    FH performance was distorted by FH boutique projects and that’s why the general public perception is LH generally performs better than FH. But if FH project has a sizable land size and number of units, usually they appreciate better if hold longer term.

      Keyword is long term though. Many investors are looking to flip short term in 3-5 years

      @@supergentlewaterbottle3508 short term property flipping is only possible in the past. But currently, with ocr 99LH new launches all benchmark at above 2kpsf++, what are the chances buyers can still flip within 3-5 years? Property investment be it FH/LH should now be looking at mid to long horizon. Thus, if choosing a 99LH still need to hold longer as compared to last time, there is really no advantage of getting a LH than FH nowadays.

      @@supergentlewaterbottle3508 this theory is only true if you bought your property 5-6 years ago. In current market, if property investors still thinks that they can quick flip LH within 3-5 years, I think they could be quite naive. Current new launches 99LH OCR are mostly benchmarked at above 2k++psf even for the most ulu location. Property investment nowadays should be looking at mid to long term holding horizon. Thus, investing in a LH new launch in today’s market may not put you at a better advantage than getting a FH if both need to hold mid to long term.

      @@benng7306 that’s just speculation on your part re new launches
      If new launch are expensive, resale will just catch up and vice versa. It’s always a cycle as people looking to purchase value.
      Also new launches grant more flexible payment terms, which aids in leveraging for outsized return. This matters when your timeframe is only 3-5 years.

    FH or LH, who really cares man if the LH is still quite new. Unless your LH is about to expire. Just Buy and wait for it to appreciate and HUAT! Don't wait liao. Singapore land is so limited and prices will only goes UP and UP. No need to worry lar. Our country always is like a huge magnet that attract foreign investments. More Quality jobs and more economic activities means only more demand. HUAT Ah !
