    I would like a video on buying freehold flats over leasehold. As a Freeholder I have found it very stressful with the leaseholder who just ignores messages. IE I have to pay for the building insurance and he is supposed to pay half back to me. The only time he replied last was when I sent a notice of opening up a small claims proceedings against them. On the other hand, being a freeholder has some benefits like being able to get work done as you are the owner. How do you feel about being a freeholder or a leaseholder of a flat in a converted house/flat? What would you prefer to be and why?

    Hello Dan, hope you are well. I previously used a Property Manager and now I want to go it alone. They are trying to charge me £700, just for advertising and vetting tennants under a ''Find only'' agreement. Do you know of any websites that do the advertising and vetting of new tennants please. Thank-you for all your help

      You`re corect the landlord is responsible for ensuring there is an upto date EPC on the property and that the rating is high enough for the property to be legally let.
