Been watching for a while and am now settling into the videos chronologically. You guys were so smart to approach your agreement this way. I immediately thought of the book “The Six Thinking Hats” which my food coop used to decide whether or not to move. Talk about opinions! It covers almost any possible topic or fear, but in a way that gives the dreamers and the wet blankets a chance to be heard. Something we have used with extended family living together is a family meeting a la a “ group conscience “ from 12 Step groups. That worked very well. Sort of like a Native American talking circle. Great video and you address the potential discomforts really well.
This is literally my dream...
Well hopefully these tips and us documenting a bit more of our journey will help give some sort of blueprint for your dream!

i enjoyed this video very much. my ocd mindset kicked in and i was like yes yes this and that is so important. i think you are a great inspiration to younger people trying to purchase a home or land. it all can seem so overwhelming and impossible on your own.
I can not wait to see the first crop, veggies garden and fruit trees being planted, I got my homestead in March of 2020 and had my first garden and this year I am expanding and growing new vegetables in 2021, could not be more happier, it is a blessing, the land connect us to nature and it is great to eat the fruits of your labor, thank you for helping others to have a clear understanding of this process because it is a lot of work!!!
Very good on getting your first homestead Raquel. It really feel so different. There's much 30,000 foot approach planning that we'll be working on probably prior to putting in the first crops. Not sure if we're going to be rushing into anything too quickly, but I know we'll still be hitting the ground running on lots of goals!

Great video. I bought a piece of land in February 2020 and it was assigned to me during the pandemic. We are building a tiny home there and it is really a lot to learn.

Honestly, just starting to look is a GREAT first step. It was really what started the process for us and we weren't "really" looking (or at least that's what we thought).
Great presentation. I have been in the residential construction field for just about all of my life. Physically building and supervising the construction of some 5000 or more homes. I have worked for large National Companies as well as large locally owned companies buying land, getting it through the Demographic Analysis through to completion and turned over to the municipality. You have laid out a great menu for success in building a homestead or just for purchasing your own residence. Nice job and look forward to following your journey.

🌓Hey Summer, first of all I ant to say congratulations to you all 🎉🎉🎉🎉🎉and I’m so excited for everything to come in this journey, I have learned so much from you and I love your personal channel and this channel as well. This video right here is soooooooooooooo informative, we are in the midst of looking for loads of acres in Florida and I have been doing so much research over the years and been learning so much, plus we have been through so many realtors that got so impatient and uninformative about properties, gurlll I was like what is going on, like we live in Alabama now but have to move to Florida soon because I need a second set of major surgeries and I believe that it’s better for us to just deal with a real estate lawyer, I mean it got so frustrating with agents that forgot our appointments, stop calling, wouldn’t pick up the phone, they were irritated with me because I asked to many questions, like I was confused of why are you irritated with a client that needs to know everything about a property and you refuse to share it because it’s to much work. Listen I agree with you Summer, do the leg work, research and always look because you will find your dream property but, you must be on top of your business and the agent is just a road block to me, especially if you don’t have one that really is like minded. We have to have the right property in the right area , plus I decided to have my own nursery, so we are looking for a few hundred acres and we are building our dream home on there as well. I can also relate about finding the perfect property and then finding out they are road blocks that you just can’t get around, but I do believe the perfect one is out there and we are getting close to getting that. I truly appreciate you and the flock and I will keep up updated with our journey and what we decided on, after my surgeries and recovery I’m going to start my UA-cam channel as well. I'm dying to know what town you ended up in! I grew up in Candor and then lived in Owego until 2 years ago. I miss the beauty of the Finger Lakes! Ithaca is my favorite town!!

As an artist, I completely get why elevation was a must for you. I would die if I had to live in the plains.
It's funny because as you're traveling around, you realize that slope is almost more important than elevation. Some things that are elevated look like a mesa top and just look out at not much. Slope was a huge factor combined with the elevation. Things you learn and consider along the way!
@@summerrayneoakes very true. I suppose we are imprinted by the land where we grow up. You are from Pennsylvania, which I consider one one most interesting spots in the east coast, although I haven’t been to Maine and upstate ny. I grew up around the Atlantic forest of Brazil’s coast, in São Paulo, Espírito Santo and Salvador, so that is still my ideal of landscape. I haven’t been to Machu Picchu but I think that may be the most beautiful landscape with tropical forest and steep mountains. Although there is Papua New Guinea and the tepuis of Roraima...
Commenting again after watching whole video. Just wanted to say this is a very thoughtful and informative video so glad you made this. I know others are anxious for a tour. However I find it very refreshing to hear about your process and tips for those of us who want to try something similar. Also there will be plenty of time in future videos for us to all get tours.

Also very pleased to hear that many areas around are open to communal living arrangements with wanting to keep as much land intact as possible. I was looking in other states but some weren’t as open as I thought would be. Places with land seemed to be more open for major commercial development which is not my goal. Love and keep the foundation videos coming! I want more people to realized what you all are achieving is not only possible but needed for communities and the planet as a whole. ❤️ 🌏

Yes, it seems a little Big Brother, but honestly, it's a great way to get a sense of the "personality" of the place. We'll try to highlight more tips along the way.
@@summerrayneoakes can you do a little bit on hunting zones sometime in the future? I am not a hunter, as I am an animal lover and plan to have some but I am concerned about this. I’m not working with any realtors yet, but do they inform you of zones or do you have to inquire? I would think they would be required to inform you.
@@TaraNicole113322 I have been searching for a similar property and it is often noted in the listing that it is or has been used/zoned for hunting. It doesn't mean that other people can come on your property to hunt, it means you can hunt on the land if you so choose. It's worth it to search specifically for hunting areas if you want to find wooded land.
We had hunters on this land prior, but since it's considered "private" land, you can just ask them to kindly not hunt (as it technically passes through new owners). But if you are next to state forest lands, let's say, then they usually allow hunting. Not all bad, of course, because in this area, the whitetail deer population is really out of control, and many of the hunters here are very respectful and thoughtful and not "big game trophy hunters" but hunt for food.
You have a real catch-22, in your real estate search. Competing with people who are not inspecting at all would make it very difficult. This is a great list of information sources to research all the information, so the challenge seems to be do all this and then getting the seller to take your offer. Sometimes our inspectors in Canada can miss things as well, but at least that gets you some sort of heads up for major things to watch for. Checking out the neighbors I think would be kind of tough, but an interesting angle on the research. Anyhow you have proven that keeping up the search, and being patient is very important. To be a bit fair to the realtors, two years is a long search and the old adage of time is money is very true. Glad the search finally worked out.
Hey Ralph, yes you are so right on your points. It's almost impossible to compete for someone who has no contingencies at all. But we found in our search (a story for a later video perhaps?) that some of the buyers who didn't have contingencies at all...ended up pulling out last minute, leaving the sellers high and dry. Also, I think in all fairness to the realtors too (Because I know I was tough on them in this video, but just being honest with our experience)-the market just got really, really busy during pandemic time. Plus they have their own lives they are contending with, so it's a lot to handle. The conclusion though we determined is that no one will be better at identifying what you're looking for than you...And with the research we were doing, felt rather prepared. Really hope this level of research is helpful for all those on the market currently! Thanks again for your thoughts :)

My dream since I was 14 was to have a large plot of land and one of my close friend at the time was going to be the gardener since that was her strong suite. And mine is building, crafting, pottery and other art skills. We had people that wanted to join and do other things. With age we all grew apart. However it’s still a dream of mine. My sibling and I will most likely try to have a homestead. We started discussing it the past couple years. You covered a lot of the topics I agree are so important that my siblings and I discussed and is so helpful when starting a business/shared property. One of the places I was looking was around Finger lakes in 2020 but things were selling fast. I’m excited for you all and can’t wait to learn more. 🌱
I would still encourage you to look around this area if you're interested. There are lots of different communal-living options here, including Whitehawk and the Ithaca Ecovillage, for instance. And there are certain towns that are now favoring arrangements like that because it maintains open space (community space) while not breaking up / fragmenting the land so much into 1/2 acre - 2 acre parcels with large homes and small lawns.
Congrats on this big step! I think a lot of people would be interested in joining a "virtual flock", if such is planned. This could complement a newsletter on the website. Nice bird logo btw!

Your honest is humbling, thank you. There was so much to consider on this venture and the sacrifices you made must have given you a few sleepless nights. I don’t think I could do this with 3 friends, IF I wanted to keep them as friends. I’m not good with sharing my space, but I love sharing what I have. How long from concept with the group, to final sale?
What happens when another person comes into the picture ( wife or husband).
Hey Brian, glad you found this useful. We definitely agree that this arrangement is NOT for everyone. But for us, after discussing it with one another, we all knew it was right for us. We had a 4th member (as I shared in a previous video), who decided that it wasn't right for him at this time, and that's OK too. For us, it took a little over two years from coming together with the initial discussion to final sale. But individually, Joey and I and Sander and I had been talking about ideas like this for as long as we've known each other. And before them, friends like Paul (whom I introduce in the "Meet the Flock video" had been exploring those concepts even years prior.... Thanks for asking!
They will inevitably become part of the Flock but would not be a voting member within our structure, but a community member, unless there was a personal interest for that person to become a voting member (and then that would involve discussion and a change up in the operating agreement)! There's obviously a lot more to it than this, as it was one of the "let's ask ourselves the hard questions of what happens when....marriage / divorce" ... that we asked ourselves when coming together, and I encourage other folks to ask themselves if they decided on a co-living / co-housing / CLT / enclave arrangement. This is part of the process. And there is no right or wrong answer....Just an answer of what works for the crew members involved. I am not sure if you watched the video prior (Meet the Flock members), but one of our partners decided that it wasn't right for him at this time because he wasn't sure what a future partner would think and didn't want to "make" that decision for that person, so these are all vital questions to ask!

My dream homestead is A Jungle Style Homestead. I wish to live in a cozy cabin in the middle of the forest. Beside that is a greenhouse where I can keep all my Aroids. But it seems impossible since im only 12 hehehe
Hey Jake, it is even more POSSIBLE since you are only 12, you still have ample time to turn your vision into a tangible reality, and I am very amazed that at such a young age, you already have such a great vision for your life.

It was very random how I started to watch your videos because I just typed in "cacti care bronx ny" just to try to connect with locals who are into these plants. The "plant one on me episode 32" with the cacti guy was one of the first videos that popped up. I obviously watched it because I saw that you are living in the Jungle of Brooklyn so I had to take a peek. I have other plants that you showcased and it's enlightening to know that I'm doing something right because I do a lot of similar things that you teach. So thanks for posting up so many videos. Its hard living out there, ive done it a few times. Its all routines, chopping collecting wood, clearing piles, making and harvesting food, feeding animals. Get the compost, make it like 5 acres homestead. Im excited to see you doing what you are doing, go out and create and bring all things back. I did an amazing job on my garden tools yesterday. Cleaned sanded painted varnished detailed, Looks let a set of protools. Beautiful, all teak. You seem really stressed, set up a dedicated meditation center. From a masters perspective, all that stuff means nothing without being in the vortex. Debt slave will do that, get a WWOOFER get some help around the place. Dedicated now, you have to press on. It works trust me, as often as you can. Its the first video ive seen you talking about resistance. You are usually in the flow.
Love the idea of AcreValue although here in Canada that information is not public knowledge on an app/web.
That's too bad! I think we have a lot of interesting resources at our fingertips in the states. But Acre Value basically takes information from USDA soil maps, so wondering if you have something similar in Canada as far as soil surveys go. And then oftentimes the town will have tax maps. It's more legwork, but possible to access perhaps!
You wouldn't happen to have all this documented, would you? As in the list? This is a lot to digest, but I can't thank you enough for laying it out there. It is something I'm pursuing with family, but it is still up in the air.
Well, we're keeping good documents on our process, because you kind of have too. I think organization is one of the biggest challenges. And hopefully these videos will serve as some form of documentation for others (like you) to start on your journey. Admittedly, though, we're learning as we good. Life is the best school out there!

Thing is with real estate agents is they work for free until you buy. So expecting someone to work for you for two years for free and still be engaged is far fetched expectation.

what's the difference between homestead and a farm?
For us, gardening and growing crops will be part of our homestead, which is where we will eventually be living, but we're not starting a farm for farm's sake. And some farmers here just lease or own land but don't live on it (and therefore is not a homestead).
I wonder if farmette could be the right word for it. A place that is technically a farm (with animals, crops, land, etc.) but you don't depend on it as a primary source of income.
That’s all sweet and neat but you guys try to plan everything... life always hits where you have not planned, so learn to roll with the punches. Plans and strict rules are barriers for personal development so calm down and enjoy your property and learn do deal with some low blows.

I think she mentioned in one of the videos that she will be in both places and go back and forth between seem in the forseeable future.

I don’t think you can get a tour of the property without a real estate agent?
Primarily the seller doesn’t want to deal with people who aren’t actually house hunting (people being nosy), thus being denied visits from actual interested buyers. Especially with COVID, sellers are serious about appointments in order to minimize everyone’s risk of COVID. There used to be “open houses” which you didn’t need a real estate agent for, but COVID canned those events for safety reasons.
It depends really. The sellers we purchased from didn't have a real estate agent, so they are able to set up property tours themselves without the go-between, but they still have to follow normal protocols (e.g., mask wearing). There are still open houses as well, but they are scheduled at this stage, and most of that scheduling is now done online.
Are you moved out of your apartment
Nope. I'm still living in Brooklyn. Just traveling more back-and-forth now to help set up this new venture.

It is not just about money. My wife and I started our journey on my paycheck of $269 a month. We struggled, scrimped, saved, lost and started over. We raised 7 kids. Sometimes I literally workd 3 jobs and later in life in positions that required the time of 3 jobs. Our dreams did not turn out exactly the way we thought they would or dreamed they wold. We adjusted along the way. Be happy with the journey, don't give up, keep moving forward adjusting when needed. Good luck in your journey.
That's why we had to do this as a group. We'd never be able to go at this alone, financially-speaking and otherwise. It's worth it to start looking into setting up community land trusts, which have been done in both cities and country.
