    Very depressing story. People put their hard earned life saving for purchasing house but these dacoits ( builders ) ran away with money. Government machinery should be more sensitive, quick to give justice. Keep fighting friends ! Best wishes ! God bless you with justice !

    I am thankful for the universe that such person like Krishna exists. The problem in the discussed issue above is faced by lakhs of people in this country & the faith in the judiciary system makes them believe that they are in safe hands.
    But when the dice is rolled & mishaps are on the table, a new world is introduced to them & they feel helpless.
    The person will consider himself as failure & gradually fail in many aspects of life due to loss of motivation & hope.
    Thankyou for explaining the facts about how things roll on this platform.
    Many of us will be benefited.

    Just happened to listen to your conversation very enlightening and an eye opener for all hardworking individuals. Donot fall for fancy ads and amenities. This happened to me with the same builder in my most prosperous career and had the ability to take risks. Due to issue with my job cancelled the contract. I got back my initial deposit with great difficulty after issuing dire consequences to the builder and also managed to get back the stamp duty paid after deduction of 10% and forfeiting the registration fee. All was not lost. Its better to be more proactive and intuitive rather than waiting for matters to resolve by chance. I would have been in a similar situation if I had continued since 2010. Thankyou Mr Krishna for your thoughtful analysis, im sure many will be saved from falling into a trap.

    After going through all those testimony, I've decided never to buy flat, rather I would better buy a plot in a urban/semi urban area and build my own house...

    I have also visited this site in 2010 in rainy season. There was no proper road. All walls were full with water in ground floor too. I really scared to invest in this project although the prices were low.

    Agree. We also booked in July 2013 in commanders gateway in panvel at vihighar.... Now case is in supreme Court... Last two yrs.. We are also more than 500 home buyers all from armed forces.

    Sir gave the best deal Sell it off whatever you get and go ahead ....one benefit is you will get something and start saving 16000 from that month and the very important free from mental torchers from this court kacheri things that will save atleast 5 years of your life
    And also he is a local politician there is life threat too 🙄

    Disha Direct a known company’s project in Alibaug
    Called Cidade Vida.. we invested our hard earned money in it but its still under construction when we were supposed to get the possession in 2018 … its been 3 years … they are not even returning the money .. nor completing the construction… 😡🤬 what can we do in such cases?

    Sir, I want to request you that this entire area of taloja is not habitable you pls make video on this educate people because many lower middle class people are buying house thier by just looking at projects that they will get swimming pool and garden etc for very cheap price but the air is not good quality there is some kind of gas leakage and it smells sometimes even till kharghar and nerul. Even mainstream marathi news advertise projects in taloja. Also those who stay there always complaint for no water sir even cidco houses in taloja are not rejected by people no one is opting for house in taloja also sir all the factory near ulwe rajanpada and all are going to be shifted to taloja. Pls research more on this and make a video on this so that people don't buy house blindly by just getting mad looking at house swimming pool etc the lower middle class thinks they will update thier standard of living but they don't know what kind of health hazards they are going to face it's not wrong to say it's mahul of navi mumbai. 🙏🏼

    I am also one of these peoples who booked flat almost 11 years but so far no improvement in the project and looks like wasting our money n time in this project and no hopes for this project even construction 🚧 quality is very poor just God can help us to save from this builder 😭🙏🙏🙏

It’s just name of many procedures like RERA N consumer court, Tahaseel dar office, gram panchayat. FIR …. So n so and builder move very smart and he knows what is our next step and he already prepared for that … then same tarikh pe tarikh wait for another many decades and still files are just pending and given name for file 🙏🙏🙏

    I booked 2BHK and EMI started from August 2013 and supposed to give by 2015. I could not take an Education loan after these many years for my daughter even after paying EMI without any dues.... he will not die a peaceful death with curses from all customers. 90% of us are from middle class family ....
    With price hike in all most everything are leading very struggled life

    I hv invested in this project in 2010 and it is pathetic. So far they hv not given the possession. We already made payment 95% of the cost of the flat. It is very difficult to speak to these people. It's our hard-earned money he is playing with.

      The builder is from Kollam-Alappuzha belt, I guess, and held Thrissur-pooram replica in Dombivali, more than once.

    Most of the politicians have a stake in big buisness including real estate ,construction, These politicians have the ability to influence & do everything in the law machinery. There should be a Standing Rule that "The builder can only sell a finished product to the buyer & not an unfinished one" & only after proper certification from the concerned authorities fire brigade, bmc, police , structural engineer, B & F Dept etc. In all other buisnesses the finished product is sold to the customer's not any unfinished one. All these problems will never arise if only the finished product is for sale. HERE INSTEAD OF BUYING HOUSES PEOPLE ARE BUYING PROBLEMS BY TAKING LOANS & PAYING EMIs !!!

    Hi Krishna, can you make video on VMC developers fraud case? They have looted crores of money from more than 2000 people promising them land in Shahapur and didn't give them land. And for some they promised to give homes. It will be really nice, if you could make video on it. It will create awareness among people buying land.

    Now I am in very difficult situations as either I won't be able to pay the loan and either I will get any other loan.

      you can only file a case against the builder. maybe you might get some money. Otherwise you are stuck.

      Rera came in 2017, and they buy in 2010 stating get possession in 2013.
      After rera such episode r less now

      It's a myth that such cases are less after RERA. RERA is a toothless tiger. We will get judgements in our favour. But what after that? Recovery is not with rera.. It goes to tehsildar. Then High Court.. And the same merry-go-round.. I have an order in my favour for refund since 2 years.. But it means nothing because there is no recovery warrant also issued yet.. On top of it, covid has become an excuse for all courts for delaying proceedings for years and decades now

      There is some improvement after RERA. It's not exactly a toothless tiger, but it's definitely a tiger with lots of missing teeth and claws.

Builders have the option to not comply with it. The only benefit of RERA is that you can monitor the progress of projects. But it has failed as a dispute resolution body

    Sir plz cover Monarch Builders as well. We have 3 houses in their two properties 1) Monarch Brookfield and 2) Monarch Imperial. Its been over 8 years, still waiting for possession. The builder is in police custody as of now.

    As I understand his emi= 16000 payable in 200 months=32,00,000,for a flat costing 24 lakhs.(He said another 200 months left).Assuming he started paying in 2011 (booked in 2010),for 10 years he would have paid 16000*12*10=16,32,000.approx he needs to pay another 15,68,000 till completion of emi.200 months/12=16.66 years,say another 7 years.Which means another payout of 16000*12*7=13,24,000.These are ball park figures.He wants to fight for his rights and has full faith in the justice system.He doesn't want to make someone else bakra.I appreciate his stand but my feeling is take 15% of 28 lakhs,stop paying further emi and make builder commit in the agreement to buy back, to take liability for paying further emi.

    Customers like the property. They see that a particular bank is assigned to the project from where loans can be taken. Customers think that bank will so all the due diligence and taken loan from bank will be safe as they do all the checks. Loans are disbursed from the customer to the builder. Builder take the money and do not fulfill the dreams of the customer. Finally customer is stuck at both ends. With the bank for saving the cibil by keeping on paying the emis and also not getting the property. Who is at fault. There should be a proper law that should be incorporated that if the construction is not completed and not handed out properly the customer will not be at fault at all. Why should the customer bear the brunt on both sides with issues of our weak and tedious legal system. Unless the construction is not done and fulfilled as per the wish of customer if anything happens to that then the bank should not destroy the cibil of customer but should go behind the builder and recover the amount from them.

    4 years back EOW minimum amount of case limit got exceeded to 6 Cr + amount not below.
    3 Cr limit was in past its history now.

    in Mumbai don't buy flats under construction except one or two builders most of the builders cheat you.only go for the flat ready to occupy rates may be high but you don't have spend sleepless nights

    There is a Enkay public school near this project where I worked close to a year which belong to this builder whom r originally from Kerala, big froud guys and they do not pay salary on time at all and always try to steel ur money, still my last salary is pending before corona time....big thieves.

    Also his advice "To sell something at loss may be profitable wit given situation"-
    Is worthwhile.
    1 is saved of all emi n get some money.- in this case 15 lacks which flat buyer's can invest somewhere.
    Most important is buyer will be saved from " mental agony" n harassment by judicial system say lawyer etc. It's value is " intangible"!!!

    Actually this the very old and worst bussines teactic of builder's. First take the plot for development and book the flat and start the construction. And block the construction for 15 to 20 year. In this period the price of property will grow 10 fold. Now this buyer are only bakras. Will get get there money back how much they had invested. No profit at all.

    wavanje is a village area and a far away from taloja on which basis you invested your money on this property in 2010.. 25 lakhs for this property..in 2010.. i don't believe that..but all of you were got cheated badly

    Very sad& depressing story of my of enkay garden.The Builder is a cheater & the staff also liyer.My 2 flats are in blasam9 but 1 is illegal &he taken money from 10yrs.

    This is a foolishness of the people , who invest in under construction properties just to save few lacs and end up loosing their hard earned money ,,, this is just a greed to save few lacs ......u guys are mature enough...I do symepthise with people who have lost money ....but still would say it's their own fault

      @@damienthomas7515 I doubt . It can be bank approved . But seems to be an old project before RERA came into existence . If it's RERA approved the builder can be immediately arrested based on complaint by the flat purchasers .

    Guys please please dont buy a single unit from builder or under construction property, there are so many flats for resale. Pay some amount to agent he will surely show u good flat
    Its easy to fight with one person / owner than to fight with builder
    Krishna sir is trying his levelbest to make us understand this
