Not knocking this developer specifically but I feel like Nigerian developers in general focus too much on making the house appear as "luxurious" on the exterior when in reality then build quality is suboptimal. Just look at the kitchen, how do you have a "luxury villa" that has uneven cabinets, overspill of sealant, etc. These are things that you don't even see in the most affordable houses in most places in western Europe. Now I understand that Nigeria is still a developing country, but I just wish the developers would shift their focus to the more essential parts.
It’s the cheap Labor
Fair point
Compared to what $50k will get you in countries like US or UK or anywhere else. I think it's a steal. Anyways I also agree with your view
While I agree with you about the shoddiness of most building work in Nigeria, I thought these buildings are fairly well put together actually, and with lovely finishes. Maybe I missed seeing it. But I did not see the uneven cabinets or sealant overspill. But I was cooking while watching. So I might have missed what you noticed.
I think i know what you try to say but its obvious why they focus allot on the exterior its very important and its not the west, for example im not into the fences like that but nigerians in general have lotta families and friends or bussines related people coming in and out so thats why to so its another world the europeans focus more intererior african on exterior we dont have to be like the west althoui personally think nigerias houses want that wester luxury style of west
Something that i noticed at Nigerian real estate, is that there’re beautiful houses, but at the same time they don’t invest in the neighborhood… there are visual pollution everywhere
Unfortunately that’s the case but with time we will get there
@@idy386We should have gotten there already!
Particularly in Lagos!
Its citizens are some of the most well travelled people in the country, so why landscaping and greenery are not embraced is disappointing!
That is the case in India also.
Name a country that has no pollution?

Point of correction - there are technical colleges in almost every state in nigeria. There's a technical college in yaba not too far from yabatech. The truth is that those grade of trained workers are more expensive than the artisans you pick from the street, they then hire a professional to supervise & direct the artisans. The guy just didn't want to put that out. They do that to get cheaper labour so that the properties prices can be competitive at the end of the day.
Don't blame them though.
On the other hand, there's a property that caught my attention. What's his contact?
we even have techical school in alausa
Thought so too!
His contacts are in his description
The public sector and related industries should force all workers to learn skills and obtain licenses. Some workers are of such poor quality that poor construction quality will cause danger to the public.
@@io9883If you do that, houses will be extremely expensive.
So, the best bet is to have a trained engineer supervise and manage those untrained labourers. Nowadays, Nigerian developers hire labourers from Benin Rep and Niger Rep because they are more affordable than Nigerian labourers.
I am totally blown away, Nigeria is putting up good, modern houses. This is very nice, guys.
The lack of greenery is something else. Homes need spaces for plants and mini gardens. Secondly estates planners should always take into consideration playground areas, recreational centers. We just can't be building houses alone. So many things are essential for a good and livable community.
Nigeria's municipal government for Christ's sake builds parks, and grows trees, to support the mental well-being of the communities. Open drainage in 2023 is a disgrace.
I am in Atlanta, and I think that the prices you listed are very affordable for a major international city and commercial hub like Lagos. The prices with units like the ones shown in a city like Atlanta would be much higher, and the space would be smaller.
And the income😅
@@Rappy_Fan Perhaps, but the study that came out in May 2023 said that the city of Atlanta is the most overpriced housing market in the U.S. Most of the prices listed in the city itself to steep for the average person to afford. The people who live in the bigger homes that they can afford, or who purchase land to build their own homes are outside of the city.
@@MsPrincessaj Add California and New York to the mix along with Atlanta. Houses are cheaper in Texas. You can never get a house in U.S. like the one in the video for $50,000. The exterior and interior styling are outdated compared to the ones in this video.
Lol
I live in northern Ca where that would be in the millions here.
I am in Atlanta, Georgia and I don't care about pricing at all for everything is mine in this world. I just go searching and the Properties that I Discern is for ME: I GET THEM! I sooooo LOVE this Video and I Love MaMa Africa for there's NO PLACE like HOME!!!!! Thank you Steven for helping us all out around this world.
You sound like a nightmare of a person to deal with.
Talk is cheap, in fact it is free.
Nigeria has millions of developers. We are crazy about real estate. The pace at which.we are building in Nigeria, I wonder how the country will look in 50 years. Unfortunately for us, infrastructural development that was supposed to be done by the government never get done because of our violently corrupt politicians.
We found individual solutions to light( solar), water(boreholes). We haven't found solutions to the roads yet. I think if we develop strong neighborhood associations, we can pull resources together and build and maintain our roads, completely discarding the need for our mad leaders.
People can build the road in front of their house...
@osazuwaosayi218, no it will be automatic. Before you buy land you must pay for infrastructure development. The buyer will not do the work, the money paid will go to an approved contractor to build infrastructure as you go.
I think neighborhood associations can be formed to be a force that challenges local and state government to provide such amenities otherwise Nigerians will continue to be heavily taxed in every areas of our lives. We pay for our own amenities like you rightly mentioned. Paying for private schools where there’s no strong public school is taxation and such goes to many things like parks and others.
Oh please be sure to press for many roads - as you know I'm sure greedy ploticians allowing building building--- leaves so much traffic for residents - then ppl dont want to live in the area bc of lack of rods that suppot the heavy popluation, then value drops
@osazuwaosayi218😂😂 possible
Good work Mr Ndukwu, watching from Kenya 🇰🇪 ❤
Amazing properties, missed you lagos/Nigeria videos so much 🤍🎉
I really love this wish I could afford a plane ticket to get out there and see it myself.
Wonderful, thank you for sharing Mr. Steve
The dilemma here is, people who can afford this property won't want to live in Ajah and people that want to live in Ajah, can't afford this property!
Why is that. I don't know Ajara. Is it a bad neighborhood?
@@kamerun1It's a good developing neighborhood
@@kamerun1 it's a dope neighborhood
Shut up
I looked a few properties in Ajah and was very disappointed
This video is a gem! It's refreshing to see such high-quality content on UA-cam. Kudos to you
50K, I don't mind relocating to Nigeria, as a West African mingling wouldn't be hard .
I'm saving my money so I could move
Hey guys i‘m from germany and my roots are from nigeria.
I want to save up money and want to life to my end by my roots and these houses looks great!.
Sry for my bad english and stay safe my friends ❤
Your English is perfect. We understood you perfectly.

This is even better than one 150 million that I watched from another blogger.
I appreciate how you present your ideas so clearly. It's a pleasure watching your videos

Mr Stephen Ndukwu. Please can you do more real estate videos like this? It keeps us informed and educated about real estate in lagos
I have more on my channel "the Lagos Real estate insider"
You have a fantastic way of making complex topics easy to understand. Keep up the great work
Bro your production quality is top-tier
Glad you think so!
Response was supposed to be thank you. Sheesh.
Wow, I never thought about this perspective before! Your video really opened my eyes. Thanks for sharing this insight
I think these are really nice properties, decent prices and location too 👏🏾
Very impressed with all this development in the country 👏
This is really beauttiful and affordable🎉
Love this video ! Really good info
Great job sir 💯👏🏾
Built 3bedroom duplex too, not everybody have a big family, I hope that this area are not flooded. That is the reason why I am scared to buy a house in lekki or Aja because of the flooding. Well I am still looking around on you tube.
Good job guys
Real estate investment is not as straightforward as they make it look. Most of the properties end up empty collecting dust
Nice one bro very good information about the apartment
Great job!
Love contemporary 🏠🥰🥰 Villa's are beautiful Wow my dream home Duplex is pretty as well.Nice to see
Another excellent presentation Steven! Hopefully a Nigerian polytechnic will soon be developed to train much needed construction workers and craftsmen 🌃. The wisdom of getting in early can never be over stated💰💰💰. I will continue following you hoping for more content like this in the future.
I hope so too!
Wow this is amazing thank you for sharing
welcome back to 9ja steve
Steve, great job, I really appreciate it. As for the prices. Comparing with the price of properties in Calgary AB Canada 🇨🇦, the properties you just shown to us, is like a give away. I must confess, this developer is doing a great job.
Yes, he is doing a good job compared to what it will cost in western countries built mostly with wood.
Good work Mr Ndukwu 👍🏽👍🏽
My UA-cam algorithm sent me here 😄. It knows I love everything Prince and gospel so...boom. Although I did see Kirk's video first. I probably would've tried to find it if it wasn't already in my recommendations.
Steve see as you fresh like today agege big ups to you boss
Muy bien me recuerda a mexico cuando se empezo a urbanizar en los 70sm
I don’t think you get good value for money in Lagos. $158k when you can build your own detached house for that price in Ajay
Thank you that the apartment building is not too high building because not everybody likes high rise building, mix then together too 1bedroom, 2bedroom, 3bedroom apartment.i like your design,
Very good value for money
Very nice video. I'm doing research to unleash some hot property deals at a prime area in Ghana right now
i have got to double up my hustle mehn. have to get one of these crazy houses out there
Beautiful ❤️❤️❤️
Awesome 👌
Thank you for the feedback
I prayed God should help me with to buy my house 🏠 in Nigeria. My love for Nigeria
There are institutions in Nigeria you can get some kind of labours though
I know of electrical and mechanical though
Great price
From this location to civilization which is just about 20kilometer away can take you good 3 hrs on the road
Get your plot and build a quality and luxurious homes at far cheaper price.
So are you saying the cost of land AND building can be cheaper than this?
I agree, will only do this for investment property like apartments for short let
Awesome
Clean
Finally nice priced houses… but still no green spaces for the kids to play. And even if the houses don’t have yards for kids to play in… the estates don’t have playgrounds 🤷♂️
In Nigeria, developers build in silos. Before you get approval to build in bulk, in saner climes, you are expected to build infrastructure - road, schools, gardens, link to mainstream transportation network etc. In Nigeria, we mostly build estates that are femced off to the outside world.
Thank you for showing all the properties. Where is the Airport base please
I think if I had to take contract in nigeria it will be BUILDING ROADS definitely their is a catch there.
Very nice. Outside of homes, what else are they building in those areas? Schools, stores, medical facilities, etc.
Please developers more trees and garden areas. AfRiCa RiSiNg 🌍 ❤️
Beutiful
Yes, Africa should focus on building homes for the average working citizen, that’s where they will make money. They should also include building schools and shopping in that same areas. But they still need to do the right construction work. That kitchen has a lot of issues. They should also learn to put power lines underground.
2:30 how does the parking lot work? If the parking is full, how do the people who parked first get out ?
Please can you do a series for real estate in Abuja !
Soon
@@StevenNdukwuwarm greetings Steve and I think we need a video too in PH
Does Abuja have luxury estate 🤔🤔🤔
Love❤
This developer is unique. I don't see bamboo propping up the homes under construction. It shows he knows what he is doing.
Wow
Your back in Nigeria, my man. Don’t get me wrong I like your Zanzibar vids.
Yep. The videos are amongst the best on Zanzibar ever! A good material for journalist
Nice, but please work on sound. Could be louder, especially the guest, and lower the backdrop music. Round of applause.
Extractor, wheres the chimney?
My major Problem is that they never make Provisions for trees
Exactly! There would need to be a more open-spaced environment for vegetation in a very good neighbouhood.
Wow gives a f"ck about trees in Nigeria 😂
When your house looks like that it's already a big deal in Nigeria
Hi...I am from another country...how about the taxes and comissions to the Real Estate Broker I should pay there?
In one year, inflation and exchange rates has eaten all the profit
The houses are very nice and beautiful but could be more beautiful if all the wirings were underground/unseen
Yes I agree
Flooding is a factor . Underground wiring need expensive infrastructure to keep dry and will explode the costs of the property.
@@czogg99. In fact I will go as far as to say that underground wiring system for utilities in Nigeria is impossible. There is no infrastructure to support it .
federal ministry of labour and Productivity is training such @ 9:28
I like what I’m seeing so far however I’m curious about the buying process and trying to avoid scams
I believe these are value for money Townhouses maybe Lekki side Residential New Development
If the lights and door locks in these houses malfunction, can we find workers or manufacturers who can repair them quickly? Is the repair price reasonable? Developers should build low-cost, modern high-rise apartments that are more suitable for ordinary office workers.
Waouh great job bro why don't you have a French version of the channel for the francophones inorder to increase the community. If interested I can offer you my services in the domaine
Fucking Amazing properties ,Lagos city❤
10:12 I hope that kid isn’t a worker😭😭
Unfortunately, it is
sad reality of life in Nigeria
Interesting video. The question is how easy is it for an investor that bought at 28m to sell for 38m.
My family is from Ajah❤
How’s the flooding?? I read that it’s very bad in this part of Lagos
the website of the developer could have been added to give the video some credibility....
Luxury concrete
The Chicken at Ologolo had me rolling looool @StevenNdukwu
Very impressive looking homes! How far away is the beach?
Like 20mins or less
The asking price is on a monthly basis or...?
Where is the land for gardening?
Hmm
Just watch out for these Developer’s friends and fellow trades men try telling you the cost is cheap compared to what you get overseas. Nigeria and gazumping price.
I've already seen one such comment, comparing prices to Atlanta and saying it's way cheaper here. Lol.
Yes this is absolutely cheap. You can't get anything like this for 50k in America
Please do you do morgages,,,,like I can pay 20,000€ and the rest iinstallmental in 3yrs
I am an American and I am moving to Lagos Nigeria soon. I would love to rent or buy through this guy. Can you help me?
Steve, when are we gonna get the 25,000 homes. Kindly upload some
And when he gives you $25,000, you will ask for $12,500 😊
I think when it comes to your home the quality is extremely important. Who cares if the outside appears to luxury if the inside is equipped with poor quality appliances, wiring, walls and water. I do not live in Nigeria but all humans think alike when it comes to purchasing with our hard earned $$. Not judging these I am not there to see. Just as developers keep that in mind
South Africa real estate still remains the best.

@@worldfeb3132 ur papa
Yup. But these properties aren't bad though. They Just need to include green space...and pools...and lockup garages as well
