A home like this would be perfect donnot need a so- called manshone, just a 100 hundred acreas of land for hunting and fishing would top it off, Perfect. LOVE IT ❤

What a gorgeous house plan - I could see it come to life with our tastes in decor as we flew through. Honestly, adding a garage onto the side near the back so you could enter the house through the laundry door would be the only major change that I would be firm on. I wish, however, that a walk-in closet, along with the en suite, would have been included with the Primary Suite, but I don’t have a clue how that could be fitted into this footprint without destroying some of the charm of your design. Another thing that I am always looking for is the idea of a great room, but with the size of the cased opening here, it’s close enough to satisfy me. One other wish that I always want is a great walk-in pantry. Hubby and I LOVE to cook, and so need room for our various kitchen appliances, pans, and utensils, ingredients, and a freezer to store extra servings of things like homemade soups, pasta sauces, baking, etc. We were born in the last year of the Baby Boomers and so have learned the value of cooking at home; both our physical and financial health appreciate eating just about everything from scratch. Right now we live in a remote fly-in/fly-out town in the Canadian Arctic, but we are always bringing home ingredients from specialty markets every time we leave town. I grew up eating basically the same meals every week and I refuse to ever do that again so we love to try out new recipes from all kinds of cultures. I’m telling you all of this because I want you to realize that the people retiring now are completely different from the Millenial market as an example. We want the storage in our bedroom closet to fit both of our wardrobes and we want a kitchen that actually gets used a minimum of 21 times a week. We don’t want to rained/hailed/snowed on bringing in our groceries, so either an attached garage or one that has an enclosed breezeway is crucial.
I really, really like this layout. The living areas are great sizes, bedrooms and bathrooms are nice and not overly complicated or large, the laundry room is perfect, and the outdoor living space on the front porch is exceptional. I wish there were some downloadable blueprints. I'd love to know detailed dimensions vs. just the rough footprint size.
I've watched a bunch of your design vids now, the only thing I don't understand in all of them is the place for furnace and hot water tank and stuff like that. Obviously some climates don't require furnaces, AC can be exterior, but hot water tank, and electrical panel, and stuff like that still require a small utility room. Besides that, a LOT of the designs are great.
I have commented on many small home designs and I am often very critical in my opinions. I look at each home as if I would have to actually live in the space. Being pretty is not enough. A design has to be functional and practical. Decor is just a matter of taste and can easily be switched out. Lighting and bath fixtures are more than decor and changing them out would be difficult and, in a real home, costly to replace. So I judge them as part of the house. As I watched the video, I waited for the moment when some feature would send up a red flag and spoil the design and layout. But that moment never came. This house us PERFECT. It has great curb appeal. The outside living area is just the right size. Inside, the living room has plenty of seating. I like the herringbone pattern on the wood floor. The dining room is a good size. While I don't usually like a bench at the table, this one was nicely upholstered. I even like the wall mural. It fits with the style of the house and its rural setting. The laundry room has an exterior door that opens onto a driveway , easy access to the kitchen. Most of these homes focus on the house itself. Exterior planning is just as important. I like to know how the home is approached by driveway and walkways and how they relate to the house's accessibility. The kitchen is well laid out and has good counter space and many cabinets. The bedrooms are a good size with lots of natural light and decent closet space. There are two baths, one an en-suite. That's something I feel is a necessity. Overall, this house is the only one I have seen that, for me, is perfect. I wouldn't change a thing.
I will never again live in a home without a basement. Why: You are already paying taxes on the land, so pay a bit more up front to give yourself the room to store seasonal clothes, children's toys, store extra disaster food large kitchen items. Also your floors will be close to 100% warmer in the winter, and you have a place to go in wind storms for immediate safety. It will always be warmer in cold weather to put your furnace in the basement and heat runs in the floor because heat rises. Having your heat come out of a duct in the ceiling and then rise is not a wise idea. It always makes your energy costs higher. Once you decide to build without a basement, if you need more expansion space it leaves you little choice other than move to a larger spot.
Good idea. Not everyone lives in cold climates, but I happened to be that lucky, and you make sense. I love the entrance, to put all the coats and boots!
This is a very nice 1200 Square foot, two bedroom, two bath home. Bedrooms are of an adequate and seemingly equal size with their own bathrooms unless a visitor is in the home, living room is of a fair size as are the kitchen and dining area. Very livable for a couple who might entertain another couple overnight. The problem is our children have children and if they can’t all come to visit, none of them will come to visit. This is why I probably would not settle for a two bedroom, rather a three bedroom if not four.
I absolutely love ❤this! One question: in America you have to have ADA compliant door openings (wheelchair, EMT/emergency services gurneys, etc) for access into homes, bedrooms and bathrooms. Does your blueprint allow for that adjustment??
According to the ADA: "Does the ADA cover private apartments and private homes? The ADA does not cover strictly residential private apartments and homes. If, however, a place of public accommodation, such as a doctor's office or day care center, is located in a private residence, the portions of the residence used for that purpose are subject to the ADA's requirements."
Are those fake fireplaces or real gas? All else I’d need would be a garage. P.S. despite several people asking for the price it still hasn’t been given.

It's 1200 sq ft., not 900!!! 38 X 32 =1216. Put a 2nd story on it for the kids. I frankly would be happier with a bit smaller!!!
