@@zyzz1014 First you get your license, then you must have about 6 months-worth of paychecks saved up in order to survive while you make your first sale, then you go around finding private listings on houses that are for sale, phone the owners, negotiate a deal and get them to sign a contract with you. Put up some advertising of yourself as a real estate agent and wait for some phone calls about the properties you're selling. Negotiate a deal with the buyer and help them find a good mortgage with a bank, meet up with the seller, sign the sale with both parties present, pocket your comission and you're good to go. Alternatively you can also contact various banks and find information of the property that they have seized either because the previous owners didn't pay their mortgage etc. Meet up with the bank mamager and negotiate a deal with them on all the properties that the bank has. You can sell that too. After your first sale, you can also spend the money you earned on a down payment for a property and get a mortgage loan with the bank you previously made a deal with and rent said property. That property is now yours but the money from the rent payments will cover the mortgage and will let you save up more capital for your next down payment for another mortgage. The ideal scenario is to be doing both. Diversify your income streams by having a bunch of properties rented out while you reach out to homeowners looking to sell their house. Always have about 3 or 5 properties on sale at all times so you can do a tour to give your clients various buying options. You do that so your buyers are less likely to go to other real estate agents to find more options and so they end up choosing between 2 or 3 products of your own catalog. Keep calling homeowners to have more properties on offer at all times, negotiate competing deals with other banks and keep investing in your own rental properties. That way you have 3 income streams. Rented properties, the ones you sell as a third-party salesman and the banks you're collaborating with. You'll find yourself working all day, every day for the first 5 years but then you should have enough money to hire people to do your contracts for you, the paperwork and other work behind the scenes while you focus on closing deals with private sellers and showing homes in person. Keep reinvesting the money you earn at first. It's imperative that you live way below your means and keep investing that money into your work and keep that money flowing. Stagnant money will lose it's value so you must keep it moving. Even if you find yourself closing a deal on an expensive property and end up earning thousands, use that money to buy even more assets. I used that money to get 3 nice suits tailored and invested it back in myself. I spent round about 5 years on the real estate business but I got burnt out and ended up selling everything for about $450K which I will use to get myself through business school and, with a bit of luck, have my own company in about 2 year's time without going massively in debt.
