are looking to do something very similar. Did you get it valued once finished? If so, do you mind sharing what it was valued once the work was complete? Thanks again for your videos.
Hi Chris thank you so much, I’m so glad you enjoyed watching. Due to covid I struggled to get someone out to value but I have had conversations with valuers that say it’s certainly over £500k now, maybe even pushing £550k in this high market. We spent a lot on a high finish in reality because it’s for us to enjoy so the value was a secondary factor. Good luck with yours, when’s it starting?
So so so good! Looks AMAZING. I am so hoping that we can stick close to our budget with our extension but let's wait and see lol. Thanks for sharing this journey :)
Great project but I'm really not sure why it cost that much. Is it simply down to the where you live? I'm up in Lancashire and I'm budgeting the same for a similar extension but in sand stone, a double garage build, and stone paving around the whole house and drive, oh and two garden walls.
Hi Tom. Lots of the 3rd fix products were expensive where we could have saved money for a lesser product but decided not to. Kitchens always bump up the bill. Good luck with yours, hope you bring it in on budget
@@ThatFinanceShow cheers, that's going to be the challenge, but I'm going to do a lot of the work myself and my architect is confident we can do it under budget.
Really great videos, thank you for doing this, I’m planning an extension on my own home, smaller than yours though, and I’m in the process of saving the money to pay for it as I want to pay cash rather than top up the mortgage. One thing you didn’t mention which I think you said you would? was if you would get back the money spent if you sold the house. Has the value gone up more than the cost of the build?
Thank you Stuart, really appreciate you watching them all and good luck on your project. Yes, you’re right. I’ve struggled to get it officially valued. House prices have gone a little bonkers (thank you stamp duty holiday) so the house should be conservatively worth £500k, maybe a touch more. So with the overspend, I may be out of pocket short term. But given we’ll stay here for many years it will tip in my favour over time and we will enjoy it whilst we are here.
@@ThatFinanceShow Could you show how you expect it to tip in your favour? There is interest to pay on the loan and inflation which, I guess, could 'deduct' 6% from 'gains'? Thanks. 🙂
@@housinauthority5258 Yes, agree. For us to add bedrooms above would have involved a complete reconfiguration of upstairs and the costs spiralled. We already have plenty of bedrooms for us too. Thanks for your input.
How did you manage to get so much glass authorised by the local authority? I had to get a guy to come and argue the toss for a few hundred quid to be allowed a window, 3m bifolds and a couple of large velux windows.

Hi Faraz, thank you glad you enjoyed. I’d need to go back and check the drawings properly but from memory we went out 3m and I think it 5m something across.
really like the design
Amazing! Thank you so much for watching all 3 episodes Kawai! 🙏🏻
Great 3 episode series… thinking of embarking on an extension too and really helpful insight… did you have a structured contract with the builder… including liability etc
Hi Tim thank you, builder was insured yes.
I think 70k for what you’ve ended up with is excellent value. Looks lovely
Congrats for a job well done.
Thank you Muhammad!
Aww absolutely beautiful beautiful loved this soo much
Thank you so much!!
end product really looks very nice..can i know the measurements of extension??
Thank you Ashok, I forget the exact dimensions now, I think it was 3m out and about 5m across
Looks great! Did you mention anywhere about how you financed this?
Hi Joe thank you. Yes i went through this in one of the episodes, part savings part mortgage
@@ThatFinanceShow thanks, I’ve gone back and watched the other parts now :)
It looks soo good!
Thank you Joey, appreciate that! Thanks for watching. 👊🏻
Such a good series! I also want to go with navy and white!! Not sure about the sink just as you walk into the kitchen (Good morning dirty dishes lol), but otherwise stunning!! Absolutely love the patio tiles as well. Where do you live BTW? x
Thank you! We love the navy and white. Having the sink there encourages me to wash up 😂 I live in Worcestershire Anna
@@ThatFinanceShow Hello from Essex 👋🏻
👋🏻
Just come across your vids , which have been really helpful. Did you live in the house during the renovation ? If so do you have an tips regarding the mess / dust etc ? Looking great btw 👍🏻
Hi thank you! Yes we did live here, with 2 young children too. No kitchen for many weeks wasn’t easy I must say. We had ‘dustcovers’ for the doors into the rest of the house which worked well, kept the most dust out of the rest of the house as we lived in it.
@@ThatFinanceShow thank you for a speedy response . 👍🏻
@@ThatFinanceShow last question I promise…did you have one building contractor coordinate it all or did you do all that yourselves?
Great thank you for the comment, glad you found it useful.
Yep I included everything in my figures. Good luck with yours
It looks awesome! Love the gallery window. We couldn’t squeeze one into our kitchen extension. We went for Herringbone too and I love it 😊
The paint in the kids playroom looks great too!!
Ah thank you so much! My wife is the paint mastermind, she’s great at those fiddly things.
@@ThatFinanceShow she’s done an awesome job. I quite enjoy a quiet afternoon of painting while my husband takes our kids to a manic soft play😂
Hi - Good videos. Did you ever get the house re-valued after all the works had been completed?
Hi Liz thank you. I struggled because of covid restrictions but it’s now somewhere around £500k / £525k so I’m told.
Great finish . Any idea on the final valuation ?
Between 525k / 550k
Awesome 👏🏽
Thank you Frankie
Hi, how big was your extension and then the total kitchen/diner area?
I forget exact measurements. 5m across 3m out I think.
Thank you for the three videos, really informative and inspiring, is there a possibility of contacting you directly for information? I am about to start my very first extension project and I have not got a clue, I have a fear of being ripped off.
Glad you enjoyed. I’m no expert, just get a builder that has come personally recommended by someone you trust.
Looks awsome, Devon added more value than you spent.
The numbers are pretty scarey though but that's more to do with inflation ( my first house cost 48k for a brand new 3 bed detached in 1987. )
Thanks for watching Nigel. Should I tell you that I was born in 1987 or not? Haha!
@@ThatFinanceShow no dont tell me that, makes me feel old lol.
I'm toying with the idea of extending my current property in order move in my father and sister in law at some point ( I know !),
I have enough room on the side for a full house if needed but could make the house we are in which is already big into a palace with the kind of design work you put into yours.
Thanks for the inspiration.
Good luck!!!!
Do you mind sharing which area you bought the house in and the house evaluation after the renovations please, also beautiful home :)
Thanks you. It’s in Worcestershire / West Midlands area. House is now thought to be worth around £550k
So so so good! Looks AMAZING. I am so hoping that we can stick close to our budget with our extension but let's wait and see lol. Thanks for sharing this journey :)
Ahhh I was so anxious to see what you thought Dee as I know you’ve been enjoying the progress. Good luck, I can’t wait to see it!
Was that 70k including kitchen units, bifold and lantern included?
Very flash Tom👍
Thank you! We love it
Can I ask a question? Did the total cost include the cost of the new kitchen? Or was the new kitchen an additional cost?!
Included the cost of the kitchen, that final figure was everything all in.
Nice job mate
Who did you use?
Thank you, just a local builder and then separate carpenter for the kitchen
Really nice job! Any referral of the builder and carpenter?
Bedrooms are the main way to add value. When possible, it will always work out more cost effective to do a 2 storey extension with bedroom & en suite.
@@ADF-js9vi So interestingly the house is worth about £550k (a little time has passed and managed to get some opinions)
Extension looks awesome mate! Great end to a great series. Hope to see more unique content like this from you in the future.
Thank you dude, that is very much appreciated
How did you manage to get so much glass authorised by the local authority? I had to get a guy to come and argue the toss for a few hundred quid to be allowed a window, 3m bifolds and a couple of large velux windows.
My DIY 12x24 extension cost us $14,000. including local permits, heavy machine rentals
Nice work!
