In Texas, is it a requirement to go on an apartment tour with client? Or is it that you prefer to? Or is it that it’s not required by the state, but required by your specific company? Thank you!

Also, I heard a locator once say that they charge a $25 consultation fee up front and then when they sign a lease and you get paid, the client will receive a $50 gift card in return. She said it cuts down on ppl ghosting. I'm going to try that method and see if it helps.

I’m getting my real estate license now and my broker will be Smart City Locating - Dallas. Whats the difference between you doing it yourself and joining a brokerage like smart city? Is the information more accurate?
The main difference is the commission split. When you work for a boutique brokerage, the split will be 80/20 or 90/10 even. With a bigger broker like Smart City, the split will be 50/50 or 60/40 likely.
So after I send a list out. When would you suggest that I call to check the accuracy of the commission/apartment information? Sometimes the lists we send are long so I couldn't imagine calling all of the properties on a list prior to sending a list out to my client. So could you go into more detail as to how and when you would call to check the accuracy of the property information.
Less is more. Don't send a list of 20-25 apartment complexes to your client. Instead, just send them a list of 5 or 6 with highly accurate information so they don't feel overwhelmed looking at a bunch of properties.

It is not required. It is case by case depending on the apartment complex!

I think this is a large cut of your commissions but if the support is good and you learn a lot during your time there, then it may be worth it!
