In this video we finally wrap my second rental property investment. This home was a major fixer upper, pretty much everything needed to be fixed. I'm really thankful and feel blessed to come out of this one profitable and with a whole lot of lessons learned. I can't wait to get into another fixer upper property and apply everything I've learned with this one into the next!

@@dertythegrower Bro, making dropshipping bussines requires 500$ investment and a lot of skills. He was already skilled and had worked in a nearby Gas station. He surely did these money by himself. It's not 40k investment. And he also ran instagram pages while he worked at the station. People pay good money (20$ for an ad which is easily made). He had a period of making $2000+ from let alone pages.

A lot of people forget that so many people have lost their entire wealth, while some others have been forced to sell their personal asset to recover their loss but in the case of Prof. Gerald Anderson, it's a win or win situation. I have a few rental properties as well. I don’t think you overdid it. The money you spent on some of the extras may not bring larger rents but they will bring you better quality renters. Think of them as the cost of getting a larger renter pool and acquiring a quality tenant.

Everything you think you “overdid”, from my perspective it was the right choice. Even if you decide to live there later you would be happy with the material you put in. My father always told me, provide your tenants the commodities that you would be happy using it for yourself. That may be different then a business perspective but you should definitely care for the quality of living of your tenants.

If you are trying at all then you are on the right part. My cousin your age mate is up 93grand in just 3months he did it by following the advice which is invest In bitcoin for now it gives weekly returns and doesn't need a large amount like real estate to start. Low as $500 you can start up. that's how my cousin has been doing and he plans to go Into real estate soon

I think you did a great job. Personally I disagree on some of the profit hungry ways some rental property guys like to do stuff. I feel although some of the stuff isn’t necessary, it’s always nice for the person renting to have a nicer home. In the long run it could mean that the person renting is just happier so they stay longer too and also just make you a good landlord. You did an amazing job.

I don't understand, if you invest around $370k into the house and are charging around $2.3k per month won't it take ages to make a profit, if not a lifetime?
He is talking about ROI(returns on investment) . His return would be 9% meaning that every year the rent would pay him 9% of what he invested into the property. You also need to consider that he can also sell the house too.. You need to think about returns. For example if you brought a McDonald's stock(for 100) that went up by 10%. The ROI is 10%. So if you were to sell it you would have 100 + 10 = 110. So he made 10.
So if you’re making 9% when renting it out you’ll be making 32,000 per year? Does that mean it will take 11 years for you to make your money back and then whatever you make after 11 years will be pure profit ??

I was in Costco the other day and over heard this guy on the phone talking about his renters and referring to them as "cheap bastards".
There are people (some certain youtubers who I won't name) who have RENTERS.... not People and families living in their properties, paying their mortgage for them plus a little profit,.... they're not people, they're JUST renters. Renters who trash the place.
Biaheza was really taking into consideration how HE, himself would feel living in a home like that. He was going to school to be a nurse. This kid cares about people. More than other people care about people. Last time a checked, the most customer centric/ actually cared about people - CEO there was, despite being laughed at and scolded by EVERYONE in his industry in the beginning, went by the name of Jeff Bezos.
Jeff Bezos is a ghoul. Treats his workers good what a joke? Yeah treats them so well they have to pee in bottles to keep up. Or having ambulances on standby when they collapse from heat exhaustion. When fixing the AC was deemed not "cost" effective. You know for those workers he cares about so much. Along with all the blatant union busting.

A good way to start would be going into bitcoin because it does not need as much to start the way real estate and rental property are. lowest at $500 you can start to earn weekly passive returns. If I recall correctly you bought this house cash. Are you planning to refi it since you say it should appraise for 418k if you leave 20% in to get rid of the pesky pmi that leaves you with 334k. Not far from your total investment in which case you could buy something else with the money. I don't know if this will kill your cash flow however. Would love a follow-up

Hey Biaheza, I’m a big fan, I was wondering if you had any tips of making money rn as a 15 year old, I understand fiverr is a good way but when you don’t have any experience with many creative softwares like video editing it’s quite hard finding something to sell on there, also surveys just do not pay out, I’d have to spend around 24 to make $1 and I just cannot do that. Seeing as it’s summer and I’m stuck at home I’d like to know what I could do as I would like to save some money in order to buy a laptop for the next school year. Thank you!

i would personally sell the house, take profits and continue reinvesting. If you do like 3-4 operations like this you'll end up with a solid extra 200k a year for basically flipping homes

Really nicely done renovation! I love seeing all of the changes you made. Although my current real estate investments are in REITs, I am looking to expand into rental property like this as well.
You got a lot done for 68k but mainly because the kitchen is small. I think you got a steal on the landscaping which knocked down some of the investment on what you put in the roof.

You did not “overdo”” the renovation . The costs for the renovation for the quality of renovation in your area is very reasonable . Also you may not get higher rents , you are saving yourself work to do in the future versus having work to do while tenants are living there and draining your time and cost more money to do. Also , you own the house so the work you put in drives up the value of your property which has cash out refinance benefits and overall future for sell value. Great renovation , can’t wait to see the next one .
